2 bedroom, 2 bathroom apartment with lift access

This lovely, bright and spacious 2 bedroom, 2 bathroom apartment is in a private development located in the West End of the city centre. It is just a 10-15 minute walk to Princes Street and less than a 10 minute walk to Haymarket train station. The location otherwise is beautiful and tranquil being next to the Water of Leith walkway while the Galleries of Modern Art are a 5 minute walk away.

The property is on the second floor and it benefits from lift/elevator access. The accommodation comprises; entrance hall, 2 double bedrooms, master bedroom with en suite shower room and the second bedroom.There is a main bathroom and the living room has a comfortable L-shaped sofa with flat screen TV and DVD player. The kitchen is well equipped with a washing machine and dryer, electric oven and microwave.

Quiet location, basic accommodation.

The listing description is accurate but it is more about what it doesn't say.


It is spacious. There were 7 adults and even when all of us were in the living room it didn't feel cramped. The bedrooms are large, however we moved the sofa bed to the living room because there would not have been enough comfortable seats for 7 and there would have been 5 adults sleeping in the same room.

Having 2 bathrooms was a bonus.

The private development was in a very quiet cul-de-sac and there no noise from neighbours.

It was a 10-15 minute walk to the start of Princes Street.

Easy access to the Walk of Leith between the houses in the cul-de-sac.

Dishwasher tablets were provided as were hand soaps and toilet roll.


Under facilities it states there is parking for one car. There is on street parking between 5.30pm and 8.30am weekdays and all weekend. However between 8.30am & 5.30pm weekdays parking is for permit holders only and wardens patrol the area daily. There are 2 visitor spaces in the cul-de-sac on a first come first served basis. This is not made clear on the property description. Francois only explained this on arrival and also stated that there was an option to pau £7 per day to park on a neighbour's driveway. The closest alternative free on-street parking is 15 minutes away. When choosing the property we had searched for properties with parking.

Hot water - there was only ever luke-warm water in the kitchen with low pressure. After two people had a shower there was no hot water left so make sure you use the booster switch.

Furnishings & carpets are dated and stained. The apartment needs some updating.

The dining table only seats four people.

Walking distance to Princes Street is accurate but it is another 10 minutes to the Royal Mile and significantly more to some Fringe venues. Typical taxi fare to Fringe venues such as Pleasaunce and University area £10.


It is a place to sleep and little more.

Edinburgh at Festival time is expensive and this seemed a relatively reasonably priced apartment before booking. We are not overly picky about accommodation but we were disappointed as this appears to be a money making facility with little thought for guests in terms of the quality of accommodation and the accuracy of information provided.

Clean, comfortable and convenient

We arrived in the afternoon and had no trouble finding the building or with meeting Francois. The apartment was as advertised, clean, simple and tidy, well appointed throughout. The beds were comfortable and very clean. The bedroom lighting was a bit too subdued to sit up and read by, so I was grateful for my e-reader. The bathrooms were clean and well equipped. A hook or rack for bath towel and change of clothes would be appreciated, and the hand held did not stay engaged, but there was plenty of hot water for the tub. Surprisingly, there was no bath soap on hand that I could find, and no hair dryer, but I always carry small bath bars and my short hair was dry before leaving every morning. Francois was very nice, supplied us with information, maps of the area, etc. Every place has its own 'character', which is the joy of this type of rentals. This apartment was in a good location, minutes walk from Princes Street for restaurants, shopping and entertainment. It is safe, quiet and convenient. For business or pleasure, I would recommend this apartment and hope to have access on our next trip.

Jubilee Weekend at Sunbury Place

This was a lovely comfortable flat that my family enjoyed staying at during our four day break in Edinburgh. Francois the owner was superb and very helpful as this was a last minute booking. The flat is spacious, very clean and had all the provisions required for self catering. It is located in a little tranquil, picturesque part of the city, yet a 10 minute walk takes you to the top of Princess Street and all the major attractions are within easy reach. A little gem and would book again when we want to revisit this amazing city.

Nice Stay

I was 4 days in the apartment with my family and my family in law, we had a great Stay, the flat its quite good located and has all the falicities for some days. The host Francois was very nice and he explained to us all our questions about restaurants, supermarkets,etc.

The only thing we missed was the pressure of the water in the shower of the big bathroom didn't work well.

Buena ubicación y tranquilidad

Pasamos 6 dias en total 2 parejas con 3 niños. El apartamento está muy bien situado a 20-25 minutos de las calles principales ( a paso de niño ). Las habitaciones son amplias y confortables. Tienen armario empotrado. Una de ellas con baño y, otro baño en el pasillo ( con poca presión de agua por lo que para ducha no nos sirvió , pero si para un baño relajante...). La cocina es cómoda y equipada. Lavadora/secadora, lavavajillas, nevera... Salón comedor amplio.

El propietario Francous, nos recibió a la llegada en la calle y nos enseñó el apartamento, sus " trucos " , y la situación de supermercados, zonas principales, etc... Muy amable y servicial. De reseñar que tuvimos un problema con el frigorífico y al dia siguiente, teníamos frigorífico nuevo y nos repuso el importe de la comida que se hechó a perder. Un caballero!!!

Lovely hogmanay in Edimburgo

Llegamos el dia 27 y allí nos esperaba Francous para darnos la bienvenida y mostrarnos el apartamento. Nos los enseñó y nos dió indicaciones y mapas de zonas más importantes y supermercados. El apartamento está en una zona muy tranquila, a 20 minutos de Princess Street y a 25 de la Royal Mile o el Castillo de Edimburgo ( estos tiempos a paso de niño , pues íbamos con 3...). Tiene 2 habitaciones grandes, una cómoda cocina y 2 baños: en uno de ellos no te puedes duchar ( poca presión ), pero si darte un relajante baño. La cocina está bastante equipada para sobrevivir. La nevera es pequeña pero para los dias que estuvimos (6 ), fue suficiente. Señalar que se rompió la nevera, y el propietario al dia siguiente compró una nueva y nos repuso el importe de la comida que se hechó a perder. Un grandísimo detalle!!. En la casa estuvimos 4 adultos y 3 niños con relativa comodidad. Sólo agradecer al propietario Francous su amabilidad y profesionalidad. GRACIAS!!!

Located in the West End of the city centre this is just a 10-15 minute walk to Princes Street and a 5-10 minute walk from Haymarket train station. The property sits just next to the Water of Leith which is a lovely riverside walk way running through the heart of the city. Less than a 5 minute walk away are the Dean and Belford modern art galleries.
