Luxury stone Villa 4 BR / 4 BA, with secluded garden, pool and jacuzzi & views
- english, french
Hello, I am a 45 year old Senior Executive working in an IT services company. I am overseeing the US operations and I am splitting my time between the US and Europe. My family is based in Paris, France and that's a lot of travels across the Atlantic. My wife and I felt in love with Villa Bibali in 2007 while we were vacationing in Croatia. We absolutely adored Istria, which is a mix of Provence (in the 60') and Tuscany (in the 80'). Without being the most adventurous travelers ever, we always wanted to discover new destinations and even for our family summer vacation, we did not picture ourselves going to Côte d'Azur or Côte Basque that we know by heart. We wanted to find something 'true' and 'different' not far from our home, so Istria it was! Plus, we had to find a region where the food heritage is great and inner Istria is fitting exactly the description. Please do not hesitate to contact me, I would be happy to give more info, I can go on for hours! Allow 12 hours to answer as I spend a lot of time in planes!
Michel-Alain purchased this Villa in 2008
Why Michel-Alain chose Bibali
We bought the house in 2008, when we felt in love for Istria. We are a family of 5 and we were looking to find a summerhouse where we can invite either a couple friends and their kids or 2 couples without kids. Villa Bibali is our summer house and we have spent 2 to 3 weeks in summer each year from 2007 to last year. It is uniquely situated on a small village on the road from Buje to Grozjnan. All amenities are nearby in Buje: 2 grocery stores, one pharmacy, one butcher, one small appliance store, etc. The uniqueness of its location comes from the fact that the house is 10-20 minutes away from the nice stone villages of inner Istria: Groznjan, Motovun, Hum, etc and 15 minutes from the sea shall you want to dine in Porec, Umad or Novigrad or go boating. Morover, the house sits in the part of Istria which is the most well known for its wineyards Several great wine houses are just around. Summary: you can enjoy the house, or enjoy the countryside (with very few tourist) or the seaside and its animation.
What makes this Villa unique
When we bought the house, we engaged into a one-year work to design and establish the garden as we wanted it. It is actually quite rare in Istria to have a property of this size and we wanted to make the garden unique, luxurious and secluded. So, we built around the property a stone wall of different sizes, allowing great views on the countryside and be secluded from the neighbors. We planted a lots of trees and bushes and allow a large lawn to play ball. We created a built-in jacuzzi with a nice teck terrace in a perfect location overlooking the countryside as well as a stone BBQ which is really fun to use. We love the house because it has character and you can see that the quality of elements used is second to none: crafted stones, terrace, wood floor, etc. Practically speaking, it is a very uniquely easy house to live in: each of the 4 BR has its own BA and walk-in closet allowing privacy for each of the guest. The living area is completely open between the kitchen, dining room and living room. In fact, I don't recall dining on the dining table as the covered porch is the spot for outside dining, close to the kitchen and with the best views on the countryside. It is really a family/friends house. Finally, the pool is great as it is easy to get in with stairs, a platform to take the sun and a bench incorporated along the pool to rest. It is a pool to have fun, play ball more than swim, it is quite large 12 x 6 approximately. On the first floor is the roof terrace to have a drink overlooking the sea and the sun set over Buje and its two churches. The house is pristine, all appliances are either new or quasi-new. We have being vacationing there as a family 2 or 3 weeks each summer so we take good care of it. It provides a sensation of zen and cocooning at least that's how I am living it!

Beautiful villa in stunning Istrian countryside.
Exceptional level of detail. The villa was perfect in every way for our summer holiday with two families. Lovely villages to beaches to explore.
An immaculate and spacious property
This property is spacious both inside and outside. With large bedrooms and bathrooms and a large kitchen/living room and lots of space outside. We particularly enjoyed the air-conditioning in all rooms during the hot summer days. The large swimming pool added to the overall impression of good quality. The house was clean to a very high standard and we could find nothing wrong with it. Highly recommended!
As wonderful as it looks
My family and I stayed in Villa Bibali for a week in July with another family with kids. We could not have enjoyed it more or been more thrilled with the villa and it's location. While we enjoyed exploring Istria most mornings, after lunch we would invariably look at each other and say, "Let's go back to our villa!" We spent a lot of time outside in the pool, at the outdoor dining table, and in the lounge chairs. Each bedroom has it's own bathroom and was spacious and beautiful. It was truly one of the most beautiful, spacious, relaxing places any of us has ever stayed. Both the owner and housekeeper were very responsive. We got great recommendations for restaurants and wine tasting nearby. One of our most memorable and wonderful vacations ever.
Perfectly located. The information provided by the owner Michel was incredible (i.e where to eat, info on the local towns) Iyvona was so welcoming and helpful, she even made reservations at restaurants for us(and reservation are a must as some restaurants will turn you away with out one) The rooms should be called little mini suites as they are layed out with comfort and convenience for guests. Perfect place for one big family or several families. Would definitely stay again.
It was a pleasure to welcome Sebastian and his family in Villa Bibali and I hope he will come back !
Bibali is a small village located 3 km from Buje and 5 km from Groznjan. it benefits from a unique location. Groceries, press office, bars, butcher, drugstore, pharmacy can be found in Buje. Vegetables are best bought along the road in small shops. Its unique location comes from the fact that it is easy to go the sea (12 km from Novigrad or Umag) for shopping or going for an ice-cream on the harbor or dine with a sunset on the see AND it is easy to go to inner Istria and its old and true villages: Groznjan is just nearby (5 km)? Motovun, Oprtalj, Brtonigla, Livade, Pazin etc. Morover, it sits in the very middle of the wine country with Kabola winery or Kozlovic winery next to Momjan, or Coronica winery in Koreniki, near to Umag, all being within 10-15 minutes of drive. Bibali is just 300 m away from the Parenzana bike trail (an old railway closed and converted in a bike trail through the Istrian countryside). Hum, the tiniest village of Istria and a out of time experience is 30' drive away (with its nice Konoba). Porec is 30' drive away with its nice (but busy) center, with lots of tourists and restaurants. Rovinj, which is undoubtedly the pearl of Istria is 45' drive away and is great to spend a full day visiting. It has a great fresh market too and several top notch restaurants. A bit further is Pula (1h) for a one day and Kamenjak (a nature park with a fantatic bar in a forest of bamboos as well as great swimming in the sea) which is at the very end of Istria. The picture will not be complete without mentioning Opatija with a direct jump in the XIX century with great villas along the sea.
