Live close to nature in this truly exceptional re-creation of a “Saxon Hall”, awarded the prestigious Five Star Gold award by Quality in Tourism. Four bedroom suites with four bathroom suites, this stunning building is in the most beautiful rural setting within the South Downs National Park.

Framed by the South Downs, and looking onto the Rother Valley, an undisturbed valley tucked away next to the Arun Valley, the views of the ancient brookland meadows with their wild flowers, dragonflies and wetland birds are magnificent when flooded and enchanting when in bloom. The meadows here are a registered wading bird breeding ground.

The four boutique bedroom suites are each designed with a fantastical theme in mind; choosing your favourite might be harder than you think! Repose in the Classic Room for timeless luxury, or the Boat Room for a nautical night's sleep. Get a taste of the exotic in the India Room, or stay in the Arts and Crafts Room for artistic indulgence. Each of these rooms have a large, adjoining ensuite bathroom which continues the theme.

The central Saxon Hall with living and dining area is perfect for intimate dinner parties with friends. Recline on the sofas in the living area and enjoy the magnificent meadow views from your window. Our fully equipped kitchen has everything you need to cook up a storm, and we provide you with a welcome pack and a complimentary bottle of champagne to start your stay in splendour.

Amazing value!! Huge rooms all lovely and individual, great views, had a wonderful stay. I loved the Indian room. Everything we wanted. Perfect. Thank you for a great stay. We will certainly be back soon!

Fantastic stay in quirky, fun house.

We loved this house with its individually designed rooms. Plenty of equipment, including spare towels and pillows. Champagne & other goodies in the fridge. Splendid view over the countryside. Just one negative: light in the kitchen is poor. We had to borrow a table lamp from a bedroom for our party caterer to see properly.

Live close to nature, in our new and purpose built, romantic West Sussex boutique holiday cottage.

Hardham and Beyond: The House on the Brooks falls within the boundary of the South Downs National Park. Pulborough Brooks is just a mile away in the Arun valley, and has many excellent walks across the Brooks and along the banks of the River Arun, offering uninterrupted views south towards the South Downs. Part of the Brooks contains one of the RSPB’s major reserves in the south, just two miles from the house.

The House on the Brooks is built on the same field as an ancient Hardham Roman settlement, with the Roman Road of Stane Street passing close by.

Four miles south east in the direction of Storrington and nestling at the foot of the South Downs is Parham House, a magnificent Elizabethan home that is a real jewel - a half day there is time well spent.

Landscape views to the South Downs, the view of the river Rother Valley and its ancient brookland meadows with their wild flowers, dragonflies and wetland birds is magnificent when flooded and enchanting when in bloom.

We are situated on the bank of River Rother. The cottage comes with a mile of coarse fishing, with great runs and really big fish. Sea trout in season. Shared fishing on the River Arun half mile below the weir.

With three nearby golf courses, keen golfers will be spoilt for choice when staying at House on the Brooks. West Sussex Golf Club, regularly judged one of the outstanding inland courses in Britain, is just a 10 minute drive. Pulborough Golf Course is also just a stone's throw away, or why not experience golf at its best, at Goodwood House, just a 25 minutes away by car.

For a day at the races, Fontwell racecourse is nearby, while the famous Goodwood racecourse is just 25 minutes away. Brighton racecourse is also reachable in half an hour.

For Polo lovers, Kerry Packer is half an hour away, or there's Cowdray Park in Midhurst- the home of British Polo.

History buffs will have much to keep them occupied; House on the Brooks was built in the same field as an ancient Roman settlement, and overlooks an Iron Age fort in Pulborough, known as Park Mound, which is a 15 minute walk away. Previous visitors to this ancient ground include King Constantine, Ethelred the Unready, and Julius Caesar!

You can also explore the history of West Sussex at nearby tourist attractions such as Fishbourne Palace, Bignor Roman Villa, or the walled city of Chichester.

Cricketers must spend the day at nearby Arundel Park, and play at one of the oldest and most pictureque grounds in the England, set against the back drop of the rolling South Downs.

For Ballet and Contemporary Dance, visit Worthing or Chichester Theatre.

If you're looking for a fun day out during your stay, House on the Brooks is conveniently located near many festival hotspots. Goodwood Festival of Speed and Arundel Arts Festival both take place in the summer, while Goodwood revival is in September.

  • Three of the bedrooms have en suite bathrooms, the fourth a large walk in shower room. There is the same attention to detail here on both style and themed finish in these bathrooms and the Arts and Crafts bathroom is dressed very effectively with work from the Keswick School of Industrial Art in the Lake District. The four bedrooms are double rooms, however all of the rooms can be configured as twin bedrooms and an additional bed can be added to these two rooms for children. Travel cot also available. All bedrooms have TV/DVD players.
