Old Farm Cottage is a stunning Cotswold stone cottage, which sits in beautiful, large gardens, at the end of a lane in the pretty hamlet of Ablington. The surrounding countryside is a haven for nature lovers, with lots of wildlife and walking routes, and the tranquil River Coln runs right through the hamlet. Ablington is just a mile away from the popular Cotswold village of Bibury, once described as 'the most beautiful village in England', which contains a pub, hotel and Post Office, as well as a Trout Farm. Old Farm Cottage is ideally located for exploring the many beautiful towns and villages of the Cotswolds, as well as further afield places, such as Bath, Blenheim Palace, and Stratford-upon-Avon.
This traditional, semi-detached cottage has been fully refurbished by its owners, to create a comfortable and well laid out property, which retains character features, including oak thumb-latch doors and a lovely fireplace with a wood burning stove. The character of the cottage is complemented by its modern facilities, including wireless internet access, a Smart TV with DVD player, and a well presented kitchen and dining room. There is also a lovely, modern summer house in the back garden, which has been designed with indoor/outdoor living in mind.
Old Farm Cottage sleeps six people, in three bedrooms, with two bathrooms. There is a pretty, walled garden at the front of the property, plus a large garden at the back, which is split into two areas, one of which contains the lovely summer house. There is off street parking for up to three cars on the cottage's drive. Old Farm Cottage is an idyllic rural retreat, in the heart of the beautiful Cotswold countryside, which is perfect for a family or a group of friends, looking for a relaxing break.
Booking and payment
Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
A security deposit of £100 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
The maximum occupancy of the property, including its grounds, is six guests (including infants in cots), at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than six guests at the property.
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs
The property has an oil fired central heating system and an immersion heater for hot water.
Electricity and oil are included in the rental price. An initial basket of logs is provided for the wood burning stove between October and Easter, and further log supplies can be purchased locally.
The property has free wireless internet access, a Smart TV with DVD player, a Freeview TV with Sky Sports and Movies package, and a DVD player.
There is a telephone at the property for incoming calls.
Mobile phone reception can be variable, depending on the provider, typically being better outside the property than inside.
The property has a driveway with space for three cars, with space for one more car directly in front of the property. Further free on street parking is readily available.
Please note the property's driveway is accessed via a lane and may only be accessible in a 4-wheel drive vehicle if there is snow on the ground.
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen), high chair and safety gate (for bedroom 3) are provided. There is only room for the travel cot in bedroom 3, and this would limit the comfortable occupancy of the bedroom to one adult.
The property's back garden is enclosed, however the front garden adjoins the neighbour's garden, and they share a gate, which may sometimes be left open. Consequently, young children should be supervised outside at all times, particularly in the front garden.
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old property with character features, including steep, winding stairs and some low doorways, which is laid out over two floors, and could therefore pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to exit the house quickly in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
No smoking is permitted throughout the property.
Hen, Stag and other same sex groups
Unfortunately, Hen, Stag and other same sex groups are not allowed at Old Farm Cottage. Please note that same sex family groups are welcome.
Corporate and commercial bookings
Unfortunately, this property does not accept corporate, work related or commercial bookings of any kind.
In order to provide you with as much detail of our properties as possible, we sometimes use wide angle photography, which can make certain rooms, or spaces, appear larger than they actually are. Wherever possible, we try to include a floorplan, with detailed dimensions of rooms and areas.
