Public buses, available at 200-300 meters, provide an easy link to the downtown. Private parking inside the court of the villa is also available.

Guests may enjoy a swim in the pool, relax on long chairs 'au bord de piscine' and use the the pool house and dressing room (equipped with a shower and a toilette).
The 3000 sqm garden of the villa is arbored with exotic plants and includes a large gazebo and a barbecue.
Due to its location, construction criteria and thermal insulation, the villa is naturally fresh all the summer and doesn't require air conditioning.
Description Studio Orange
The studio was everything we expected and more. All the amenities and equipment needed for our holiday were provided and the studio and garden were pristine. The setting and sea views were absolutely amazing and we were blessed with beautiful weather to enjoy them in. Having a BBQ in the back garden was good fun, and we got to practise our fire lighting skills. The walk down the stairs to Nice centre is picturesque, but one needs to have energy ( and to have not had too much wine with lunch) to get back up! Fortunately, it is very easy to get the bus back, which stops very near the entrance to the driveway.
Sergio was the epitome of a perfect host. We felt welcomed into his home straight away and spent many hours putting the world to rights over a few beers or bottles of wine. He is a very knowledgable man and we were impressed with his ability to converse with us deeply despite English being his second language. He was fully accommodating when we asked if we could borrow some kitchen scales, and we feel any request he would have obliged where possible. And we cannot forget his dog, Brigitte, who kept us entertained with her patrolling of the garden in order to keep any cats out!
We had rented a car for our stay, but found we didn't need it much as we could easily use the buses and trains to get to the surrounding towns such as Antibes, Monaco and Cannes and they were very reasonable and saved driving through the little streets and finding parking.
We would definitely stay here again, and recommend the villa to anyone that wants a relaxing holiday in the Riviera.
The house has a characteristic charm and a beautiful view.
The panoramic position is to the detriment of comfort logistics: a car is required to reach the nearest services since, to reach the city, you need a ten minutes ride through winding roads.
The "studio" formula is optimal if you want to stay out during the day, but the location of the villa is not functional for frequent travel.
Something to keep well in mind if you rent a room: when you arrive and before you leave, be sure to check with the owner the conditions of furniture, walls, pavement and any additional item they give for your use (don’t forget anything!!). We forgot to do it. After arriving back home in Italy, we received an email telling us that we had brocken a ceiling light (photo was attached) and part of the pavement. Obviously, since it was our word (we are perfectly sure to have broken nothing) against the owner’s (several hundred km far away) our deposit was not given back.
We have just returned from a week in Nice. I was so impressed with our studio.
Everything one could need was available. The kitchen was well stocked with utensils, the pool house had laundry facilities with detergent provided and lots of information was available in the guest information folder.
The property was beautifully maintained by a hardworking Sergio! The studio was spotless and in pristine condition. The pool area was particularly impressive with views over Nice. We really enjoyed lazy days on the loungers by the pool.
The villa is only a short bus journey from Nice. We often walked into Nice but caught the bus back home. The villa is far enough from the city for one to be able to relax but also close enough to be able to enjoy the vibrant city landscape.
Perhaps the most impressive thing about this villa is warmth extended to guests by the owner (and his dog). Sergio could not have been a better host. From start to finish he made us feel welcome and completely at home. As for the dog "Bridget", she was a dream! Such a friendly and remarkable addition to the villa.
I have no hesitation in recommending this property.
Very impressed with the villa and the hospitality shown by the owner Sergio. Was easy to get into Nice using the bus and the view from the pool was stunning. Had a really lovely week and would definitely recommend staying here for a holiday in Nice.
We stayed here last year and were very much looking forward to our return visit. We had a wonderful stay again. The villa has splendid views over the bay of Nice and the whole place is really well maintained, clean and welcoming.
It was like getting back together with old friends and Sergio and Antonella even invited us to join them for a barbecue one evening.
Highly recommended for anyone looking for a peaceful haven but just minutes from the beach and town centre of Nice.
After last year’s great experience we went back to spend another week in this beautiful villa. We love the peace and the view. You can enjoy the view of Nice while swimming in the pool. Just as last year, we found everything neat and clean and had a great time! Thanks again for the owners' hospitality!
