Balcomb Bungalow is a modern spacious detached property in a quality residential area with off road parking.

It has three separate bedrooms, a large family kitchen/dining room with patio doors leading onto a patio, a separate lounge, with patio doors leading to the 22ft separate sun lounge with 3 sofas. The double bedroom is 22ft long with a sofa and occasional chairs and a double wardrobe, bay window looking onto the garden.The other two bedrooms each with two separate single beds.( the sixth bed is a full size pull out bed)This is a superb sunny property which will give a pleasant holiday experience.

The scheduled garden has feature trees on two sides of the property which gives sun most of the day with great seating areas.There is a secluded washing line area.

The bathroom has a over the bath shower facility with a glass screen. A central hallway links all the rooms.

Gas automatic central heated throughout.

Easy access for wheel chair users, one level throughout.

Local Amenities: Oulton Broad is the gateway to the Norfolk Broads ideally located for easy access to sailing, boat hire, fishing with good bank fishing from the edge of Nicholas Everite park,nature walks, wind surfing, superb scenery.

Oulton Broad is within walkable distance to it's waterside pubs and busy night life.

Lowestoft is two miles away has award winning 'blue flag' beaches, a fine long seafront, with two piers amusements ,Punch & Judy and an interesting Fishing harbour.

Southwold is a nine mile drive or bus ride with it's famous Adnams real Ale Brewery and quality old world town, Gun Hill seafront and a fine new pier.

Gt Yarmouth is 9 miles north with it's race course , speedway and famous Golden Mile seafront two piers and pleasure world.

Oulton Broad: Oulton Broad is 'The gateway to the 'Norfolk Broads' is only 1Km walking distance away. with it's fine water front park Childrens play area and pool.

Lowestoft is a short distance 3Km by train road bus or cycle.

Southwold is approx 14Km drive

Gt Yarmouth is a large lively resort and is 15Km distance. Golden mile seafront, Pleasure beach, Race course, speedway track, Greyhound racing etc.

Cambridge is an hour and half drive (car, rail or coach).

Lowestoft : The fine Blue Flag fine sandy beaches of Lowestoft is just 2.5 miles away with direct train and bus links.

Walk to one of Oulton Broad's two railway stations one stop to Lowestoft where you can walk across the interesting harbour bridge (watch the fishing and sailing boats leaving the harbour) in less than five minuets direct onto Lowestoft's fine sandy beaches and busy seafront.Or leave the car at home and walk into lovely Oulton Broad for a view of the Broads while you have a meal or drink.

Balcomb Bungalow is very convenient well laid out and is ideally situated for family holidays being close to the sea Lowestoft with the award winning beaches and the Norfolk Broads with it's sailing, fishing,and all water sports.

Oulton Broad yacht club who holds weekly sailing racing spectacle and an annual regatta.

What makes this bungalow unique

Large kitchen/ dining room which leads out into the garden through the large opening double doors onto a full width patio.

Separate comfortable sitting room with two settees, club chair ,central fireplace large opening double doors which leads into the conservatory.

All this gives plenty of quiet and separate places to sit in daytime and evenings.

We Loved he bungalow, lots of space so we weren't under each other's feet.

Ideally placed for all the places we had hoped to visit.

Fantastic Bungalow, lovely location, perfect vacation.

Fantastic Bungalow, very spacious so you are not under each other's feet. The Sun lounge was a real bonus, a lovely homely feel to spend an evening. The kitchen is very well equipped, all your needs have been thought of. And the garden has more than one seating area if you are looking for a quiet escape to read etc. The location is in a very quiet area, and everyone we met was friendly and forthcoming with suggestions on places to visit, tips on where to eat & drink very welcoming. We had some lovely meals at The Wherry, where they have a carvery even on weekdays and the food is very reasonably priced. I hope to be returning in the near future. We had a lovely relaxing break. The owner was there to welcome us, and then left us to enjoy our stay. Our thanks to them for the lovely accommodation.

Owner's Response: Denise and her family were all very pleasant to meet. they arrived when they said and soon settled in the property. I checked their progress during the week missing them a couple of times as they were out enjoying the local area. Tey left the property in an superb condition which was a great assisatne to us when we come to turn it round for the next guests. It was a pleasure top have them stay. Phillip

Spacious and well furnished as described but let down by standard of cleanliness

Main bedroom, kitchen/diner, lounge & sunroom were all spacious and comfortably furnished. The bathroom however was small, no cabinet and only a tiny glass shelf above the sink. Our main complaint was the standard of cleanliness. There were 4 mugs hanging over the cooker hob, all badly stained. There were cobwebs in some room corners, especially the sunroom, which also had not had its window ledges dusted. There was a thick layer of dust clinging to some skirting boards and radiator pipes. There were smears on the glass-topped occasional tables. The state of the patio was also unsatisfactory, strewn with leaves, grass cuttings and pebbles. It looked as if it hadn't been swept for months.There were smears and children's fingerprints on the glass patio doors. Occasionally there was an unpleasant drains smell which seemed to come from the sink. This had been pointed out by a previous tenant, as we saw from the tiny spiral notebook which presumably served as a "visitors book", although most of the pages had been torn out . Further observations : couldn't get the main shower to run hot, 3 TVs, only one worked, and the sound and vision on that was frequently breaking up, nothing whatsoever in the fridge when we arrived, no condiments, save a tiny drop of vinegar, similarly a tiny drop of washing up liquid. No dishwasher tablets. No toiletries whatsoever in the bathroom, not even a bar of soap, and only one part toilet roll. Never in our many years of renting holiday cottages have we had to go and buy toilet rolls.

This was definitely NOT a 4-star experience and not worth the money we were charged.

Owner's Response: That was an unfortunate review and steps have been taken to rectify. The mugs have been replaced (had not noticed the condition). the cleaners have been passed a copy and they are to review their routine. Televisions have been simplified to use (one removed as considered (as advised) too many). Cannot do much about the bathroom size. Patio swept regularly! Toiletries and dish washer tablets left available. could have done better!! and will do so!! A television Sky free to air system has now been installed. I do not think that the property suited this lady and it was a pity about the poor weather while they were staying.
