Self contained cottage in grounds of a historic farm in rural Braunston
We offer a self catering holiday cottage situated on the grounds of a seventeenth century listed farm in the rural Rutland village of Braunston, close to Oakham (2M), Uppingham (5.5 M) , Stamford (13M) and Rutland Water (1.5 M). The cottage is surrounded by beautiful cycle routes, country walks and bridal paths and is only a 2 min walk from 2 great village pubs. There are a lot of places of interest nearby, such as historic towns (Uppingham, Stamford, oakham, Lyddington) and historic venues such as Rocking Castle, Burleigh House. Rutland Water offers a wide range of interests, including bird watching, fishing, sailing, kayaking, a water park, a beach, climbing Wall, golf and beautiful walks and cycle rides.
The cottage has 2 large double bedrooms and 1 small box room with a bunk bed. There is an ensuite shower room off the master bedroom with wc and there is a separate family bathroom with bathroom and wc. The cottage has a large open plan sitting room with modern views over a paddock. In spring you will find the new born lambs there! There is off-street parking with ample room for multiple cars. The cottage has a well equipped kitchen as well as a washing machine, dishwasher, ironing board, hair dryers and barbecue (if requested). The entire cottage is heated via an underfloor heating system which works of (renewable) biomass.
We welcome pets, by prior agreement and as long as they are not kept on their own in the cottage. (Both village pubs are dog friendly!). The cottage is ideal for families who want to make the most of the great variety of activities Rutland has to offer. It is very spacious for 4, but can also easily accommodate 6, when the bunk beds are used.
The cottage has a no smoking policy and I am afraid we do not accept parties, hen nights or stag do's.

About Caroline Hammond
We have carefully restored this ancient farm with its cottages over the past 7 years. Its an ancient property, grade 2 star listed dating back to early 1600's As it was very derelict when we bought the property we were able to put in very modern facilities, such as solar energy, biomass renewable under floor heating throughout, but without loosing the character and historic fabric. We love living here and really enjoy sharing it with people who like the outdoors and the piece of quiet of Rutland

An ideal base in a traditional village for touring Rutland.
A cosy cottage, with the benefit of underfloor heating throughout, which was a real bonus during our March stay. Well equipped and very clean. We would change very little but have suggested better lighting in lounge area.

it’s one of the best properties i’ve stayed in - has all the things you’d expect and want. Owner is on site and really friendly and helpful. Rutland Water is close by and is beautiful- a great weekend.

Braunston is very close to Rutland Water Nature reserves which is a fantastic place for birdwatching, sailing, canoeing, windsurfing, cycling and walking. There is a beach and water park for children in the summer.
