Lairdsgate - a cottage that sleeps 5 guests in 3 bedrooms
Throughout the year, the view to the Firth of Forth and the May Isle never fails to fascinate. In the summer, fishing boats and yachts sail up and down the Forth, whilst in the winter, from the warmth of the cottage, one can see the waves crashing onto the island. The cottage has a private garden but shares a large children's play area equipped with swings, see-saw, sand pit, play hut and a small football pitch with goals.

DIRECTIONS FOR KEY COLLECTIONAll keys are collected from our main offices, as below, do not go directly to the property unless you have booked for on of our staff to meet you at the property at the time of booking.The keys will be available from 4 PM onwards, departure is at 10 AM. To collect the keys you should follow the directions below.DIRECTIONS TO KINGASK OFFICE/RECEPTION:From the Forth Road Bridge take the A92 and follow signs to St. Andrews. Leave St. Andrews on the A917, keeping left to the Crail Coast Rd. Approximately 2 miles from St. Andrews on the left hand side, directly opposite Spinkstown Farmhouse B&B, is the entrance for Kingask House (2 Sandstone pillars at the entrance leading to a white house surrounded by trees). Once you get to the top of the drive follow signs for the office/reception. The postcode is KY16 8PN if you wish to use a route planner. If you have any questions do not hesitate to contact us, tel. 01334 472011. We look forward to seeing you.If there is nobody at the office when you arrive the keys will be in an envelope with your name and property booked printed on it, this will also include detailed directions on how to get to the house.

<br /> All prices include UK VAT<br /><br /> <br /><br /> <br /> Extras <br /><br /> Extras should be added at the time of the initial booking and will be confirmed and listed on the booking confirmation. Extras can be also be added up to 4 weeks in advance of the arrival date, and confirmation of any additions means that a new booking confirmation will be issued. If extras are not present on the confirmation, then they will not be present at the property for the let. Extras can be provided after arrival (subject to availability) but will incur an additional fee of £20 on top of the standard charge for the extra.<br /><br /> <br /><br /> Bedroom Format - (No. of twins, doubles, triples)<br /><br /> Many of our properties offer alternative formats for bedrooms, for instance a twin can be made up as a double if the hirer prefers. The format for the bedrooms for the house can be selected in the property options, and there is no additional charge for altering the layout of the bedrooms at the time of booking. Booked formats can be changed up to 4 weeks in advance of arrival, a new confirmation will be issued, after arrival the format can be changed for a fee of £20 per bedroom.<br /><br /> <br /><br /> Cancellation<br /><br /> In the event of cancellation, notice of cancellation must be sent by email (a confirmation of receipt from our office must be obtained) or recorded delivery letter. Holiday insurance should be taken with a suitable provider.<br /><br /> <br /><br /> Once a booking has been made the following charges apply to cancellation or change of accommodation:<br /><br /> <br /><br /> more than 6 months prior to start of booking - 10% of deposit<br /><br /> within 6 - 3 months prior to start of booking - 25% of deposit<br /><br /> within 3 - 2 months prior to start of booking - 50% of deposit<br /><br /> within 2 - 1 months prior to start of booking - 100% of deposit<br /><br /> within 4 - 3 weeks prior to start of booking - 50% of full cost of holiday<br /><br /> within 3 - 2 weeks prior to start of booking - 75% of full cost of holiday<br /><br /> within 2 - 0 weeks prior to start of booking - 100% of full cost of holiday<br /><br /> <br /><br /> The proprietor reserves the right, under circumstances beyond control, (e.g. fire damage or the interruption of utility supplies) to change the booking to a property of a similar standard and grading. Should it not be possible to offer an alternative holiday property, the rental paid will be returned in full to the hirer and the hirer shall have no further claim against the proprietor. At the proprietor's discretion, well behaved pets are welcome (refer to the property listing), but should not be allowed in bedrooms, on furniture or left unattended at any time in the property.
