This was the second time we stayed here and we were as impressed with the house as last time. It’s very clean and modern and really well equipped with everything you need for a stay and thoughtful touches.
It is in a great location by beautiful beaches, close to two good pubs that do food and a short distance from the Hovercraft, catamaran and ferry so it’s very easy to get to.
The location is very quiet with fields to the side and rear and there are great walks and bike rides all around.
The owner Duncan is very easy to contact and very helpful.
Overall we rate the property and experience at 100% and would stay here for a break regularly if we could.
Lovely cottage with everything you need
We enjoyed our stay at 14 Tollgate Cottage, despite the weather on a couple of the days! It has a great outdoor area with plenty of seating looking out on nature reserve and not overlooked. Very useful to have store cupboard essentials - often these are missing in holiday homes. Also great to have such a large bed in the upstairs room. Plenty to do in Seaview, we come every year - favourites are Priory Bay, Seagrove Bay and Appley beach (Dell Cafe is very good).

Fantastic holiday - weather perfect. Quiet seaside area that we all loved. The kids were swimming in the sea at sunset - perfect conditions. Within walking distance of a lovely pub that served delicious food and friendly staff.
Can't wait to go back!
Modern property, very well equipped and clean, contemporary decor and lovely decking front and rear
The cottage is very modern and clean, the kitchen is very well equipped and everything you might need has been thought of. There are lots of nice touches and we felt very at home. Downstairs the kitchen and living area is open plan which is great for being together and it was very comfortable.
We enjoyed relaxing on the decking at the front and in the private rear garden. The cottage is in a quiet cul de sac with plenty of parking and a lovely field to the rear where we walked our dog. We met lots of other people staying and living there and everyone was very friendly.
The location is superb, very close to beautiful beaches where the tide can go out really far and you can walk for miles with the most amazing views. It is a short walk to two good pubs, we had lunch and dinner at The Boathouse and would recommend it but there are lots of other places as well. You can walk into both Seaview and Ryde from the cottage and it is quick to get to from the hover or ferry and a few minutes drive from a huge supermarket for supplies so it is a very convenient location.
We absolutely loved it and were very sad to leave but would love to re-book and go back, it was such a relaxing break by the sea with a lot to explore. Great property in a great location, fully recommend it.

Perfect position, easy parking, all facilities well thought out.. Comfy beds, amble seating and tables inside and out.. We wouldn't hesitate to return

Fantastic holiday cottage
Beautiful place to stay. The cottage is perfect, spotlessly clean, wonderfully maintained, comfy furnishing, definitely ticked all the right boxes. Great selection of cooking and washing facilities, previous people or the owner had left a good selection of store cupboard condiments and washing products, which is very helpful. The patio decking looks over the nature reserve and lake, if you look carefully you can see the wildfowl. To hear them quacking and cooing all day is very relaxing; makes a change from listening to cars. Parking was plentiful and other people staying in the cul-de-sac all very friendly and polite. We took my oldish parents who thoroughly enjoyed the cottage and the Isle of Wight, the downstairs shower made things so much easier. TV's in the main bedrooms and lounge was just like home from home. All in all perfect, will definitely be returning.
