Ascott is a small hamlet in the South of Warwickshire.
Wytons Piece Farm is situated in a tree lined valley, just outside of Ascott. There are quiet lanes, undiscovered footpaths and uninterrupted views. Open farmland surrounds Top barn and we look forward to showing you this part of The Cotswolds.
Local attractions are Chipping Campden, Broadway and Stow on the Wold and there are Gardens at Hidcote, Kiftsgate and Sezincote. Warwick Castle is 20 miles to the North. Blenheim Palace is 20 miles to the South.
Ascott is 19 miles south of Stratford-upon-Avon; 22 miles north of Oxford and 12 miles from the market towns of Moreton-in-the-Marsh and Banbury.
Top Barn was originally an old agricultural Cotswold stone/brick barn it now has five bedrooms/three bathrooms/two kitchens. sleeping up to ten people- it is in two parts Top Barn and Wytons Piece. Surrounded by grass fields, it has its own stone-walled south-facing courtyard. In December 2017 Visit England has awarded Top Barn a Four Stars Gold rating.
Top Barn has a front door from its own gravel parking area. The property has underfloor heating downstairs with radiators upstairs. One half of the property is unconventional with two bedrooms/bathroom downstairs and a kitchen/living room on the first floor.
You enter through a door into a hallway/utility area that has a tiled floor. There is a washing machine with an integrated tumble dryer in a cupboard to the right and an old church pew to sit on to take your boots off in front of you. The door to the link hall with Wytons Piece leads off to the right-details of Wytons Piece follow below.
Going through a door to the left the first bedroom on the left has two 3' divan beds with a tiled floor and rugs. Between the two bedrooms there is a bathroom with a steel bath and a separate large walk in shower and a heated towel rail. The bedroom at the end has a king size 5' divan with a tiled floor and rugs. This room looks out onto the courtyard which can be accessed from this bedroom.
Stairs lead off the hallway to the first floor. At the top of the stairs to the left is the kitchen/dining area which is fully equipped with an electric oven, hob, hood, large fridge freezer, microwave and dishwasher. There is a pine dining table and four chairs with breakfast bar and two stools. There are exposed beams and a high ceiling. On the right-hand side are two sofas and a 32" TV with a DVD player.
When you go down the steps to the link hallway with Wytons Piece you turn left in to a passage way that connects both properties.
Immediately on your left is a kingsize bedroom with a large ensuite shower/wet room and wc. Thie room has underfloor heating.At the end of the passage way is a large (18' x 45') living room with a wood burning fire seating in 2 sofas and a chair with a dining table that seats 10 people. This room has underfloor heating. This leads on to a large kitchen with an electric double oven, dishwasher, washing machine, fridge freezer, microwave and toaster/kettle. There are are elm beams and a 3' deep breakfast bar with two stools. This room has underflooor heatingA passage way leads off the kichen-immediately on the left is a twin bed room with two 3' wide twin beds. Next on the left is a family bathroom/wc with a steel bath and a shower rail over the bath. Next to this is another kingsize bedroom with underfloor heating.
We think that this property is ideal for an extended family to come on holiday in The Cotswolds. As there are two living rooms, two kitchens,two courtyards. Each part is it own entity and it would enable an extended family to spend as much(or little!) time with each other as they would like.
Limited Wifi is available suitable to read emails but not to watch films. No Dogs in this property except assistance dogs.
There are great views of the grass valley. The property is not over looked. There is enough parking for 6 cars-off the road.
Cots and high chairs are available on request. The property is centrally heated. All linen/towels are provided.

Perfect in every way
The most beautiful property with everything that you could hope for. Idyllic location and fantastic views. Very high standard furnishings and kitchen, bathrooms etc. Couldn't have asked for more.
Fantastic Barn Conversion
Eight of us stayed here (In Wyton's Piece and Top Barn) in September. We were 3 generations of a family from 23 years to 83 years and the two connecting barns were perfect. The photos do not do it justice. It has got to be seen. There is so much space and we never felt on top of each other. Everything is very well thought out and the barns have been beautifully converted and furnished. Very clean and very well equipped. The large dining table (seating 10 people) in Wyton's Piece was wonderful for meals and playing Trivial Pursuit. I could live here!
Communication beforehand with Karen and John was good and Karen was friendly and helpful when we met her. There is plenty of information in both barns on the local area and places to visit.
Lovely location with wonderful views. You definitely need a car to get around but plenty of lovely villages nearby to visit. Plenty of parking.
We were celebrating my parents' 60th wedding anniversary and we can't wait for another celebration so we have an excuse to go back!
One tip - don't forget to take shower gel as this is not provided (the ONLY item that none of us packed!) but everything else you want or need is here. There is even a toy box for children which I understand from Karen is a big hit with little ones.
