Relax in this peaceful and secluded country house and stunning grounds with pool
Prato di Sotto is a private hamlet which has been lovingly renovated and constantly improved by the owner an acclaimed interior designer using traditional and local materials giving attention to the original style making this holiday rental a true taste of 14th Century Umbria, from the original stone steps to the great exposed chestnut beams, terracotta floors and ceilings. This property has to be seen to be believed.
Entering the property through the wooden five bar gate and driving down the gravel drive you will pass ancient olive trees and old stone walls, arrive at the central courtyard terrace and large al fresco dining table shaded by a beautiful fig tree laden in fruit from July surrounded by pots and urns of flowering perennials and annual bedding.
Enter the main house, the “Casa Antica” through the double chestnut doors into the spacious kitchen with original stone walls, traditional style kitchen with Italian tiled worktops, modern appliances and large gas range cooker make this well equipped kitchen perfect for creating a great family meal or a culinary masterpiece, furnished with an antique wooden dining table and chairs and the soft comfortable fireside sofa, the amazing view from every window will make this the centre of the house.
There are four very comfortable bedrooms in the house three double rooms and one twin bed room, one of the doubles can be made up as another twin if requested all linen of the best quality is provided including bedding suited for the time of year, towels and pool towels, this will be changed every Friday for stays of more than one week.
Two of the spacious double bed rooms are on the ground floor with ample antique furniture and storage, there is a French window opening up to the views in both, one has an en suite the other is adjacent to the large family bathroom.
Up the original stone staircase you will enter the main living room which has two large comfortable sofas and arm chairs around the impressive stone fireplace which can be lit during cooler months, there is a large balcony perfect for relaxing with a good book from the many bookshelves in every room or just gazing out at the ever changing views. On this first floor there are two bedrooms the master bedroom which is very grand, spacious, comfortable and has an en suit, the twin bedroom as with all the rooms has large traditional exposed chestnut beams, terracotta ceilings and floors adorned with rugs. Every window has shutters to keep the house cool even on the hottest days.
This house is perfect for groups of up to 8 plus child’s cot if required or for two families travelling together sharing. A Discount is available for smaller groups of 2-4 people please ask.
On your arrival evening you will be left a complimentary three course welcome meal of an authentic Umbrian menu to get your relaxing stay at Prato di sotto off to a good start for the whole group usually taken al fresco in the courtyard terrace as the sun goes down.
The large secluded 15 X 5 meter infinity edge swimming pool and poolside sun deck is up a short path landscaped with old stone walls and flowering shrubs, the gardens are maintained by the owner and her staff to a very high standard with flowering shrubs almost all year around soft lawns and scented plants make this a paradise to unwind and relax in under the Umbrian sky.
For groups of more than 8 people further accommodation of a similar style is available for an extra charge making this rental property very flexible for large group or family holiday allowing privacy to individuals when needed.
The Capanna, is a comfortable self-contained cottage with a king size double bed and private terrace which enjoys the lovely views, a perfect retreat for romantic holidays.
Please ask for a greatly reduced rental rate if you would like to rent the cottage on its own.
The Molino, is renovated from what was a 14th century olive mill, this self-contained cottage apartment has a luxurious king size bed and is fully equipped for a self-catered holiday for couples.
During cooler months there is a very good central heating system and great stone fireplace.

La Terrazza, is a spacious apartment suitable for small family's or couples with a king size double bed with en suite and a twin bed room. Enjoy open plan country life in the large living area which has ample large comfortable sofas and chairs antique furnishings with ample well equipped kitchen, with exposed chestnut beams and terracotta floors the double doors open up to a large scented terrace with stunning views perfect for a lazy dinner watching the sun go down.
All of the accommodation is maintained to a very high standard, comfort and relaxation are of a high priority to the owners. For cooler months there is an excellent gas central heating system and open fire places all heating fuel will be charged for at cost price at the time of your departure.
All guests will receive a complimentary 3 course welcome meal of an authentic Italian menu on the evening of arrival.
There is a €300.00 security deposit required which must be paid in cash on your arrival, this will be returned in full following a damage free stay, we do not charge for minor breakages or normal wear and tear.
For larger groups there may be a discount available please ask.
During cooler months there is central heating and open fires to heat the house all heating gas is metered and will be charged for at cost price on departure.

Prato di Sotto is a very special holiday experience. We stayed in La Terrazza, with a huge terrace where we ate all our meals under the shade of a thick grapevine-- the grapes hanging just above our heads. In front of us, a magnificent view down into a bowl surrounded by wooded slopes. Everything about this place is beautiful-- Penny's immaculate restoration and building-- the large and long infinity pool with spectacular views, her succession of beautiful gardens, the hens-- and their eggs! Our kitchen was far better equipped than most holiday lets-- stocked by someone who cares about food, and about cooking. The immensely thick stone walls and the shutters meant we were always very comfortably cool inside--much more so than at home in London in high Summer! We tended to go out on trips every other day-- to Gubbio, to Assisi, to Perugia... and spend the alternate days simply relaxing with books and the pool--perfect.' J, G and E
My partner and I stayed in Prato Di Sotto for 6 nights and it was so special that it ended up being the place my partner chose to propose, on the balcony of the main house at sunset, overlooking the amazing Umbrian mountains. Penny was extremely helpful and accommodating and gave us some champagne when she heard of our engagement. She was extremely approachable for advice on the area, where to go and shop and some great restuarant recommendations! We would definitely go back to Penny's and would recommend to friends. Prato di Sotto is owned by Penny Radford who has lovingly restored and maintained the property from a ruin over a 20+ year period, constantly improving and striving for perfection using her expert and artistic vision with comfort and style at the top of the agenda. Penny is a mine of information with a in depth knowledge of the area, she has a passion for the arts and culture of the area and would enjoy guiding tours on request. There are many good walks in the area which Penny would love to guide you or suggest routes.

The 14th century house is cool and welcoming with country style and comfort. Furnished with quality and fully equipped for a perfect holiday. We can offer knowledgeable guidance about where to find the art of Piero della Francesco and Perugino, two Renaissance masters whose works are richly represented in this area. We can supply you with abundant guidebooks for all the museums in the area, and guided tours are available on request. We are in easy distance of Perugia, Gubbio, Assisi, Citta di Castello, Sansepolcro, Montone and Cortona, all of which are under an hour’s drive from Prato di Sotto. Other wonderful day trips for art and culture easily accessible from Prato di Sotto are Arezzo, Urbino, Florence, Siena, Chiusi, Orvieto and Spoleto. Many of these towns have fascinating Etruscan archaeological sites and museums, in addition to some of the finest art galleries in the world and exquisitely frescoed churches…all on our doorstep! We are also ideally located for nature tours and walking excursions. Penny, the owner of Prato di Sotto, will supply detailed maps and ideas for walks, and she is always delighted to act as a guide. One of our favourite walks is to the monastery at the top of our mountain, the Eremo di Monte Corona. This is a unique and wonderful experience to visit a closed, contemplative Benedictine order’s spiritual mountain retreat.

Beautiful, peaceful location with wonderful walks
Prato di Sotto is a beautiful holiday retreat in a beautiful location. The area offers loads of walking and after a day on the hills you can relax by the pool. Penny provides a very welcome, welcome dinner which makes you feel very at home. The accommodation is authentic, attractive and comfortable. Well worth a visit.
Staying here is partly like staying in your own holiday home and partly like being in a boutique hotel. Prato di Sotto is a beautifully restored farm complex nestled among olive groves on a hillside above Umbertide, about 40 minutes from Perugia. The views over the forested hills and valleys and the little 14th century village below, are simply stunning. We were't suprised to find that the interiors have featured in design magazines although the glossy photos don't show you how thoughtfully our apartment was equipped and once we'd met Penny, the owner, we realised how hard she works to make everything happen for you on a dream holiday in Italy. It was a perfect time of year, with great weather and the last of the wild asparagus growing on the hillside and the summer flowers everywhere. We did some local trips, to the amazing renaissance hill town of Gubbio and the famous antique market in 'Arezzo, and also spent a day in Perugia which is an incredible mix of designer boutiques and ancient architecture with the odd fancy cake shop for when you need to sit down and nibble something. But in the end the lovely gardens and the pool were just irresistible and we did an awful lot of relaxing and listening to the orioles and the bees buzzing in the lavender. Can't wait to come back next year.
