A traditional French barn in a quiet location, converted with style into an airy and spacious five bedroom house. There are characterful beams and exposed stonework throughout.
At the heart of the house is an amazing double-height central entrance hall providing ample play space for children if the sun is too hot, or if there is a rain shower. It's also a great space for storing holiday gear, cycles etc.
On the ground floor, the hall leads to the kitchen, sitting room, downstairs shower/utility room, and a separate toilet.
The kitchen has decorative brickwork and exposed stonework. It is equipped with an electric oven, electric and gas hobs, microwave, fridge/freezer, and dishwasher. The kitchen incorporates a dining area for any days when you want to eat inside.
The homely sitting room provides a cool and comfortable place to relax when it is hot outside, with a large exposed stone fireplace. There are plenty of board games in the cupboard and a TV for playing DVDs.
The utility room includes a washing machine with separate dryer and the downstairs shower.
From the hall, a wide timbered staircase leads up to the first floor and an attractive timbered gallery that runs round over the open hall giving access to five comfortable bedrooms (one with ensuite bathroom), and a family bathroom. There are low beams in the gallery (mind your head!).

The house has terraced areas on two sides, one covered by a pergola. There is also a large porch area which provides seating protected from the weather, if necessary. A table-tennis table and barbeque are provided.
The pool is fenced in for safety and includes a paved terrace area with seating and sun loungers and shade, if required.
The house is part of a small hamlet of six houses reached down a short no-through lane. It is surrounded by rough lawn garden with a front courtyard providing plenty of parking space. There is a car port (incorporating an old bread oven!) which provides some shaded parking.
The nearest town (about 5 km) is Riberac with is a typical French market town with a thriving market on Fridays. There are two large supermarkets as well as a broad selection of bakeries, bars and other local shops. There are several restaurants in Riberac as well as a good selection in the surrounding towns and villages
Other nearby facilities include a swimming lake with play area, mini golf course, canoes on the river and picturesque villages such as Aubeterre and Brantome. The vineyards of Bordeaux are about an hour away, Bergerac a little nearer and Cognac a little farther.
The surrounding countryside provides excellent cycling for all grades of cyclists on quiet country roads with a large choice of wooded, undulating or hilly countryside (bring your own bikes).
The house has no central heating so is only suitable in the summer months (June to September)..
