Just outside Morzine, this comfortable and sunny new apartment has a spacious open plan design, high vaulted wood beam ceilings with 3 large balconies that provide exceptional views of the surrounding mountains. The apartment occupies the whole of the top (second) floor of the building so easily accommodates 6 people, with 3 bedrooms and 2 bathrooms and the bonus of underfloor heating throughout. The very large and well lit living area is adaptable to the different needs of all the family or group of friends - there is plenty of room and seating to relax at the end of the day, and TV & DVD and broadband internet are all available. The well designed & equipped open plan kitchen and adjacent dining area makes life easy for those who enjoy cooking, dining and wining at home. A Savoyard restaurant and bar a short walk from the apartment is a convenient alternative at the end of an active day. There is a private parking space and secure storage for skis, boards, & bikes.

Morzine and the surrounding area is a great all-year round destination for holidays; Apartment Octavia is a convenient base for exploring everything that is on offer. The open style of the apartment with its large windows and balconies gives an outlook on the constantly changing mountain scenery in all directions. Winter is not only down-hill skiing and boarding - support Morzine's ice hockey team, the PIngouins; try snow-shoe walking; ski de fond; watch the Grand Odyssey Husky Race or even try husky sledding yourself. The large indoor swimming pool complex, opened January 2012, is a welcome new addition to the existing outdoor pool.

The summer calendar is packed with local events and activities and the various lakes close by are popular for picnics, swimming, a gentle stroll or fishing. For the activist, there is white water rafting, parapenting, tennis, horse riding, canyoning, as well as walking and cyclng. In relaxed mode, take a drive down to Lac Leman and wander around the spa towns of Thonon and Evian, or Yvoire and perhaps a boat trip aross the lake to Lausanne. Spring and autumn are perfect for enjoying mountain walking. The many local bars and restaurants provide a taste of local food in an attractive alpine setting.

For families, the large open air swimming pool in the centre of Morzine is an ideal venue for basking in the sun and some splashing around. It has 3 pools, a waterslide, volleyball courts and landscaped gardens ideal for sunbathing and plenty of space for children to play.. Morzine Tourist Office has a lively calendar of events across the summer season and the opening of a large number of ski lifts during the season makes an extensive area of the surrounding mountains easily accessible for walkers and mountain bikers, young or old.

Lake Montriond, a 10 minutes drive, provides a beautiful mountain setting for a lakeside family picnic day. Spend the day enjoying sun bathing by the lake, swimming, canoeing, pony rides, and a leisurely walk around the lake along the wooded slopes; the more energetic can also head off up to the Ardent waterfall.

WALKING: Around Morzine, the mountains, rivers and lakes provide endless variety for walking. From Apartment Octavia itself you can take a gentle stroll through the woods along the RIver Dranse right into Morzine; or you can set off to follow some of the more demanding routes up to the Roc d'Enfer, or the Col de Cou with a view into Switzerland. The area is criss-crossed with walking trails for all levels of fitness. Or for a more relaxed approach, you can use the network of ski lifts open during the peak summer months to get you up the slopes to points of interest and sample a traditional French lunch in one of the many mountain restaurants.

ROAD CYCLING AND MOUNTAIN BIKING: Morzine and Avoriaz and the Aulps Valley area is excellent for road cycling with famous climbs for the enthusiast including the Col de Joux Plane and the Col de la Joux Verte up to Avoriaz. A number of mountain circuits are in the immediate vicinity of Apartment Octavia making it a good base for a cycling holiday at altitude without having to carry all the luggage. And for those who like to take up the challenge of local events, the Cyclosportive Morzine/Vallee d'Aulps takes place in June every year. Morzine and the Portes du Soleil also offer some of the best mountain biking in Europe, with over 380km of marked trails & world cup downhill courses. It is good for beginners as well to have a go with bike hire and local instructors on hand.

The apartment occupies the whole of the top floor (second floor) and is accessed by the main stairs - there is no lift. Secure storage is available for skis, snowboards, and bikes in the basement cellar. Parking for one car is provided on site, in the residents' car park Apartment Octavia is part of the newly built Residence Octavia This consists of 8 privately owned apartments. It is a quiet and attractively situated property in an area which has retained its rural character despite being so close to the main resorts

Fantastic apartment and location

Very well furnished and spacious apartment that couldn't be better located for those who want to explore the mountains. You need a car but access to the Portes Du Soleil skiing area is very easy as is the local Carrefour supermarket which is just 5 minutes away. All in all a perfect place to stay!

5 of us stayed in this beautiful apartment, set in the most stunning location. Close to Morzine and all of its shops and restaurants, but far enough away to relax and chill out in the evening after a full day of fun. There are so many summer activities to do in the surrounding areas. We went Horse Riding, White water rafting, kayaking, paddle boarding, hiking, and used the Multi passes (provided by the owner) to use the large open aired swimming pool and the local cable cars. A trip to Geneva was also close enough to enjoy for the day.

All in all the holiday was perfect. The apartment is a lot bigger than it appears in the pictures and is equipped with literally everything you could need, and all top quality. The owner catered for everything and was superb at communicating with us prior to the holiday. We would highly recommend this apartment.

Merci pour votre bel appartement si bien équipé, c'est tellement agréable quand tout est facile et confortable. Parfait avec les enfants. C'est formidable, on profite vraiment de la montagne, de ses paysages en plus du ski et de la station de Morzine. À refaire!

Wonderful apartment perfect for skiing, relaxing

Cannot recommend this apartment highly enough. Has every home comfort, beds comfy, kitchen very well equipped British tv channels and wifi. Stayed here over New Year and just had the best time. You need a car and it's really easy to find your way around 5 mins to Morzine plenty car parks you have to pay but only about 8 or 9 euros for whole day. Or you can drive to Ardent and park for free took about 10/15 mins and we always got a space. Owner was really helpful and always replied quickly back.

Apartment is really spacious and bright lovely and warm and always plenty hot water even when using both showers! Bedrooms are well equipped with hangers and cupboards.

Apartment is new and clean and really is a home from home. The washer and dryer are handy if you need to wash a few clothes.

We are a family of four and it was perfect with enough space to relax after a great days skiing. Lovely bar restaurant down the road and the supermarket is only 5 mins down the road one word sums up this place perfect.

A lovely penthouse appartment

This is a lovely modern penthouse apartment that is fitted with everything we needed for our young family. It's warm, spacious and offers lovely views.

The living area is large and provided us with a place to eat plus somewhere to sit and relax in comfort once our children were in bed. The Wifi, English tv and DVD player helped to make it feel like a home from home.

The location means you will require a car but the drive to the centre of Morzine took us no longer than 5 minutes each day.

The owner provided us with comprehensive information and was helpful and responsive to some recommendations I asked for.

I've been skiing for over 20 years would definitely recommend.

se sentent à leur aise.

Finalement la distance avec Morzine n'a pas posé de problème pour les cours de ski.

Nous espérons vraiment y retourner l'année prochaine et nous vous préviendrons assez tôt afin de pouvoir le louer de nouveau.

Apartment Octavia is in Essert Romand, a pretty Savoyard farming village 5 minutes from Morzine right in the heart of the Portes du Soleil, an exceptional area for winter sports and summer activity holidays in an area of outstanding beauty. Enjoy its 650 km of pistes in winter and in summer excellent opportunities for walking, MTB and road cycling, water sports, fishing and so much more!

Apt Octavia is a great base all year round, a quiet retreat yet close to the centre of Morzine with its shops, lively apres ski and immediate access via the main ski lifts to Morzine/Les Gets and Avoriaz and beyond. It's a 5 minutes drive to the large local supermarket and petrol station, and just a short walk to the restaurant and bar, or the pizza takeaway in the village itself.

Only 75 minutes from Geneva airport, and close to the excellent French motorway network, Apartment Octavia is easy to get to and a great location for short breaks as well as traditional family holidays

Golf: There are plenty of opportunities for golf enthusiasts - Les Gets (18 holes) and Avoriaz (9 holes) the closest. For keen golfers Evian Masters Golf Club, set in beautiful parkland and technically challenging, offers just that bit more.

Ski: Apartment Octavia is well located for a quick start for a full day's skiing and snowboarding. In less than 10 minutes you are at the main ski lifts in Morzine, gateway to the whole of the Portes du Soleil, the largest linked ski area in the world, with one lift pass taking you across 12 resorts, in France & Switzerland. Alternatively a short drive past Lake Montriond takes you to free parking at the Ardent lift, then up towards Chatel, to the Swiss resorts or over to the fun on and off piste around Avoriaz There's skiing for all levels, and a good choice of ski and snow board schools. There's terrain for all conditions - extensive attractive tree lined slopes,or the grandeur of the great ridges and cols between France and Switzerland, and plenty of off-piste routes for those who really like to push out the boundaries. For skiers and snowboarders, the snow parks provide additional thrills and fun. The many sports shops in Morzine provide a range of equipment to hire or buy.
