Wonderful 3 Bedroomed Boat House with Balcony giving you Lake & Mountain Views

This newly renovated Boat House has a large open plan lounge which has 2 very large settees, large TV with free view and a DVD player and Infinity WiFi. The dining area can seat up to 6 people. The kitchen is fully fitted with Dishwasher, Washer/Dryer, Microwave. Oven and Hob. Patio doors lead from the lounge on to a large walk on Balcony giving you wonderful views of Lake Windermere and the mountains.

There are 3 bedrooms.

Bedroom 1 has kingsize bed bedside cabinets with large fitted wardrobes and plenty of drawer space leading to ensuite shower, basin and toilet and underfloor heating.

Bedroom 2 has kingsize bed with bedside cabinets, wardrobe and drawers.

Bedroom 3 has 2 single beds, bedside cabinets fully fitted wardrobe and drawers.

Family bathroom with bath, over head shower, toilet and basin, with underfloor heating.

There is a room for hanging coats and storing shoes and boots.

Osprey Boat House has private parking for 2 vehicles.

Lake Windermere is the largest lake in England and is in the Lake Districts National Park.

A beautiful place with stunning scenery very popular for water sports and plenty of walks available to everyone of all ability.

There are also some exceptionally well known restaurants in the surrounding area.

This property is in walking distance to Bowness where you will find a large choice of shops and restaurants. There is Beatrix Potters Attraction which also has a tea room. Cinema, Tennis, Pitch and Put and lots of different boating opportunities.

On the Glebe you can catch a Steamer to take you up and down the lake. Lakes Aquarium is at the southern end of the lake where you will also find Lakeside & Haverthwaite Railway. There is also a dedicated bus which will take you to Lakeland Motor Museum.

Ambleside is at the northern end of the lake set amongst breathtaking majestic mountains, it is a very attractive Lakeland village with many outdoor shops and individual shops.

Brockhole is a visitor centre which has large gardens and play area for children which you can call in at when travelling on a steamer.

Blackwell the Arts & Crafts House is about 1 mile away and most definitely worth a visit.

Further afield you have Hill Top at Near Sawrey which is Beatrix Potter's home remaining very much as when she lived there.

Hawkshead is a true Lakeland Village with cobbled streets and clusters of whitewashed cottages huddles around secluded courtyards. There is once again a wide choice of individual shops

Grisedale Forest Park has an extensive range of marked trails.

Tarn Hows is a well known beauty spot which has easy access.

Ulverston is not too far away this is the home town of Stanley Laurel the partner of Oliver Hardy who became the well known slap stick duo Laurel & Hardy.

Top location, superlative spec.

This holiday house is a beautiful, thoughtful and well appointed conversion with every careful attention to detail. On arrival, your holiday starts as you walk through the door - and it is surprisingly spacious. It is clean, functional and well equipped. The balcony is a delight and catches the evening sunshine (when present); the views from the open plan main room are stunning. We would love to holiday there again.

Wonderful, relaxing place to stay with amazing view!

A beautifully renovated boat house and to a very high standard indeed, ideal for 5 adults and a 1 year old to enjoy a family long weekend together. This was 5* luxury accommodation with 3 tastefully designed bedrooms, an open plan living/dining area, and a well equipped kitchen perfect for self catering.

It was all spotlessly clean on our arrival and, whilst the weather during or stay was not amazing, we could nevertheless enjoy the spectacular view of the lake through the windows of the living area!

We enjoyed it so much that we are hoping to return at some time in the future. Thank you Helen!

Perfect

Spent three nights in this wonderful, quirky boathouse and loved it. The boathouse is beautifully appointed, spotlessly clean, cosy and comfortable. It has fabulous views over the lake and is totally relaxing to sit on the veranda to watch life on the lake! The welcome pack was brilliant essentials plus some chilled wine and chocolates to enjoy. Helen is extremely helpful and goes the extra mile to ensure everything runs smoothly. We have already booked to return in September and can't wait to return.

Fabulous place to stay

5 of us have just stayed for a 3 night break, and we couldn't have been more pleased with our stay. As soon as we arrived we were impressed with the accommodation. It is spacious, very comfortable and furnished to a very high standard with 3 large bedrooms with very comfortable beds. The living area has a fabulous view across the lake to the mountains and is equipped with everything you need for your stay. You will never tire of looking at the scenery and its very convenient for all that you need for a great trip to the lakes. Overall we would definitely recommend , just wish we had stayed for longer.

Peaceful November retreat

Fabulous location on Windermere, overlooking small jetties and within 10 minutes walking distance to Bowness shops.

'High spec' accommodation with excellent facilities, clean and comfortable. Welcome pack full of goodies and much appreciated. Pre and post stay communication from Emma excellent.

Just loved people and boat watching from the balcony window (it was cold), so peaceful in November. A brief stroll to the ferry, paying our 50p, walking on the west shore and returning to tea and cake at the cafe.

5 Star accommodation in a perfect lakeside spot.

We selected the Osprey Boathouse for our honeymoon although we did have our three old son along with us! The communication from Helen prior to the visit was first class with all the relevant information we needed. On arrival even after viewing the video, reading reviews and even doing a google check, we were massively impressed. We have stayed in dozens of self catering locations all around the UK and this was fitted out to the highest standard in every way. The rooms were clean, the living area is well thought out with everything you require for a break away. If it's possible to improve I would suggest a larger bed in the main bedroom as it would easily accommodate and potentially a coffee machine. We always bring our own so we were fine. I was particularly impressed with the welcome hamper of Champagne, Chocolate and Strawberries as well as essentials like bread, milk and eggs. Those little gestures stay long in the memory and show someone who goes the extra mile - thanks again Helen. This is all before we got to the balcony and witnessed that view. Wow, we were blessed in mid October to not see a drop of rain and had clear blue skies most days. A glass of champagne or whiskey at the end of a day on the lake or wandering around Bowness was a perfect finale to many a perfect day. We only used the car on two occasions as walking to Bowness is only 10 minutes even with a push chair. The steamer services are excellent for going anywhere around the lake. We have already enquired about coming back and we certainly be recommending this place to all of our friends and family. Hole Int Wall, Village Bar/Grill, Mela Indian Restaurant and the Angel Inn are all highly recommended for food and drink depending on your requirements. Who needs to go abroad when England can be this good!

A stunning Boat House on the shores of Lake Windermere with amazing views of the Lake and Mountains.

Osprey Boat House offers a truly unique experience. Having a balcony the full width of the building where you can sit and enjoy a glass of wine while watching boats traveling up and down the Lake.

This property offers exceptional location and wow factor views.

Dating back to the late 19th Century and used to store a Gentleman's Launch. It has been totally refurbished with stylish and contemporary decor and has wooden beams through out.

Inside is an open plan lounge, dining area and a fully fitted kitchen. A hall way leads to 3 bedrooms, 2 doubles with King sized beds one with Ensuite bathroom. 1 twin bedded room along with a Family bathroom with overhead shower each bathroom has underfloor heating.

There is private parking for 2 vehicles. And a walk way leading to the Lake.

Very well situated for all activities in easy walking distance to Bowness on Windermere, where you will find Beatrix Potter's Attraction, the Glebe where you can catch a Steamer to tour the Lake or hire a rowing boat. There is a good selection of shops and cafes.

Blackwell House is close by along with lots of amazing walks and cycling routes, sailing activities too with a golf course within 2 miles.
