Inoltre, trovandosi in prossimità di un’eccellente intersezione di strade a scorrimento veloce e a metà strada tra Monte San Savino e il labirintico borgo fortificato di Lucignano, raccoglie intorno a sé i centri storici della Toscana più famosa, come Cortona, Pienza, Montepulciano, i paesi del Chianti, Siena, Arezzo, Firenze e anche la vicinissima Umbria. PRIVATE STRUCTURE. In the centre of the Chiana valley around Arezzo, south of the hills of Chianti, and surrounded by a stunning natural environment made up of hilly landscapes, oak woods and olive groves, stands a delightful stone-clad house with its welcoming, rustic interior, traditionally furnished with taste and comfort, that has preserved the warmth and charm of old farmhouses. Smirandola is the ideal destination for those wishing to spend a few days away from the hustle and bustle because it ensures privacy, tranquillity and relaxation thanks to its discreet secluded position, with well organized outdoor areas and a large pool set in a garden planted with lawn and olive trees that, to the south, looks out over the contours of Monte Amiato. From this position, climatically perfect at 421 m above sea level, there is always a cool breeze carrying the many scents of Mediterranean herbs, even on hot summer days. Also, being close to an excellent intersection of fast roads and halfway between Monte San Savino and the labyrinthine fortified borgo of Lucignano, it is surrounded by some of the most famous historic centres of Tuscany, such as Cortona, Pienza, Montepulciano, the Chianti villages, Siena, Arezzo, Florence and also nearby Umbria. Please note: In a nearby annex live the caretakers who will not disturb the privacy of the guests nor interfere in the use of the park and pool which is for their exclusive use.

The house has two floors connected by an internal terracotta staircase, covering about 225 sq m. Along the front façade, facing the pool area, stretches a large veranda, furnished with sofas and dining table, which leads to the open-plan living area, with built-in kitchen and fireplace, dining table and lounge area with satellite TV, and to a double bedroom, served by a bathroom with shower and laundry area. The bathroom has two entrances and is directly accessible from both the bedroom and the kitchen. The staircase leads up to the top floor with a hallway leading to a bathroom with tub, a double bedroom and the study with double sofa bed which leads on to the last double bedroom (with dividable bed 1,80 m wide) with ensuite bathroom with shower.
Smirandola is surrounded by a large green park, set in the tranquillity of the countryside, that extends for about one hectare amongst olive trees, lawn and a rich Mediterranean vegetation of bushes, flowerbeds and tall trees. The veranda, opening out to the garden, and the large stone gazebo close to the pool area have both been set up with seating areas and tables, providing two places to sit and dine. At disposal there are a wood oven and a portable barbecue. The property is situated within an enclosed estate of about six hectares, bounded to the south by a thick patch of woodland (and directly accessible from the garden through a few gates), crossed by lots of passable paths, where hares, porcupines or deer can often be seen. A large area at the end of the access drive, next to the house, is reserved for parking.
Rectangular with Roman steps, the pool is about 25 m from the house and is reached across an area of flat lawn. It measures 6 x 12.5 m with the depth varying from 1.20 to 2 m and is lined in PVC with salt purification. On the stone border surrounding the pool are sunbeds shaded by olive trees. There is a cover for the night and the pool can be heated (no extra charge), ensuring a temperature at least of 25 degrees even in May and September. Next to it is the gazebo with dining and seating area, with lighting so that it can be used both during the day and at night. The pool is open from the last Saturday of April to the first Saturday of October.

The area of the Chiana valley around Arezzo was, in ancient times, densely populated by the Etruscans. Traces of this civilization can be found everywhere in the extensive territory that stretches from Arezzo to Siena. But the most striking feature of this corner of Tuscany are the many little medieval towns perched on hills that are more or less high, such as Civitella della Chiana, Lucignano, Castiglione Fiorentino and Monte San Savino that blow visitors' minds before the old fortresses, churches and town walls protecting the old town centres which often preserve impressive churches and architectural masterpieces. Wandering through this amazing territory, easily reached from the A1 Motorway (the Autostrada del Sole), you come across beautiful castles that take you back in time, like Gargonza, Marciano and Montecchi Vesponi, to name only the most relevant. Smirandola is located between the towns of Lucignano and Monte San Savino. Lucignano is a splendid fortified borgo set on a hill overlooking the Chiana valley, about 414m above sea level in southern Tuscany and very close to Umbria. Of Etruscan-Roman origin, it had its moment of greatest glory during the medieval period to which date some of the most important artistic and architectural remains preserved within the walls, such as the town hall and the religious buildings, like the Church of St. Francis and the Collegiate Church, containing frescoes of great value. The great vitality of the town is expressed in the many food and wine initiatives and the cultural and folk events that exalt and promote the typical traditions, the agricultural produce and the local handicrafts. Monte San Savino, about 10 km away, is the reference point for daily shopping, for the train station (on the Arezzo and Chiusi line) and for the nearest motorway exit. The property is easily accessible from the regional airports of Tuscany (Florence, 110 km away and Pisa, 171 km away) and from that of Perugia (87 km away) and is ideally placed for visiting a large part of central Tuscany (the Orcia and Chianti valleys and the Crete Senesi), the principal art cities of Arezzo, Siena and Florence and all the most beautiful spots of the nearby region of Umbria. A short distance away are riding stables (Lucignano), tennis courts (Sinalunga Lucignano), the golf course at Valdichiana (9 holes), the fun-filled Saltalbero adventure park in Rapolano Terme (for adults and children), a lake suitable for swimming and fishing (Lake Calcione) and shopping centres (at Sinalunga and Foiano della Chiana). The bus stop to Monte San Savino closest to the property is about 2.8 kilometres away, near a restaurant.
