Overview

About the property

Full of character, 4 bedrooms, optional annex, ideal for 1 or 2 families

Our guest book says it all 'A truly wonderful place', 'we truly struck gold' 'Charming old house' 'We wished it would last forever' 'one of our happiest weeks' 'we've been bowled over' 'our second stay here, and we'll be back'

With two sitting rooms, two double bedrooms and two twin bedrooms the house sleeps eight+ and (unusually for Rye) has a large sunny garden; the Old Surgery is ideal for one or two families.

eight+? as well as the four bedrooms there is a sofa-bed in the 1st floor living room, and in the warm weather there is the annex (additional cost) with independent access, a double bedroom and small bathroom with shower.

Note - the total living space isn't really big enough for more than eight adults, but for family groups with children you will have the flexibility to squeeze in one or two extras.

Our house is old with many interesting features including a giant fireplace with wood burning stove, antique floorboards, picturesque beams, a centuries-old iron pillar, and timbers from a Spanish shipwreck; but also is fully equipped for your holiday with two washing machines, two dryers, two fridges and an iron. Bed linen and towels are also provided, and for babies we have a put-up cot and high-chair.

The property has a large, sunny garden with tables, chairs and barbecue, and yet is in the heart of Rye with shops, art galleries, traditional pubs and restaurants all on your doorstep.

The house website is http://www.oldsurgeryrye.com where there is more information and more photographs, including pages from our guestbook where you can read many positive guest comments.

Interested? Please get in touch -- I respond to all day-time enquiries within an hour or so, if you haven't heard from me after three hours email or call me.

Summary of Accommodation:

- two double bedrooms on the top floor, which share a bathroom between them

- the two twin bedrooms on the first floor, which use the main bathroom.

You also have the convenience of an additional sitting room on the first floor, ideal for children's games, and hanging out

Ground Floor - Living room and Kitchen both with wood-burning stoves.

Please note that the house is old and well equipped for family life - but is not suitable for hen or stag parties.

Outside: The house has a large, sunny garden with lawn, seating area with large table and chairs, deckchairs and a portable barbecue and badminton set.

Within a short walk is the Tennis Club, playground, bowling green, petanque (boules) piste and putting green.

About town:

The house is centrally located in Rye with its shops, art galleries, museums and attractions. The golden beach at Camber Sands is just three miles away, as is the world famous Rye Golf Club, and the watersports centre (kite surfing, SUP etc)

For Childen -

We hope that younger visitors enjoy the house and we leave a small selection of board games and books in the house, as well as a few DVDs. The very young may enjoy finding the geckoes decorating the alley (not as easy as it sounds)

The vast sandy beach at Camber Sands is about 3 miles away and there are plenty of playgrounds in Rye, local pubs welcome children and often have toys and games available. In town, the Heritage centre at the quay has some delightful old slot machines and town model which entertained our children when they were younger. You can also hire audio ghost and history walks for slightly older children which are fun

About Steve Axbey

We live in South West London and bought our second home in Rye after three lovely family holidays renting houses in the town.

Steve Axbey purchased this house in 2008

Why Steve Axbey chose East Sussex

We wanted a house in the Citadel of Rye, large enough for two families (we love having friends to stay) and with a garden. It also needed to be old and characterful. Such houses don't come up too often and we were very pleased to buy the Old Surgery.

We stay in the house ourselves for two weeks every summer, alternate Christmases and a weekend most months. We never tire of Rye or the house

What makes this house unique

Central Location - stroll to pubs and restaurants.

Well connected by train - older children can arrive/leave independently

Barbeques in the large Sunny garden

Cycling, walking and an amazing beach

Guestbook comments from the owner

Amazing house! What age and character.. We enjoyed a scorching week in Rye with our four children. Camber Sands,, Rye market, Hastings and Sissinghurst all a must.

Historic Rye

  • 5 of 5

Good central location and characterful house. Excellent pub (The Standard) just down the road. Can usually park close by and if not at the nearby Station at reasonable rates.

A house that fits the atmosphere of Rye

  • 4 of 5

Great location and house full of character.

One problem is very slippery tiles in bathrooms - should have non-slip ones.

absolutely charming house, beautiful garden

  • 5 of 5

An absolutely charming old house, beautiful garden (complete with hammock, barbecue, eucalyptus-tree and the largest lavender-bush I´ve ever seen outside the Provence.) I would book it again anytime.

A wonderful house in a beautiful town

  • 5 of 5

Friends of ours recently stayed at the Old Surgery, while visiting Rye from Germany. They fell in love with the house and were amazed that it was so well equipped. The weather was perfect for their stay and so they made good use of the garden and enjoyed having breakfast outside. The owner was very kind, helpful and quick in dealing with questions before the guests arrived and gave us plenty of information about the house and the town itself. Rye is a small, beautiful and very old town, with quirky shops, a range of good pubs and great restaurants. We can wholeheartedly recommend this house for groups of friends, or larger families.

Beautifully restored medieval property

  • 5 of 5

We came down with family for our son's wedding and staying in a property with such character was the finishing touch to a perfect weekend. As well as lovely internal features there was a large sunny garden. Situation is great right in the centre of town a few minutes from bars and restaurants.
