The trip was good. The house had a couple of issues but the owner replied to us promptly and with kindness. We love Fripp and will definitely call on Ken again.
Cassie and her family were great guests. They were one of the best groups of renters we have had. We look forward to more visits from them.

Rating 3-4 stars.
The blinds would not close in kitchen and upstairs bathroom. Your personal closet upstairs lock is broken. Very convenient for each room to have a bathroom especially for my elderly parents. Think it would be nice for house rules to be posted in house and Hulu was very difficult to use. The TV kept cutting off, personally did not want for me but my parents. My parents first trip to Fripp and more likely their last. Thank you.
I am sorry that you had problems with our Fire Stick. This is the first time we have had a comment about our switch to Amazon Fire Sticks. In all of our communications with our renter guests we encourage that if there is a problem that we be contacted. There have been many instances when we have come at all hours of the day and night to the home to fix problems of various kinds over the 20 years we have had the home. The blinds are scheduled to be replaced at the end of the season. The blinds in the one bathroom on the ground floor do work. We are pleased that you liked the arrangment of the house. We will take your suggestion and include house rules with each rental and add them to our VRBO listing. If you will contact me privately, I have a private comment for you.
Nice location but house has many problems
This home has great potential and I was very thankful for the discounted rate the owner agreed upon prior to our trip. But I can't say I was pleased with the home. The home could use a deep cleaning and quite a bit of handiwork and touchup painting and yard work to make it presentable. In both the downstairs bedrooms there are huge water damage spots on the ceiling and the one day we got heavy rain it actually LEAKED on the beds. I slept with pans at the foot of my bed to collect the water. I wasn't able to get in contact with the owner regarding the issues. I would not choose to stay at this home again even at a discounted rate. Was not a pleasant experience for me and my children.
As the guest stated, we offered a very discounted rate to the guest because of her husband's pending deployment. We had no communication from the guest at any time during thier stay and di not have the opportunity to address any of the issues mentioned in the review. The house had a deep cleaning before the start of the summer season and will get another at the end. At no time did shge indicate to us while she was at the home that it needed cleaning and the cleaner we use has had momments of praise from the previous renters this summer. The house cannot be painted inside during the summer as it is rented every week but will be at the end of the season. The whole house was pained inside and out two years ago. We were not aware of any leaks until advised by a renter after this guest. This guest did not communicate this to us so we did not have a chance to make any provisions or accommodations, The leaks in the roof are being rrepiared and the celings painted. Although we live within 30 minutes of the house and the renter had my email and cell phone number, we had no communication with the renter of any kind until this review was posted. If we had, much of the issues she writes about could have been avoided. I urge any prospective renters to contact us directly with any questions they have about the present condition of the house and updated pictures will be uploaded.
My family wanted a quick getaway for Memorial Day weekend! We contacted the owner the night before we wanted to stay, and he was very accomodating. (Very pleasant to work with). My family and my brother's family stayed. The house sleeps ten which worked out perfectly for us. We were also able to bring along our "furry" kids. Our whole experience was awesome! Even though we had no amenity cards, we thoroughly enjoyed our vacation. Beaching it, sitting on the porch and observing baby Egrets and deer, riding in the golf cart, observing alligators, fishing off the pier, kayaking, and enjoying the beautiful scenery filled our "short" four days! Only wish we could have stayed longer! Not to mention, the owner's price for his home is reasonably priced!
We were very pleased that we were able to accommodate Laurie and hert family on very short notice. We do this for all our guests where we can. Imagine how pleased she would be with our renovations which had not started when she and her family stayed with us.
I wish I had something nice to say..
The description of this home says that "all fees are included". I specifically asked the owner if we would be able to golf or eat at the restaurants. He said yes. When we got there, there were no amenity cards available for us. After trying to reach the owner he said we should have read the contract closer. It does state in the rental agreement that amenity cards are not included. But when I first started the process it took him two weeks to email the rental agreement which gave me exactly five days to mail it and the check back to him. We were rushed. I have pictures of the physical condition of the home. There was, honest to heaven, 3 inches of black dust/dirt on the cieling fans. There were dead cockroaches everywhere and several live ones. There was mold and pounds of pine needles everywhere on the walkways, steps, porches, and windows. He said he would refund $ lies. I HAVE PROOF OF EVERYTHING IN THIS REVIEW. Do not rent this home. He is not a member of the POA. It is advertised there are bikes. There are, but the chains are rusted and seized. The golf cart is the only decent thing about this rental. We are LONG time VRBO users and this is our first bad review.
We wish the reviewers had said something that closely resembled the facts of the rental. It also would have been most helpful if the renters had mentioned these problems as they occurred so we could fix them immediately. The only contact we had with the renters concerned the amenity cards. The did not complain at all about the condition of the house or The original request was received on March 28 for an April 10 rental. The Rental Agreement was sent April 3rd. The VRBO listing and the Rental Agreement clearly state that no amenity cards are included and cannot be purchased through us. We made this very clear to the renters. Fripp Island is a private island. While all homeowners, including us, are members of the POA, the amenities are privately owned and are available to club members and their guests only. We are not members of the Club, as is true with many of the homeowners on the Island. We mentioned to the renters that there were excellent restaurants, better than the ones on the Island, with in a 15 minute drive. We also offered to get them access to a gated community golf course within 20 minutes of the Island. We also offered to refund $200 of their rental rate, even though we had no obligation to do so.
The ceiling fan referred to in the review is 30 feet high up in the house. It had been cleaned about two weeks before the rental as best it could. All of the other fans were clean. The high ceiling fan is being removed. The cleaners informed us that when they left the house there were no palmetto bugs living or dead in the house. In the South Carolina lowcountry with its beautiful oaks, palmetto bugs are around. We have an exterminator that regularly sprays the house, but they will be seen on occasion, particularly after a heavy rain. Mildew and pine needles are also part of South Carolina lowcountry living.
The renters rented the house in our low season. We are preparing the house for the summer. The house is getting an exterior power wash. We are putting new bicycles in the house. We always do some maintenance before the summer season and our rental rates reflect the time of the year.
We have been listing our home on VRBO since 2000. Of the over 150 rentals we have had, we have had 2 bad reviews. In each case, had the renters contacted us during the rental period, the problems they perceived would have been handled. We would be happy to have these renters back as our guests to show them we care.

About Ken Hoffman
We are Linda and Ken. We moved back to Beaufort in the mid 90s. Linda grew up in Beaufort and has always called it home, even when we were not living here. Our family loves the area and our grandchildren think this is their home, although they and their parents live elsewhere. We like the lowcountry atmosphere, the beauty of Beaufort and the family-friendly atmosphere at Fripp. We also love the best beach on the East coast.
Ken Hoffman purchased this House in 2000
Why Ken Hoffman chose Fripp Island
We are only 16 miles from Fripp Island. We wanted a rental property a short distance from us in a family-friendly area. We did not want Hilton Head as it has grown too big and too crowded. On Fripp, you can can walk on the beach and feel like you are on a secluded island in the Caribbean, and yet be only an hour and a half from Savannah or Charleston. The golf courses in the area are superb and the dining choices in and around Beaufort are varied and excellent. Charleston and Savannah are ranked in the top 10 friendliest cities in the world/ Beaufort's Historical District is one of the top 10 in the US. Deer abound through out the island. Fripp is a kid's paradise. The island is secure and your children can have a lot more freedom than in a more crowded vacation location. If you like shopping, dining, exploring antebellum homes or just relaxing, Fripp is in the middle of all this. And it is much more reasonable than similar island vacation resorts.
What makes this House unique
We chose this home because of the location and the three bedrooms each with its own bath. The back porch is on a lagoon and the 17th fairway of the Ocean Creek course. You can sit in one of the four rockers and read or just relax in a very peaceful surrounding. In the afternoon deer will wander onto the property and graze. Occasionally you might see an alligator in the lagoon.
