Located within the peaceful rural setting of Boundary Farm, 1 mile from Framlingham and within easy reach of the Suffolk coast. The Hayloft is full of character, exposed old beams and features a splendid and huge lounge. It has been sympathetically converted to offer luxurious and spacious accommodation with wonderful views of the countryside.
The accommodation is set well back from the road that links Saxtead with Framlingham and there are public footpaths and bridleways nearby in abundance. The farm has 2 other holiday cottages and 2 shepherd huts in the meadow and can comfortably accommodate family gatherings or friends from two to eighteen people.
Boundary Farm is located on the edge of Saxtead village which has its own pub – The Old Mill House, and English Heritage’s Saxtead Green Post Mill, which dates from the late 1500s. Both are a short stroll from the farm.
The historic market town of Framlingham, complete with castle and mere, is five minutes by car or about half an hour via the footpaths. Less than half an hour’s drive away are the beautiful Heritage Coast towns of Southwold, Walberswick, Dunwich, Thorpeness and Aldeburgh to name just a few of the better known places.
Access and parking: entry is via a private driveway. There is ample car parking space beside the accommodation and storage for bikes if needed.

Grounds: the Hayloft is located at Boundary Farm, Saxtead, a rural idyll set in around six acres of gardens, woodland and meadows. The property opens out onto a terrace with garden furniture and barbecue overlooking a shared garden whilst the west side of the property looks out over meadows (with more outdoor seating) and woodland.
Living areas: An attractive newly fitted kitchen and dining area with dining table, chairs, electric oven and hob, microwave, dishwasher, washing machine, fridge/freezer and radio. Double doors open onto the terrace. The extremely spacious upstairs lounge is a great feature of this property. Open to the eaves with exposed wooden beams, it’s full of character and charm, has a door leading to an outdoor staircase giving access to the drive and meadow and has wide ranging views across the surrounding countryside. It’s very comfortably furnished complete with splendid oriental rug. There is a TV, DVD player, books and games.
Bedrooms and bathrooms: The two bedrooms are on the ground floor. Bedroom 1 is comfortably furnished with double bed, chest of drawers and wardrobe. Bedroom 2 has twin beds with an additional third pull-out bed for a child, chest of drawers and wardrobe. On the first floor, the shower room has a double-sized shower unit, wash basin and WC.
