About the property

3 en-suite bedrooms in secluded location, but close to lovely Ballater village.

The picturesque village of Ballater lies in the heart of Royal Deeside. It has a wide range of shops, cafes, restaurants and a supermarket. Knocks Cottage is in a very peaceful location, 3 mins drive from Ballater’s centre, its large garden bordering the quiet Birkhall to Balmoral Castle road. This 19th century, former Royal Balmoral Estate cottage was completely renovated in 2017, refurbished and equipped to the highest standards. Its garden is surrounded by the Royal Balmoral Estate and it is perfectly situated for walking, cycling, skiing, golfing and salmon fishing( by arrangement). There is parking for 4 cars and a large secure store for cycles (cycle racks provided), fishing rods, skis and golf clubs. For the longer days there are tables and benches outside, and a barbecue.

With oil-fired central heating throughout, there are 3 en-suite bedrooms, all with TVs. One ( 4ft 6" double) is on the ground floor with bathroom and shower over the bath. The other 2 are upstairs, each with a shower room. One has a 5ft kingsized bed, the other has twin beds, but these can be made up as a 6ft super-king on request.

There is a very well equipped kitchen with breakfast bar; dishwasher; microwave; fridge/freezer; double oven; 4-ring hob; Krups Nespresso coffee maker, and a wide range of cooking and dining equipment; a sitting room with a 43'' HD Satellite TV; a dining room that seats 6; a cloakroom; utility room with a sink and drainer, washing machine, tumble drier, iron and ironing board and storage cupboards and a separate area with desk and a toy box. A double sided log burner in the original granite cottage gable- end gives the sitting room and dining room an open-plan feel. There is good Wi-fi reception. Children are welcome (a stair gate, cot and high chair are available) as are dogs (but not on beds or sofas, please).

The cottage is ideally placed for walkers and cyclists with miles of local tracks. There are 2 cycle rental companies in Ballater. Wildlife enthusiasts might want to try a Land Rover safari on either the Royal Balmoral or Invercauld Estates, go into nearby Glen Muick to see red deer and, perhaps, the resident golden eagle – or just sit in the garden and watch birds and visiting roe deer. For golfers, there are courses at Ballater, Balmoral and Braemar and for skiers, the Glen Shee centre. Highland cattle enthusiasts will spot the photogenic Royal herd on the road below the cottage. The River Dee flows barely half a mile away and can be fished for salmon and sea trout by arrangement with the Balmoral or Invercauld Estates. Tullich trout fisheries are only 2 miles out of Ballater towards Aboyne.

Of course, the cosy cottage is also an ideal place to spend time doing absolutely nothing but relaxing in warmth and comfort, getting ready to enjoy the scenery and explore the beautiful villages of Royal Deeside.

About Ann Chant

We had been coming to this beautiful area on fishing and walking holidays for 10 years when the chance to buy the cottage cropped up. it was just about derelict and the garden was totally overgrown, but we thought it would be the perfect post-retirement project. We were lucky enough to succeed in our bid for it and have spent the last 20 months transforming it into the comfortable, warm and welcoming place it is today. We get a huge amount of pleasure from it.

Why Ann Chant chose Ballater

The setting is very special - quiet and secluded but only a few moments from the village of Ballater, with its wide range of facilities. Built in the 1840s, the 4 Knocks Cottages are on an iconic row at the Birkhall end of the Balmoral to Birkhall Road. They look lovely from the road and the surrounding woods make it a pleasure to look out from inside the cottage too.

What makes this cottage unique

It's now fitted and furnished to high standards of modern comfort and convenience but it still retains its historic character. It's ideally situated for those who enjoy fishing, walking, cycling and golfing but also quiet walks in beautiful surroundings. And everyone enjoys settling down round the log-burner on an autumn or winter evening, no matter how energetic ( or not!) the day has been.

Mark & Harley enjoyed a pheasant lucnch from Sheridans the butchers to be honest we were there everyday lol.

We had the amazing pleasure of seeing two of the most magnificent, largest stags you could imagine in the woods just past the cottage on the way to Balmoral. We also got into Balmoral as it was open which was great. There was a pheasant shoot just outside the cottage on Saturday morning, Harley was kidding himself on he was part of the gang, if he had been I am sure he would have got it spectacularly wrong lol. However, best part of the day was sitting in front of the fire with a vino 😄 So you can hear we really made the most of it.

Would love to have booked for New Year but definitely going to book for same time next year.

In summary, the whole place was a credit to you.

Simply perfect!

We have just returned from spending a week in this lovely cottage and we really didn’t want to leave.

From the moment we got there in the snow and walked through the door, we immediately felt relaxed and ready to unwind. We were greeted by a fantastic welcome pack, which was not only for us, but our dogs were included in it too.

So much thought has gone into making this cottage a home from home, and the attention to detail makes it truly stand out from the crowd. The kitchen has everything you could possibly want or need, and the whole cottage has been tastefully decorated and furnished. We loved lighting the wood burning stove in the evening, and the little touches like fresh flowers on the tables, and bowls and towels put out for our dogs, made it quite simply perfect.

From our very first enquiry until our return home, Ann was friendly and helpful and we would like to say a big thank you for making us feel so welcome during our stay.

In essence, we would absolutely recommend this cottage, and we are already planning a return trip!

Simply incredible.

Well what can I say. We arrived just as the Beast from the East did. The heavy snow turned this holiday into quite an adventure. The cottage was as everyone has said, better than Home! Loved the kitchen and all its equipment. With our travel restricted we went out on foot for supplies to Ballater and were never on foot for long. The neighbours and locals were very supportive indeed. I love the village and even in the adverse weather shops were open and stocked. The butcher was a delight and the Brown Sugar Coffee shop a welcome in the weather. Ann checked on us and made sure we were warm! The place is truly magical. Our tiny dog who was barely visible in the deep snow loved every minute of her trip. The highland cattle are so beautiful with their snow kissed faces. I can’t wait to come back. Having never visited Scotland (it’s a long way from Plymouth) I have fallen in love and am very eager to see more. The snowy scenery was stunning to look at and I am missing that now I am home. Thank you Ann for allowing us this experience. You were caring and attentive during our visit. We will definitely be back soon. Fabulous memories made.

The best Airbnb we've ever stayed at!

We are pretty avid Airbnb travelers and this place was by far, the best we've ever stayed at. We were traveling with our 4 year old and 6 month old and it could not have been better! Ann was so responsive and had the cottage all set up for us. The house was warm and she had even left some lights on for us. She had a cot all set up for our baby, as well as a high chair. The house itself is laid out well with a fully stocked kitchen (truly every thing that you'd need), a nice washer and dryer (so important when you're traveling with kids!) and comfy bedrooms with bathrooms attached to each of them.

Beyond that, Ballater was a delightful village! We went for a walk out at the Spittal at Glen Muick, which was absolutely breathtaking, and ate lunch at the Rocksalt and Snail three times while we were there. We'd highly recommend both! And the caramel shortcake bars from Brown Sugar are perfection. We would come back in a heartbeat to this place and area. If you're on the fence about it, do it! You won't regret it.

Beautiful cottage in stunning location

Easy to find with sat nav and Ann’s directions. Everything you could possibly need for a comfortable stay, from the lovely welcome pack to water in the dog bowl for our pet. The cottage is spacious and modern with attention to detail in all rooms. All bedrooms are en-suite and the finishing is of a very high standard. The log burning stove is a real focal point in the living area. We are a family of two adults, three teenagers and a dog who will certainly be back, thank you Ann for a lovely stay.

This is a beautifull property, immaculate and of high standard

I will be staying again at this property in the future. It is in a wonderfull location and is beautifully furnished to a high standard. Lovely bathrooms , kitchen is equipped with everything you need and more. There was milk bread tea coffee and much more awaiting us on our arrival. Very thoughtfull of the owner and felt so welcome. The garden us fabulous and everything is available from BBQ to picnic equipment etc. Gorgeous log fire.. tvs in bedrooms and living room. We had a great time and so relaxing. This cottage really is home from home...and more. We really did not want to leave. There is so much to see and a great location for hiking and hill walking and cycling. The village is not far at all.. It has a couple if traditional pubs, the foid from the cafe's is so nice and home cooked. Also there is 2 takeaways , indian and chinese and resturants... i have never tasted such georgous food.
