Recently renovated lodge house - 3 Bedrooms, 2 Bathrooms with sea views
Located in the centre of Broughty Ferry, Carbet Lodge is a stunning property built in 1864 and fully refurbished in 2013. The original features have been sympathetically maintained, and the property enjoys breathtaking views of the River Tay and Broughty Ferry castle.
The property has a large open plan kitchen, dining & living area with a stove. The kitchen has an induction hob, oven, steam oven, washing machine and all kitchen appliances needed for an extended stay. There is a second lounge on the ground floor with another stove. The main bathroom is downstairs with a walk in shower, and underfloor heating is installed throughout.
Upstairs, there is a master bedroom and ensuite bathroom with walk in shower and handmade tear drop bath. This room also features patio doors which lead to the garden. There is a second double bedroom with views of the town centre and the River Tay.
Outside in the garden there is an outbuilding, large garden area and two separate patios with seating, awning and a barbeque available. There is one car parking space at the front of the property and plenty of on street parking which is free.

Our family (Denis, Sarah, Thea & bump) have shared many years of happiness in this property and we hope you will enjoy it as much as we have. We have moved to the Netherlands for the coming year but have family members locally if you have any issues.

The property is within a few steps of Broughty Ferry town centre, where you can enjoy wonderful restaurants and pubs. All tastes are catered for with a fantastic tapas bar, many Indian restaurants, Chinese, fine dining and pub food. By day you can also enjoy the many coffee shops or bar lunches with many options available. There are many activities in the local and surrounding areas to suit everyone’s needs including horse riding, cycling, mountain biking, skiing, hill walking, theatre, swimming, museums, fishing and golfing.
What makes this House unique
Scotland contains many golf courses and some of the most famous are within easy reach of the property. The world famous Carnoustie Links golf course is a 15-minute drive, the Royal and Ancient golf courses of St Andrews are a 20-minute drive, and Gleneagles can be reached within 45-minutes. There are also many more local courses within easy reach of the property. Broughty Ferry Castle, a fantastic park and playground can be accessed within a 5-minute stroll and the best ice-cream for miles within a 2-minute walk. Broughty Ferry has two fantastic beaches with coastal walks along the banks of the river Tay. The main line train station in Broughty Ferry is within a few minutes walking distance to the property and you can be in Edinburgh, Glasgow or Aberdeen within an hour.

There are many activities in the local and surrounding areas to suit everyone’s needs including horse riding, cycling, mountain biking, skiing, hill walking, theatre, swimming, museums, fishing and golfing. There are also a number of landmarks and beaches which you could visit. Bars & Restaurants The property is within a few steps of Broughty Ferry town centre, where you can enjoy a wonderful selection of bars and restaurants. All tastes are catered for with a fantastic tapas bar, many Indian restaurants, Chinese, fine dining and bar food. By day you can also enjoy the many coffee shops and bar lunches which are on offer. Some of our recommendations include: - Forgan’s: High quality bar & restaurant, and one of our favorites. There are also ceilidhs on at the weekend which should not be missed. - Goa: Our favorite Indian restaurant. It is better to eat in than have a takeaway, and you will not be disappointed. - The Ship Inn: A beautiful area to sit outside on a nice day and enjoy the views of the river Tay – a quaint bar and restaurant which is well worth a visit. - Sol y Sombra Tapas Bar: Serves top rated food of the area – sometimes difficult to get a booking but if you can, definitely take the opportunity. - Tayberry Restaurant: A bit expensive but worth it if you are looking for some fine dining. - Collinson’s: High quality restaurant which comes recommended. - Hons: Our favorite Chinese takeaway. - Visocchi’s: A fantastic Italian restaurant which also serves great ice cream. - Gracies: One of the many coffee shops located on the main street which also serves lovely food during the day. - Jessie’s Kitchen: Located just outside the town centre, but still within walking distance. This is very popular for the beautiful cakes on offer during the day. - Post Office Bar: Good for bar food, and the best place to watch sport in the area. - The Royal Arch: The closest bar to the property, and a worthwhile visit to sample some nice beers and ales. - The Anchor: Great for bar food and a good alternative for watching sport. - Fisherman’s Tavern: Good for bar food, and a quaint bar which is worth a visit. Live Scottish music on Thursday nights which is definitely worth seeing. - Bruach Bar: A really nice upmarket bar which is great for cocktails. - The Fort: A bar where most people end up if you are having a late one. Golfing Scotland has many golf courses and some of the most famous are within easy reach of the property. The world famous Carnoustie Links golf course is a 15-minute drive, the Royal and Ancient golf courses of St Andrews are a 20-minute drive, and Gleneagles can be reached within 45-minutes. There are also many more local courses within easy reach of the property, including Monifieth, Panmure (Barry), Arbroath, Letham Grange, etc. Horse Riding The closest and most recommended horse riding school in the area is Rowanlea Riding School (also known locally as Conchie’s). There are good alternatives near Lunan bay (between Arbroath and Montrose) if you want a ride on the beach. Landmarks & Museums Broughty Ferry Castle: Well worth a visit and within walking distance of the property. - Discovery Point (Dundee): This visitor attraction which centres round Captain Scott of the Antarctic’s Dundee built ship RRS Discovery. It’s a fascinating tale of one of the most heroic voyages of exploration ever undertaken and a great day out for all the family - Verdant works (Dundee): Dundee is most famous for the three J’s (Jute, Jam and Journalism). This visitor attraction tells the story of Dundee’s industrial textile heritage in the atmospheric setting of a beautifully refurbished Jute mill building. Explore this amazing building, see (and hear) the machines at work, and step back to a time where the Jute mills were the heart of Dundee. - Dundee Science Centre (Sensation): A science centre for children which is well worth a visit. St Andrews: As well as being the home of golf, there are many reasons to visit St Andrews, which can be reached within a 20-minute drive. St Andrews Cathedral, St Andrews Castle, the golf museum, and the university are just some of the places you could visit. Beaches, Parks & Soft Play Broughty Ferry has two fantastic beaches with coastal walks along the banks of the river Tay. There are also fantastic beaches in Lunan Bay, which is a 35-minute drive from the property, and St Andrews which can be reached within a 20-minute drive. A fantastic park and playground are located next to Broughty Ferry castle, within easy walking distance of the property. If the weather is not favourable and you are looking to do something with the kids, there are plenty of soft play centres locally. One that we would recommend is Fun Factory which is within easy driving.
