With two sitting rooms, two double bedrooms and two twin bedrooms the house sleeps eight+ and (unusually for Rye) has a large sunny garden; the Old Surgery is ideal for one or two families.

eight+? as well as the four bedrooms there is a sofa-bed in the 1st floor living room, and in the warm weather there is the annex (additional cost) with independent access, a double bedroom and small bathroom with shower.

Note - the total living space isn't really big enough for more than eight adults, but for family groups with children you will have the flexibility to squeeze in one or two extras.

Our house is old with many interesting features including a giant fireplace with wood burning stove, antique floorboards, picturesque beams, a centuries-old iron pillar, and timbers from a Spanish shipwreck; but also is fully equipped for your holiday with two washing machines, two dryers, two fridges and an iron. Bed linen and towels are also provided, and for babies we have a put-up cot and high-chair.

The property has a large, sunny garden with tables, chairs and barbecue, and yet is in the heart of Rye with shops, art galleries, traditional pubs and restaurants all on your doorstep.

Summary of Accommodation:

- top floor: one double and one twin room which share a bathroom between them

- first floor: one double and one twin room which use the main bathroom.

You also have the convenience of an additional sitting room on the first floor, ideal for children's games, and hanging out

Ground Floor - Living room and Kitchen both with wood-burning stoves.

Please note that the house is old and well equipped for family life - but is not suitable for hen or stag parties.

Outside: The house has a large, sunny garden with lawn, seating area with large table and chairs, deckchairs and a portable barbecue and badminton set.

Within a short walk is the Tennis Club, playground, bowling green, petanque (boules) piste and putting green.

About town:

The house is centrally located in Rye with its shops, art galleries, museums and attractions. The golden beach at Camber Sands is just three miles away, as is the world famous Rye Golf Club, and the watersports centre (kite surfing, SUP etc)

For Childen -

We hope that younger visitors enjoy the house and we leave a small selection of board games and books in the house, as well as a few DVDs. The very young may enjoy finding the geckoes decorating the alley (not as easy as it sounds)

The vast sandy beach at Camber Sands is about 3 miles away and there are plenty of playgrounds in Rye, local pubs welcome children and often have toys and games available. In town, the Heritage centre at the quay has some delightful old slot machines and town model which entertained our children when they were younger. You can also hire audio ghost and history walks for slightly older children which are fun

- Utility room with washing machines and dryers

(note - the stairs are quite steep, especially up to the second floor, and may not be comfortable for the elderly or unsteady. The stairs to the first floor do have a handrail. If you have any questions on access please let me know and I will send more detailed information and pictures)

Parking - in common with much of the Citadel in Rye, we don't have on street parking, but there four 1-hour spaces outside the house for loading/unloading (free all night). Nearest parking is the station car-park, £2.70 a day, and just a two minute walk from the house.

We live in South West London and bought our second home in Rye after three lovely family holidays renting houses in the town.

Why Steve Axbey chose Rye

We wanted a house in the Citadel of Rye, large enough for two families (we love having friends to stay) and with a garden. It also needed to be old and characterful. Such houses don't come up too often and we were very pleased to buy the Old Surgery.

We stay in the house ourselves for two weeks every summer, alternate Christmases and a weekend most months. We never tire of Rye or the house

Perfect for a long weekend getaway

We had an excellent three-night weekend for a book group getaway in Rye during January, with plenty to do in town and walks around. A beautiful house, in the centre of town, and clearly showing its heritage. Flexible accommodation, good for a group, and a very well equipped kitchen as the effective centre of the house, with a close-by supermarket (Jempsons). Older people may need to be aware though that the stairs are steep in places, especially at the top of the house. Steve was very prompt getting back with answers to our queries throughout, and provided clear and thorough instructions in advance. Definitely where we would choose to stay for a repeat visit.

Cutting it at The Old Surgery!

What a perfect house and location this was for a pre-Christmas family get-together. It was magical strolling along the cobbled streets in the winter sunshine, even more so as dusk fell showing off the festive lights strung along the High Street, including our house.

The Old Surgery is very atmospheric with all its beams, uneven floors and quirky period features. We appreciated the Christmas decorations and what could be more enjoyable than evenings sat around the fire (huge log burner), chatting, playing games and eating chocolate? Although the kitchen is well-equipped, very little cooking was done given the wide range of restaurants, pubs, coffee shops and the renowned Deli within a few minutes walk.

Despite the central location, the house was surprisingly quiet. Temperatures outside dropped to freezing most nights but the house was easy to heat and even the annexe reached a comfortable temperature although we opted out of showering in its chilly bathroom.

On practical matters, parking by the house for loading/unloading can be difficult; a matter of being ready when a space is free. The station car park is close by and cheap. As regards the stairs, these were not as steep as expected and could be negotiated with ease by our toddler. However, the unprotected sheer drop from the top flight means you'd need to bring a stairgate if you really have to have small children on the top floor.

Many thanks to Steve for his speedy and friendly responses to queries and his suggestions for things to do and places to eat. The sunshine led us out to Camber to beachcomb (plenty of shells), build sandcastles and even paddle, for about 30 seconds! The compelling bleakness of Dungeness and the sunset over the sea will stay in our memories. All our eating and drinking experiences were good but we particularly enjoyed meals at The Tuscan (book in advance) and The Plough, Cock Marling (very welcoming of children and dogs).

Historic Rye

Good central location and characterful house. Excellent pub (The Standard) just down the road. Can usually park close by and if not at the nearby Station at reasonable rates.

An absolutely charming old house, beautiful garden (complete with hammock, barbecue, eucalyptus-tree and the largest lavender-bush I´ve ever seen outside the Provence.) I would book it again anytime.

Our house is in the centre of the medieval town of Rye.

One of Henry VIII Cinque Ports, Rye is one of the jewels of the South Coast with cafes, art shops and restaurants in an unspoilt medieval hill-top town, only three miles from the vast sandy beach at Camber Sands.

Enjoying a sunny and warm climate, Rye is perfect for beach holidays in the summer and weekend breaks from Autumn to Spring, when the town hosts Rye Arts Festival (Sept), Wild Boar Week (Oct) the famous Bonfire (Nov), Scallop Festival (Feb) .

Rye is the historic home of Henry James who's house is open to the public (National Trust) as well as the setting for the famous Mapp and Lucia novels.

Nearby attractions: Smallhythe, Great Dixter, Bodiam Castle, Dungenesse.

Train to London (St Pancras) in 65mins

Golf: The historic and famous links course of Rye is just a mile outside the town. Going further afield the famous Royal St George and Royal Cinque Ports are within easy reach. There are many many other courses in East Sussex and Kent.
