A large attractive, detached brick house centrally located in the peaceful hamlet of Bolingey, The Old Post Office is a beautifully finished house with lots of space, high specification features, and an outdoor hot tub. Perfectly placed to enjoy the Cornish countryside surrounding Bolingey, with the shops, bars and outstanding beach at Perranporth just one mile away.

A porch leads into the entrance hall which then opens into a wonderfully light and spacious open plan sitting room, kitchen and dining room with tiled floor. The sitting room is furnished with two comfy brown leather sofas (a 3-seater and a 2-seater), armchair, coffee table, TV and DVD player. In the dining area a large wooden dining table with eight chairs enjoys views through the patio doors across the paved patio and lawned garden to the countryside beyond.

The kitchen also has patio doors out to the garden and patio, where the hot tub is situated. Beautifully designed, the kitchen is roomy with a leather Chesterfield sofa and shelving unit at one end, and a high ceiling and open rafters at the other end, adding to the sense of space. A large island in the middle of the room incorporates an electric induction hob and the fitted kitchen includes an integrated double oven, steamer, microwave, full height fridge and freezer, dishwasher and wine cooler.

A separate generous utility room downstairs provides an additional sink, washing machine, tumble dryer, and a shower room with large shower cubicle, WC and basin.

Upstairs, the main bedroom has a garden facing aspect, lovely super-king-sized sleigh bed (6'), wardrobe, chest of drawers and TV. A fully tiled en-suite is fitted with a large shower cubicle, WC and basin. Bedroom two is furnished with a single bed (3') with a pull-out bed from below that raises up to be the same height (providing twin beds) and a wardrobe.

Bedrooms three and four are adjoining: bedroom three has twin beds (3') and a large wardrobe, and access to bedroom four is through this room and up a step. Furnished with a king-sized bed (5'), it is a peaceful room from which guests can hear the sounds of the stream and birds, with lovely views to the garden. The family bathroom is fully tiled and fitted with a deep bath, WC and large basin.

The Old Post Office is a modern, well-insulated and warm house, with double glazing, underfloor heating and is finished to a high standard throughout. Parking is available at the front of the house for four or five cars.

Nestled in a quiet, picturesque valley, Bolingey is a peaceful retreat from the hustle and bustle of the seaside, yet only a one mile stroll from Perranporth's shops, cafes and beach. Just a two-minute walk down the road from The Old Post Office is the Bolingey Inn, a traditional 17th century pub which serves good food and ale.

Perranporth's golf course, horse riding, paragliding, and many other activities are all easily accessible. The property is only nine miles from the cathedral city of Truro, and the beautiful beaches of Newquay; and the marine heritage of Falmouth, art of St Ives, and food scene in Padstow are all within an easy half hour drive by car.

Lifeguards are also stationed at the Perran Sands end of Perranporth beach from mid May to the end of September.

• Perranporth beach is dog friendly allowing dogs on the beach all year round. From July to September dogs must be kept on a short lead between 10am and 5pm.

• Perranporth has access to South West coast paths in both directions for walking and exploring this beautiful part of Cornwall.
