Poised in a dramatic hillside position with wonderful panoramic views, 10 miles from the medieval city of Lucca, stands Villa Ceppatelli. The property is set in 10 acres of terraced gardens & olive groves, with magnificent 180 degree views over unspoilt countryside. The origins of the house are lost in history and it has been restored to offer all the comforts & graciousness of modern life. The interior boasts a wealth of chestnut beams & old terracotta tiles, & is stylishly furnished with carved walnut beds, traditional oak & chestnut furniture. There is a comfortable tv room with a library of books and films and a table tennis room. Above the house, the swimming pool is framed in a terrace of terracotta tiles & traditional stonework; here there is a pergola, dining table and benches, kitchen facilities, fridge, shower, changing room & ample sunloungers. The garden includes two further shaded outdoor eating areas for al fresco living. Extensive paths from the garden lead to gentle or demanding walks in the countryside. The main house sleeps 8 in 4 double bedrooms, 4 bathrooms; a small detached stone barn 50 m from the main house sleeps 2 in a double bedroom & bathroom. There is an further attic bedroom with 3 single beds that can be used as a playroom. We don't recommend its use as a bedroom in summer as it gets quite hot.
The house is big, with five bedrooms in the main house and one in the annex. several bathrooms. Splendid views. Very nice swimming pool with a view. Nice kitchen with all amenities. The area is very quiet. About 5 km to the nearest little village. Nice roads for cycling if your are into that. About 30 minutes by car to excellent beaches. 15-20 minutes to Lucca. The only problem was the heat; it was too hot to use the bedroom in the attic om the hottest days. I would absolutely recommend this house, we had a very nice stay.
Ceppatelli is located 10 miles from the centre of Lucca, within easy reach of Pisa, Florence, Siena & the sea. The town of San Martino in Freddana is a 5 minutes drive offering local food shops, supermarket, post office, chemist, bank, bars & restaurants. Lucca is a beautiful medieval city of great charm and historical interest, with everything you could want from cultural sights to good shops & restaurants. The elegant sandy beaches of the Versilian Coast are easily accessible within 30 mins drive, including Viarreggio, Forte Dei Marmi & Lido di Camaiore. Viareggio also has a port with boat trips to Lerici and the famous Cinque Terre villages. Pisa and Florence are 40 and 90 mins drive respectively.
Puccini was born in Lucca and daily recitals of his music take place in a 12th century basilica; there's also an open air festival of his operas throughout July & August at Torre Del Lago some 13 miles distant. In the hills above Lucca are some important 16th & 17th century villas with beautiful gardens well worth seeing.
Other places of interest are the town of Vinci, Leonardo’s birthplace west of Florence; the ancient towns of the mountainous Garfagnana region including Barga & Castelnuovo; and the spas at Montecatini & Bagni di Lucca. Further afield, day trips to Siena, San Gimignano, Volterra & Arezzo make rewarding excursions.
The house is surrounded by excellent walking country, and you can devise gentle or demanding trails straight from the house. Tennis, cycling, horse-riding and golf are all available in the area.

A 50% deposit is required at the time of booking and the balance at least 8 weeks before departure. If the booking is made in the year preceding your holiday the payment schedule is 10% on booking, 40% on January 1st and 50% at least 8 weeks before your departure.
A Security Deposit of €1000 must be paid on arrival or added to your final payment.
