‘Fallowfield’ is a light and sunny, spacious detached house situated on a very quiet, private road. There is ample free parking with space for two cars off road on the two front driveways and room for more in the traffic-free road outside the property.

The house is spacious and decorated to the highest standard and provides a comfortable and relaxing holiday in a contemporary and well equipped environment. The large open plan lounge, dining room and double-glazed conservatory make it an ideal place for friends/family gatherings. The downstairs double bedroom with its own ensuite being good for grandparents. The kitchen is well-stocked and offers all the excellent facilities one would expect and is open to the dining area. Linked to the kitchen is a good sized utility room and garden access. The secluded rear garden with its delightful summer house, sunny patio and ample garden furniture make it perfect for alfresco dining or relaxing watching sunsets or stargazing in the low light pollution sky. The property has four good-sized bedrooms, two of which have recently-installed modern en-suite facilities. The central family bathroom is light and boasting high quality sanitary ware including a full-sized bath and a separate large walk-in shower.

A pet-friendly atmosphere and easy and ample parking in a quiet location add to this charming house.

Comfortable house in a beautiful area

Great house to hold a family get-together, lots of space and well equipped in a quiet residential area. The location is good for both beach and walking, with lots to do in this beautiful part of the country.

Owner's Response: We are really pleased that you enjoy the house and the surrounding area as much as we and our family do. Recently I took our unsuspecting Cocker Spaniel for a long walk to Covehithe along the secluded North Beach at the base of the large sandy cliffs at Southwold, it was incredible! Apart from a flock of chattering geese resting on the edge of Covehithe Broad, we hardly saw anyone else and had the soft, sandy beach pretty much to ourselves. Daisy was exhausted when we got back.

A pleasant proerty, poorly maintained and lacking attention to detail

1. The front and rear gardens were very over-grown and patios unswept

2. The left-hand drive was a trip hazard with the edges breaking away

3.The kitchen lacked basics such as salt & pepper, washing-up liquid and cleaning materials

4. The kettle was completely furred-up and unusuable

5. A lamp wasn't working in the lounge and the joints in the floor covering shabbily sealed with Sellotape

6 The bedrooms upstairs lacked mats or carpets

7. The roof TV aerial was loose and noisy at night

Not a place that we would revisit.

Owner's Response: We have a Housebook packed with useful information about things to do, local restaurants and amenities and ideas on places to visit. Most importantly, it also has our Housekeeper's phone number so that she can deal straightaway with any problems that arise. As soon as she was notified our Housekeeper replaced the electric kettle, put a new light bulb in the table lamp and our gardener swept the patio of fallen leaves. We couldn't do anything about the high winds that shook the aerial that night, the house is near the sea. We have also since had a new driveway laid. We want our guests to have a marvelous time at Fallowfield and we try to do our utmost to ensure that they do and return happily year after year.

Lovely , bright , well equipped home .

Wonderful holiday home , very spacious and well equipped with comfortable beds and plenty seating for large family groups. Garden is delightful and very peaceful. HUGE bonus for us with four kids was the excellent play park with play field and outdoor gym just a few steps away and shop in the next road. One of the best I've ever stayed in.

Owner's Response: We are really pleased that you and the boys had a great time at Fallowfield and enjoyed the things to do within walking distance of the house. There are also great walks in the countryside nearby. Our favourite is to take our 2 dogs across the amazing wildlife reserve marshes to Southwold Pier, onto the secluded (and dog-friendly) North Beach and follow the soft sandy beach at the foot of the cliffs up to Covehithe (keep an eye on the tide unless you are good at climbing cliffs). Hope to see you all back again very soon.

Lovely house, in a quiet area close to everything you will need.

Stayed here in June 2016, 5 adults and 2 children and had a fantastic time. The house is down a nice quite road just outside Southwold yet just a short walk which is suitable for all ages (I say this as my parents are in their late 70's and my children under 10) to the town center. The house is very spacious with all the amenities you would need for a holiday, 4 large bedrooms (the kids loved the bunk beds) and a large dining room with plenty of space for a leisurely breakfast each morning overlooking the large garden and a spacious lounge to chill out in in the evenings.

As well as being a short walk to the town center there is also a very good local hotel about 5 minutes away and a shop at the end of the road both of which we made good use off.

If I stay in Southwold again I will definitely be staying here.

Spacious accommodation in a good location

Spacious living area. 3 upstairs bedrooms were excellent, including a superb master ...more like a suite. Good location for access to Southwold and surrounding area ...and large playing field opposite with kids playground.

Large kitchen but not the best layout if more than one person was involved.

Good utility area with washing machine ...but no dryer.

Downstairs bedroom was snug for a double with a tiny on-suite - it is a converted garage.

WiFi had good coverage and decent speed.

Good sized garden.

Tips ...lashings of hot water but two of the three showers are simple mixer taps so try to avoid overlapping use or prepare for sudden changes in temperature. Barbecue is small and not in good condition so probably best to use disposables. Do not use the washing machine overnight if utilising the downstairs bedroom. It is the other side of a thin partition wall and sounds like a jet taking off when on fast spin!

There seems to be a issue with the main drain blocking easily. It is mentioned in the welcome book, to be careful what you put down the toilets. We had a problem that greeted us. It was sorted very quickly but be aware to raise the alarm if the downstairs facilities start looking reluctant to drain.

Overall, I would say that most folks would be pleased to stay here but be aware that the downstairs bedroom is a compromise for a double, fine as a single.

Thank you for your detailed feedback and suggestions. Since your stay, over the winter we have had the quirky drainage system replaced with a modern free-running trouble-free system. Bliss! Also, new for 2016 we have also installed a new two-burner gas barbeque and an additional 8 powder coated steel garden chairs and large table for alfresco dining on the patio. Perfect for sitting back with a glass of something nice and enjoying the incredible starry skies we often see from our secluded rear garden.

Delightful,4 bedroom detached family house near Southwold, Suffolk

This light and sunny, spacious house is located close to the famous town of Southwold, a gem on the East coast of England, in the heart of beautiful Suffolk.

'Fallowfield' in the peaceful village of Reydon is close to natural wetlands, a haven for birds and other wildlife. It is situated in a quiet road on the edge of the historic town of Southwold. It is well located for local walks, a well-stocked general store and the award-winning local brewery-owned restaurant, the Randolph Hotel.

The number of stars that you can see on a clear night from the back garden of Fallowfield is breathtaking! A budding astronomers dream!

Southwold with its wonderful Pier, lighthouse, quirky shops, Electric Palace cinema, art galleries, golf course, restaurants, colourful beach huts and soft golden sands is a pleasant stroll approximately 1 mile away. Southwold has a rowing boat ferry and a fascinating working harbour where fresh fish is landed and on sale daily. The property is just 5 minutes drive from the A12 and only 2 hours from London.
