The house has 3 bedrooms, 2 bathrooms, a lounge, a dining room, a kitchen, a front terrace and a back terrace and a large garden. The house is big enough for 5 people to comfortably stay in.
The villa is in Borgo Vodice, a small farming village in the region of Latina, Lazio about 100 km south of Rome - very near the beach resorts of Sabaudia, Terracina and San Felice Circeo. The National Park of Circeo (a nature reserve) is a stone's throw away for those who enjoy cycling and walking. The mountains are a little further away, but a 45 minute drive could get you to the delightful historic mountain village of Sermoneta or to the Abbey of Fossanova. You could even visit the centre of Rome by train for a day and then relax back in the countryside! The area has a lot to offer at any time of the year and is as yet little known by British tourists.

Local Facilities: The village is about 5 minutes walk away from the house. There are 3 supermarkets, 3 bars, a post office, ATM, a chemist, a newsagents and a whole other range of shops. There is also a local vineyard nearby with award winning wine: Cantina Sant'Andrea. Wine can be bought by the bottle or you can fill up your demijohn from the huge wooden barrels at very reasonable prices!
How to get here: The easiest way to get here from abroad is to fly to Rome. You can land at either of the airports: Fiumicino or Ciampino. Budget airlines land at both. Hiring and picking up a car is very straight forward at both airports. The drive takes about 1 hour and a half and most of the travelling is on main roads. A car is a must in this area as public transport is infrequent, also a car means that many more exciting places are easily accessible!
The nearest train station is at Priverno/Fossanova. It is about a 20 minute drive away from the village. Trains run hourly to the central station of Rome Termini and takes about 50 minutes.
Local Produce: The farming area is well known for its local produce. Buffalo mozzarella is made locally in neaby farms and can be purchsed freshly made. Eucalyptus and orange blossom honey are also sold locally from nearby farms. Freshly caught fish is sold in local towns as is a range of locally grown vegetables and fruit. Wine can be bought from local vineyards at very reasonable prices.

About Liz Sainsbury
I grew up in Rome. I am English, but my parents moved to Italy in 1968. I now live in London,England where I work as a primary school teacher, but my brother continues to live in Rome and manages the house and meets guests. He has an extensive knowledge of the area and has many recommendations of where to eat, visit etc when he meets you!

a lovely week
This was a lovely comfortable villa in which to spend a quieter week after a more hectic week in Rome. We had excellent communications from the owner, including clear directions, things to do in the local area, and beyond, and were met and made most welcome upon our arrival. The villa itself is well furnished, comfortable, and well equipped, with lots of space; it is quiet and peaceful, but the local town has shops, restaurants, bar and a wonderful takeaway pizza outlet! We were able to travel in the local area, with some beautiful coastal and mountain towns, and a beach c. 6 miles away which was ideal for us, but would be idyllic for families with children.

Enjoyable holiday in a nice well furnished, well equipped house
We are a family of four including two teenage boys. The house was very spacious and had a lovely garden with a covered outside area for eating and a barbecue to cook on. It had all the equipment required for cooking, washing etc. and also had a television and Dvd player which came in handy for the boys particularly at night time. The supply of towels for both house and beach was as welcome as it was convenient.
Borgo Vodice is a small village but has a nice Osteria where we found the food to be very good and also a takeaway pizzeria which was also very good. There was a weekend festival on while we were there which added to the atmosphere. Good beaches are a ten minute drive away in Sabaudia which has a lovely coast line. Sabaudia itself is quite a new town, not quite 100 years old but interesting just the same and there are lovely old villages and towns a short drive away.

We had a totally FABULOUS fortnight staying in the villa.
The house is spacious, feels like home and has everything you'd need.
The location is fantastic! We loved the fact that there weren't any other British people around!! It's in a real community, with real people and local services and yet a ten-minute drive from totally fantastic beaches and the wider area is full of fascinating history.
We don't speak any Italian and most people in the shops or cafes or beach didn't speak English and everyone (genuinely without exception) was gracious and helpful and kind in helping us find our way around.
Apart from some fantastic days out, our highlight was the local festivals accompanied by the most wonderful next-door-neighbours!
Having read the previous reviews we took a satnav and it was really useful. One tip we'd pass on is that if you go straight to the nearest beaches at Sabaudia it costs 1 euro an hour to park; if you go a bit further up the coast (the road comes away from the sea for a bit before turning back alongside the beach) it's 2 euros for the day (3 at the weekend).
The Sainsbury's were excellent and anyone thinking of going here can be completely confident of great communication and help.
We've already recommended the property to friends.

Picturesque house surrounded by eucalyptus trees
All our family had very nice vacation in this pretty house, which is very well maintained and fully equipped. Since the routing instrcutions were very detailed we easily found the road to the house. The only thing we missed was dishwasher machine and it disgress a little.
It was absolutely as described, everything is clean and prepared to our arrival. It has two terraces keepeng the shadow in sunny day what we appreciated rather soon - everytime returning from the beach we entered the calm and cool rooms. Morning breakfast on the terrace is also very pleasant beginning of the day. The owner shared with us some brilliant ideas where to go and how to adopt easily on the new place. We especially enjoyed the trip to the Lepini mountains (Bassiano and Sermonetta) I would recommend to go there if you have time and desire to explore the mountain life of this part of Italy.
We liked the beaches of Sabaudia and Circeo, fish restaurant in Gaeta and visit to Rome (one time we used the train from Priverno-Fossanova)
What we didn't like - two days of vacation were spoiled by strong stormes and heavy showers when we had to hide in the house. Happily sunny days prevail on bad ones
Recomended for families with children - secluded and secure place for vacation, very nice and friendly neighbours.

Wonderful, Spacious Villa in Italian Countryside
We had a fantastic stay in the villa in Aug 2013. We are a family of 5 but there was plenty of room, even when 2 more people joined us - helped by the fact of having 2 bathrooms. The garden is lovely for outside eating and star gazing in the evening and has several fruit trees. A car is essential to explore the surrounding area and to go to the beach and local villages. There is a train station about 7 miles away that connects with Rome and Naples. The nearest beach is at Sabaudia and was never too crowded with shallow water, sometimes calm and sometimes with waves so great for children. We also visited the beach at San Felice which is busier but with a interesting town to visit afterwards and get amazing ice cream. Highly recommended are the mountain towns of Bassiano and Sermoneta. Also further afield are the historic seaside towns of Terracina and Sperlonga. There is something for everyone with blue flag beaches and cultural sites to visit. The village of Borgio Vodice has the basics of supermarkets, pharmacy, baker, all day cafe, cashpoint and a few shops and restaurants and many festive events over the summer. We also hugely enjoyed the availability of fresh agricultural produce such as cheese, meats, honey and of course wine and grappa - all sold direct from farms a stone's throw from the village.
I recommend the villa to families and people who are keen to get to know the true Italian experience. I am looking forward to going back to the villa in the near future.

Spacious well equipped, family oriented house
The listing location appeared accurate regarding location, layout & facilities. The spacious gardens, quite well equipped kitchen, satellite tv with various Sky channels in English & free internet were well appreciated facilities.
The property was clean. On the whole it was well maintained, although the shower tray needs repair/replacement. The house had many dated features, which I personally liked, as it felt homely & had interesting retro design features.
The owner Liz Sainsbury provided very good customer service. Any email enquiries to her were answered well and promptly. As a family, we would like to give a special thank you to Liz's brother David, who lives in Rome. During our stay, David was the key holder and managed the house. He was most kind & helpful to us, was contactable by text & gave useful recommendations on places to visit. So, thanks a lot David!
I would recommend the property to friends and relatives.
The surrounding area itself is quite rural, which makes for a relaxing quiet immediate environment. The village Borgo Vodice therefore has only limited facilities. These being a few small supermarkets, a Pharmacy, around 2 bars, a pizzeria, a fuel station and not much else. But these were ample facilities for us as a family, as we have a 2 year old son, so understandably ate in at night. A hire car is vital to get about, as is a satnav (the latter brought along from home). Places worth visiting :
* SABAUDIA for its excellent sandy beach, with a few roadside cafe-bars, perfect for a drink with a sea view! There is also a pizzeria in Sabaudia called something like "Pizzeria 2000", which has a wood-fired oven and does very nice pizzas, convenient for a take away.
* TERRACINA has an atmospheric old town quarter (on a hill), with interesting architecture. There is a gelateria which does great ice creams, near the fountain. I think it was called "Ferrari". This is NOT in the old town. It also has a large Co-Op for food shopping and a Lidl.
* SAN FELICE CIRCEO has a long straight road by the sea, easy to park up at, for a stroll. It also has an old town quarter, again on a hill, again worth visIting for the architecture and also for the sea views!
* SERMONETA for its fabulous historic atmosphere and appearance.
* MONTECASSINO ABBEY is a must see. Its location provides amazing views & it has fabulous architecture & internal decor. You must remember to wear trousers as if you wear shorts you'll be turned away.

There is a wealth of places to visit and things to do in this area. This is just a highlight. About 15 minute drive away:Sabuadia Beach and Town: During the warmer months, a visit to this beach is a must. San Felice Circeo:There are lovely beaches here too. Most Italians have heard of San Felice Circeo and know it as an exclusive beach resort. Terracina: Again there are beaches here and a modern town at the bottom of the hill and a very old town at the top, going back to Roman times.National Park of Circeo:The park is very large and can be used to walk or cycle in. There are a range of birds, deer and even wild boar! About 45 minute drive:Sermoneta: It is an old mediaeval town with a 13th century cathedral and a big castle in the mountains nearby. Norma and the Roman site of Norba. 2/3 hours drive away: Pompeii, Herculaneum, Rome, Naples, Amalfi coast.
