Chris and I moved to Suffolk from London in 2000 to raise our young family. We feel very lucky to live in such a beautiful part of the country in a peaceful rural location and within 20 minutes of the stunning Heritage Coast. Chris and I met when we were working ski seasons for a tour operator many years ago and Chris has spent most of his working life in travel and tourism. Three years ago he semi retired and set up a classic car hire business. After many years working in senior marketing management, I decided to work in something more seasonal which would fit in with Chris's business and in an area which would still give me an opportunity to use my marketing skills but also to talk to and meet people. So the holiday lets venture was born. We've turned full circle and are back in the tourism business!

Why TIna Neill chose Framlingham
We started out on our venture by converting a small barn where we live at White House Farm, Badingham into a one bedroom holiday let. It sits right on the bank of a large pond and we always thought it would be such a great setting. Then Boundary Farm came up for sale which is set in a beautiful, rural location only 10 minutes from where we live and only 1 mile from the popular market town of Framlingham which we really like and our kids went to school there. The Victorian farmhouse has great character and we could see the potential for upgrading this into a fabulous property. The farmhouse came with 2 existing holiday lets (the Cart Lodge and the Hayloft) which is just what we were looking for plus 5 acres of meadows perfect for glamping and a 'get away from it all' experience. So we augmented the site with 2 traditional shepherd huts built by local craftsmen with modern comforts including connection to the mains.

A wonderful countryside haven
A lovely cosy billet – thank you! Quiet and secluded. Lovely spot to celebrate our wedding anniversary. A great location to explore Suffolk countryside and coast. Good beer at the Station in Framlingham. The Common Room on Bridge Street excellent for lunch. We really enjoyed our stay.
A short break
Booked to stay for three nights. Plenty of places to visit in the local area. We especially enjoyed our visits to Southwold and Minsmere Nature Reserve. Very pretty area of Suffolk. Will return.

Enjoyable quiet and exactly what we were looking for us to unwind and use as a base for exploring the local area.
Spacious and comfortable
My wife and I have just spent 3 nights at the Cart Lodge a very spacious and comfortable cottage. Tina and Chris were very welcoming and the extras provided by them were above and beyond what we have experienced at other places. There were fresh flowers, a bottle of wine, 6 of the nicest fresh eggs we've tasted in a long time, milk, tea, coffee and biscuits, they even supplied shower gel and there was nothing more we could have asked for. We would not hesitate to recommend this property to friends and family. Thank you Tina and Chris for making our stay a pleasant one.

Only one mile from Boundary Farm and four miles from Willow Cottage, is the charming, historic market town of Framlingham. Renown for its 12th century castle surrounded by parkland and the Mere which is a haven for wildlife and walkers, Framlingham is a perfect town for a stroll, shop and glimpse of history. Market Hill is the town’s centre and hosts markets on Saturday and Tuesday.

The beautiful coastal towns and villages of Southwold, Walberswick, Dunwich, Sizewell, Thorpeness, Aldeburgh, Bawdsey Quay and Orford add much to its unique appeal.
NATURE, WALKING AND BIRDWATCHING
You’re spoilt for choice for fabulous walks in this area, which showcase the range of wildlife and countryside whether its marsh, woodland, heath, rolling countryside or the coast.
RSPB Minsmere (of Spring Watch fame) is a fantastic coastal nature reserve featuring splendid woodland, wetland and coastal scenery, rare birds, shy wildlife, beautiful bugs and colourful wild flowers in summer.
ORFORD NESS NATURE RESERVE
Accessible by a short boat ride, this is the largest vegetated shingle spit in Europe and is an important nature reserve providing a location for breeding and passage birds as well as for the coastal shingle flora and wildlife. From 1913 until the mid-1980s the Ness was used as a secret military test site.

3.5 miles from Framlingham, Easton Farm Park is a petting farm with loads of activities including pony rides, indoor play barns, wonderful café all set in the beautiful Deben river valley.
THE PIER AT SOUTHWOLD
Decked out across the sea, this historic pillared walkway sums up an idyllic English seaside destination. It offers cafés and restaurants, shops and amusement arcade.
SUFFOLK OWL SANCTUARY
The sanctuary at Stonham Barns, Stonham Aspall is a delightful place to watch, study or simply enjoy the company of owls and other birds of prey. There are over 80 raptors at the Centre, all housed in spacious aviaries and flying free in narrated flying displays or demonstrations. There is also a leisure and retail village, golf centre, fishing lake, playground, shops and tea room.
A walking safari set in 100 acres and home to more than 80 species of animals from around Africa. Located in Kessingland near Lowestoft, around 20 miles away.
Often awarded the prize of Norfolk’s Top Attraction, the zoo is home to over 2,000 animals. 25 miles.

One of Suffolk’s leading family attractions, Pleasurewood Hills in Lowestoft (28 miles) offers lots of thrilling rides including four roller coasters!
RSPB, SUFFOLK COAST
The RSPB has six nature reserves on the beautiful Suffolk Coast. There’s a wealth of wildlife to be seen. Minsmere is the flagship reserve, offering a variety of countryside walks and bird-watching hides, a busy programme of events and top class facilities including a shop and tearoom.

Framlingham is a magnificent late 12th-century castle, its striking outline reflected in the nearby mere.
SAXSTEAD GREEN POST MILL
is a corn mill, whose whole body revolves on its base and was one of many built in Suffolk from the late 13th century.
An awe inspiring Anglo Saxon burial ground. Plenty of activities and events for families and children.
Discover one of England’s most complete and unusual keeps. The unique polygonal tower keep of Orford Castle stands beside the pretty town and former port.
Cycling – There are many trails and routes through villages, forests and countryside including the 88 mile Suffolk Cycle Coastal Route. There are a number of cycle hire shops in Southwold, Aldeburgh and Rendlesham Forest to name a few.
