Situated below the mediaeval village of Radicondoli, west from Siena, is located this characteristic farm house, recently renovated in keeping with the traditional style and character, with wood beams and terracotta floors, furnished in a comfortable, rustic style. Internally the house offers cosy rooms, is furnished with great love for details and provided with modern facilities. This property enjoys an exceptional view over the Chianti hills, taking in the towers of San Gimignano and stretching as far as the Apennines. The villa offers total privacy! The cottage is reached by approx. 250 meters of steep track. This self standing villa is surrounded by an extensive garden and provided with an inviting (4x8x1,40 m. depth) private pool available from May to October, and a panoramic terrace for eating and relaxing in the open air.

Access into the living room with fire place, kitchen/dining room with access door onto the furnished terrace, 1 double bedroom, 1 bathroom with shower/wc. Staircase to the first floor (12 steps, height 23 cm).

Just about 300 m. from the villa and easily reachable on foot is Radicondoli, which offers all essential services (food shops, restaurants, bank, tennis-court, etc.).
The larger town with all kinds of services is Colle Val d’Elsa at approx. 27 km, San Gimignano 35 km, Siena 40 km, Florence 75, Pisa 95 km, whist the beaches of the Tuscan coast are within easy reach, at less than an hour's car journey away.
Tuscan villa was very private and scenery over hills was great with outstanding sunset. The swimming pool area was excellent.The driving path is really steep and quite challenging for driving and walking. TV-satellite only including mostly exotic unknown foreign (religious) channels. The villa was cosy and beds were good. The kitchen facilities should have more quality at this price.
The village Radicondoli was a little disappointment for us. The services were limited, no supermarket under 30 km. There are three restaurants in the village and in summertime you need to make a reservation. From Radicondoli it takes 30 minutes to main roads and you are not able to visit many towns during a day. For instance it took over 2 hours to drive to Pisa.
The villa is rustic but well equipped and in a great position. Amazing views across the Tuscan countryside, open but private, with its own little vineyard. The best bit is the village up the hill, with three lovely little restaurants that are in easy walking distance, although easier coming back down the hill.
We were a party of 4, me, my wife and two kids. This property is fantastic and the hosts are easy to work with. Everything works and the pool was great. The views and the town above are all well worth the price of this villa. The restaurant in town, La Pergola, is well worth the trudge up the hill!
Fantastic example of a quaint Tuscan villa in a great location with a beautiful local village within walking distance. Cottage is very clean, has plenty of room, is cool without the necessity for air conditioning. Pool has excellent views is private and is clean, just the write size. Owners where very nice and ameanable. Local restaurants have excellent food that's good value ( if you order the right dishes) with brilliant views.
The track up to town is steep but we walked it twice a day with no complaints.
I woul recommend a hire car Siena is only a short drive away.
All in all a great villa highly recommended and we are booking again this year.

Upon receipt of the booking confirmation the customer will pay within 3 working days an advance of 30% of the full amount . The outstanding balance must reach Villa in Med at least 45 days prior to the start of the lease. Upon receipt of the oustanding balance the customer will be sent the lease voucher with driving instructions to the villa and key-holder contact details.
