Located a mile from Petworth and less than a minute's walk from the Horse Guards Inn, 2017 Good Pub Guide 'pub of the year', we are set in a lovely part of the South Downs National Park overlooking the Rother Valley in West Sussex.
We back onto the wonderful 700-acre deer park landscaped by Capability Brown and are a fifteen-minute walk from Petworth House and the market town of Petworth, known for its antiques, arts and culture and host to some delicious restaurants, cafes and award winning deli's!
A lovely private space to one end of our family home with its own private entrance, grassed area and courtyard.
We have just completed a thorough renovation of your space that was completed in April 2017. Your room, courtyard and space sits within a calm and relaxing atmosphere, perfect for a cosy romantic break, exploring the National Park, or simply an escape from that busy life we all seem to lead. What ever your reason, Simplicity, Comfort & Charm awaits you.
Your space offers a 'smart' TV with freeview and connectivity to your devices, free high speed WiFi connection, extended USB charging point, silent running fridge, tea and coffee making, hot water throughout the day together with iron/board and lovely soft towels within your private shower room.
Several steps lead up to your own private approach and external entrance, passing a grassed area into your private courtyard area with rustic table and chairs. Seat pads are provided to ensure your comfort while enjoying a glass of wine or a cup of coffee outside.
We have also installed a 'Masterlock' wall mounted anchor point, cable and heavy duty lock within a partially covered external area immediately outside of your space for those who are enjoying the local area on bikes and require secure storage.
Your space forms part of our family home, however we have made every effort to ensure you enjoy your privacy and stay.
Your own private entrance ensures freedom of movement without the restrictions that a communal entrance can at times present.
The courtyard and grassed area to the rear and side of your space adds to that privacy and also provides you with your own area to enjoy.
Private parking for one vehicle is provided. If you require any further parking please do speak to us and we will ensure that your second car is parked nearby.
A few other little extras are also provided for your comfort and relaxation!

Having spent twenty five years travelling through work I truely understand how we all enjoy those little things that make a difference when away from home. I have taken some of those ‘creature comforts’ from far and wide and packaged them up to ensure that your precious time away from home is equally as comfortable! I also love the area we live in and hope that we can give you a little glimpse into all the lovely things to see and do in the region and how best to enjoy them. You will find some very helpful information when you arrive!

We fell in love with the location. With a lovely 12th Century Church overlooking the property from the rear and great views from our upper garden over the Rother Valley and on to the South Downs to the front coupled with Petworth House and Park with its wandering herd of fallow deer makes the location, with its easy accessibility to London and the transport hubs within the South East an ideal location for family life. In April 2017 we completed a full renovation of your room and space to ensure that you can enjoy the ‘Simplicity, Comfort & Charm’ that we have created in this lovely location.
What makes this Bed And Breakfast unique
The location! A stone built 12th Century church, which when lit at night provides a stunning back drop for our property and features in paintings by Turner and Constable. The Rother Valley rolls away from the front of The property and some four miles distant rises up to the South Downs. Sat within an area of outstanding natural beauty and within the South Downs National Park you have direct access to Petworth, West Wittering Beach, Brighton, London, Heathrow, Gatwick and the South Coast ferry terminals. 1)Goodwood Aerodrome, Golf and the renowned festival of speed are all located within twenty minutes of Church Combe, together with Goodwood Breakfast Club, which is a free car event five times a year, on a Sunday morning (a must!)
2) Cowdray Estate offers Golf, shooting, Polo and Farm shop with Cafe/Restaurant
3) Woolbeeding Gardens, a hidden gem within the National Trust with a lovely tea room. A wonderful summer treat!
4) Brighton for its huge variety of shops and culture. There are some lovely restaurants down the 'Lanes'
5) West Dean Gardens for an array of events throughout the years such as the 'Chilli Festival'!
6) Weald and Down museum in Singleton on the South Downs. A facinating range of historical buildings from throughout the ages
7) Bignor Roman Villa, a Roman Palace find at the base of the South Downs with its fabulous Mosaic
8) The Queen Elizabeth Oak, Cowdray Park, one of the UK's most famous trees (5 mins drive away)
