3 en-suite bedrooms in secluded location, but close to lovely Ballater village.
The picturesque village of Ballater lies in the heart of Royal Deeside. It has a wide range of shops, cafes, restaurants and a supermarket. Knocks Cottage is in a very peaceful location, 3 mins drive from Ballater’s centre, its large garden bordering the quiet Birkhall to Balmoral Castle road. This 19th century, former Royal Balmoral Estate cottage was completely renovated in 2017, refurbished and equipped to the highest standards. Its garden is surrounded by the Royal Balmoral Estate and it is perfectly situated for walking, cycling, skiing, golfing and salmon fishing( by arrangement). There is comfortable accommodation for 6 adults plus a small child. I do get asked about slightly larger parties and will always try to make it work. One additional adult and/or small child can be accommodated, so please ask at the time of booking. The re will be an extra charge of £20pppn though, to cover higher costs of laundry, cleaning, ironing, hot water etc.
There is parking for 4 cars and a large secure store for cycles (cycle racks provided), fishing rods, skis and golf clubs. For the longer days there are tables, benches and recliner chairs outside, and a barbecue outside, overlooking the garden..
With oil-fired central heating throughout, there are 3 en-suite bedrooms, all with TVs.
One ( 4ft 6" double) bedroom is on the ground floor with en-suite bathroom and shower over the bath. The other 2 bedrooms are upstairs, each with an en-suite shower room. One has a 5ft kingsized bed, the other has twin beds, but these can be made up as a 6ft super-king on request.
There is a very well equipped kitchen with breakfast bar; dishwasher; microwave; fridge/freezer; double oven; 4-ring hob; Krups Nespresso coffee maker, and a wide range of cooking and dining equipment; a sitting room with a 43'' HD Satellite TV; a dining room that seats 6; a cloakroom; utility room with a sink and drainer, washing machine, tumble drier, iron and ironing board and storage cupboards and a separate area with desk and a toy box. A double sided log burner in the original granite cottage gable- end gives the sitting room and dining room an open-plan feel. There is good Wi-fi reception. Children are welcome (a stair gate, cot and high chair are available) as are dogs (but not on beds or sofas, please).
The cottage is ideally placed for walkers and cyclists with miles of local tracks. There are 2 cycle rental companies in Ballater. Wildlife enthusiasts might want to try a Land Rover safari on either the Royal Balmoral or Invercauld Estates, go into nearby Glen Muick to see red deer and, perhaps, the resident golden eagle – or just sit in the garden and watch birds and visiting roe deer. For golfers, there are courses at Ballater, Balmoral and Braemar and for skiers, the Glen Shee centre. Highland cattle enthusiasts will spot the photogenic Royal herd on the road below the cottage. The River Dee flows barely half a mile away and can be fished for salmon and sea trout by arrangement with the Balmoral or Invercauld Estates. Tullich trout fisheries are only 2 miles out of Ballater towards Aboyne.
Of course, the cosy cottage is also an ideal place to spend time doing absolutely nothing but relaxing in warmth and comfort, getting ready to enjoy the scenery and explore the beautiful villages of Royal Deeside.

About Ann Chant
We had been coming to this beautiful area on fishing and walking holidays for 10 years when the chance to buy the cottage cropped up. it was just about derelict and the garden was totally overgrown, but we thought it would be the perfect post-retirement project. We were lucky enough to succeed in our bid for it and have spent the last 20 months transforming it into the comfortable, warm and welcoming place it is today. We get a huge amount of pleasure from it.

The setting is very special - quiet and secluded but only a few moments from the village of Ballater, with its wide range of facilities. Built in the 1840s, the 4 Knocks Cottages are on an iconic row at the Birkhall end of the Balmoral to Birkhall Road. They look lovely from the road and the surrounding woods make it a pleasure to look out from inside the cottage too.
What makes this Cottage unique
It's now fitted and furnished to high standards of modern comfort and convenience but it still retains its historic character. It's ideally situated for those who enjoy fishing, walking, cycling and golfing but also quiet walks in beautiful surroundings. And everyone enjoys settling down round the log-burner on an autumn or winter evening, no matter how energetic ( or not!) the day has been.

Everything was great - should be 6 star!
Surpassed all of our expectations. Cottage has everything you could possible need and is modern and spotlessly clean in all respects. The grounds are beautiful and perfectly maintained. Location is super for day trips and Ballater has good restaurants and a Coop market for all your food needs. To top it off Ann Chant is a gracious owner and is very accommodating if any glitches should arise. This has to be our favorite place to return to. You won't be disappointed!......Jim & Trish Keller
It was such a pleasure to host Jim and Trish as they visited this part of Scotland from their home in the US of A, especially as Trish has family connections here.They and their friends were perfect guests. They seemed to make the most of every minute of their stay here, but if there is anything they didn't manage to visit or do this time - or they'd just like to repeat the experience -, it would be lovely to welcome them back again. Lovely cottage in a great location.
Lovely cottage with great facilities, nicely decorated and looked after. Situated close enough to Ballater for emergency shops while being located in lovely countryside.
Absolutely amazing, this cottage and proprietor are top notch.
It is hard to find a starting point to describe this exquisite property. Everything was so well laid out, sharply decorated, and clean as a whistle. There are 3 very well-appointed ensuite bedrooms: a top of the line laundryroom (which was a welcomed sight after two weeks touring Scotland); and, a gourmet kitchen which overlooks a bright livingroom and a two-sided woodburning fireplace (which, by the way, also faces a lovely diningroom set for 6). There are two outdoor tables and chair sets for picnics overlooking the expansive private garden (complete with wandering wildlife). The setting for this lovely cottage could not have been better placed. It is obvious that my husband and I cannot say more profoundly how much we enjoyed our stay. So much so that we immediately got online within one-half hour of arrival to see what other dates Ann had available and booked a second stay before we head back to the States. It was as comfortable staying at this cottage as it is at our own home. My opinion is that this property will book quickly, and if you have any interest to stay there, act fast!
I'm delighted that Nancy and Jim were so pleased with both the cottage and this lovely area. We've got several repeat bookings now and some other guests have done so on their first day - but no-one else has decided to return within a fortnight! We will do our best to make sure their second stay is as good as their first.

Ann went above and beyond making sure our stay was perfect . The cottage was beautiful, comfortable and well equipped. The setting was peaceful yet accessible to all amenities.

A beautiful cottage in a wonderful area
We've just returned from staying in Knocks Cottage for a week over Easter, it's without doubt the nicest property we've ever stayed in and Ann was the perfect host, from her communication prior to arrival to leaving welcome gifts for us and our children!
The cottage itself is lovely and was spotlessly clean (not like some places we've stayed!) There were only 4 of us (plus our dog) so we had loads of room, the bedrooms are big and there's plenty of room in the living / kitchen areas to accommodate more people, everywhere is decorated beautifully as you can see from the pictures and all the appliances etc are very high spec too. One thing that was really helpful is that Ann left all the basics in the kitchen for us to use such as tea, coffee, salt & vinegar etc (plus loads more!) this is great as it means you don't have to buy loads of stuff and end up bringing back half empty bags of sugar.
As far as location, if you want to get away from it all then this is the place for you, I don't think I've ever been anywhere so peaceful. The cottage is surrounded by woodland and the garden is huge, twice when driving back to the cottage we had to stop to let deer cross the road so it gives you an idea what it's like.
Despite being in away from it all, the cottage is only a couple of minutes drive from Ballater, this was a nice village and has quite a few places to eat, we had great meals at the Rothesay Rooms & Rock Salt & Snails café, the Chinese takeaway and Indian (India on the Green) we're also very good. We also ate at the Alexandra Hotel and Deeside Inn, these places were OK but not great. One place I would definitely recommend is the Boat Inn in Aboyne, this is about 15 minutes drive from the cottage but is well worth it.
As far as things to do, there was plenty to keep two kids (8 &12) and a dog entertained for a week, we visited Glen Muik which was stunning, Balmoral Castle which was interesting and even went Skiing for the day at Glen Shee, if you do this then we hired our gear from a place called Gulabin Lodge, they were really helpful and also offer ski lessons and outward bound activities.
All in all Knocks Cottage is lovely and in a perfect location if you're looking for a break in the Highlands. We didn't want to come home and will definitely be returning.

Five star accommodation in a glorious setting
We have just returned from a long weekend at 1 Knock Cottage and It was absolutely ' perfick'. The cottage itself is decorated to a very high standard throughout while maintaining a cosy welcoming feel to it. We didn't want to leave.
It is close to Ballatar and Braemar so no shortage of eating places, but the cottage is so well equipped that it is easy to cook and eat there.
Loads of things to do in the area if you like outdoor pursuits.
I cannot recommend this highly enough and look forward to a return visit in the not too distant future.
It's really rewarding to know that you all had such an enjoyable time, both in the cottage and in this beautiful area, Helen. It would be a pleasure to welcome you and your family back again - you were absolutely model guests.
HM The Queen's Scottish residence, Balmoral Castle, is only 6 miles up the road. It is open to the public from Easter til the end of July. The Royal Lochnagar Distillery is half a mile before the Castle.
