Our standard price is £2400 for 2 nights or £2900 for 3 nights - this can be more for school holidays and Christmas or less through the winter months. Owners Direct will try to charge you a hefty fee to book through them, so please contact me directly - linda at acottageinwales dot com.

Sleeping up to thirty guests in ten bedrooms (six shower rooms), this impressive house is just perfect for that special occasion or action packed holiday, offering plenty of space to relax. The house has its own cinema, bar, games room and even an 11 hole Frisbee golf course in the grounds -

There is an accessible en-suite twin room on the ground floor for elderly or infirm guests, so the house can accommodate guests of all ages.

Comfy, warm and welcoming at any time of the year the house sits in four acres of grounds and affording lots of privacy with no nearby neighbours to restrict the fun.

The view from the front door is the Cardigan Bay coastline including Barmouth, Pwllheli and Abersoch and if you are fortunate enough, amazing sunsets over Bardsey Island. Spend summer days relaxing in the garden, enjoying a picnic or alfresco meal soaking up the views from the decking, or having fun playing Frisbee Golf (a real hit with all ages!). And if the sun's not shining, there's plenty of space indoors to sit everyone around a table once supper has been prepared. Children and adults alike will thoroughly enjoy the cinema, games room or large lounge with wood burner - there is also a library/reading room for those who want the quiet life. The most popular room however might just turn out to be the bar off the dining room.

There is also an excellent pub in the village of Llwyngwril (just a five minute stroll) when you want a night off cooking as well as a shop for those forgotten provisions. Llwyngwril is a friendly seaside village sitting in an enviable position on the West Coast of Wales within Snowdonia's stunning national park. It has a lovely pebble and sand beach which is easily accessible below the village and within walking distance from Ty Gwyn with rock pools to explore.

Surrounded by hills, wooded areas and mountains, lace up your walking boots and enjoy one of the many scenic walks. Explore the footpaths of the Mawddach Estuary, or tackle Cader Idris. Whichever of the many routes you choose, there is an abundance of wildlife to spot along the way from buzzards, peregrine falcons and red kites soaring up above, to seals and dolphins splashing around in the bay. And when it's time to relax at the end of the day, head down to the beach, light a fire and enjoy a 'sundowner'!

The area offers world class mountain biking or more leisurely rides along the Mawddach Trail, white water rafting at Bala for those seeking adrenaline fun (thirty minutes away), as well as plenty of attractions for day trips out. Head to the glorious sands and harbour of Barmouth, Take the kids crabbing at Shell Island, visit Harlech's magnificent castle, Portmeirion Village or Aberdyfi in the opposite direction, a true jewel in Cardigan Bay's impressive crown.

We have just finished the fire pit and this has already proved to be the very best place to finish off any evening!

Bring your bikes, swimming costumes, binoculars, walking boots, fishing gear, books, beer, wine, factor 25 or whatever you need for the perfect holiday for you and your friends.

About Linda Lee

Lawrence (husband) and I are in our early 50s and we fell in love with Ty Gwyn as soon as we saw it online, in fact, we had decided to buy it before we'd even seen it! We live in Hafod Tudur near Bala since 1989 (after living in Chester) and have owned and run holiday accommodation for the last 26 years! We travel the world as part of Lawrence's job and have used all the things that we like (and don't!) about staying in and booking accommodation to shape how we approach sharing Ty Gwyn.

If we want to book somewhere we want to know straight away if it's available and what the cost will be, so we always endeavour to keep our calendars up to date and to answer emails within an hour or two.

We always try to be as flexible as we can with dates and can usually accommodate most requests (no matter how unusual!) - we also hope we have created 'a home from home' in Ty Gwyn and have hopefully made it how most people would want it.

Why Linda Lee chose Llwyngwril

We fell in love with Ty Gwyn as soon as we saw it, I don't think you could find a better location, midway between Aberdovey and Barmouth and the views are amazing!!

New for November 2018 will be our new wood burning sauna which we hope will seat 15-18 people - it will have a fully glazed end that will overlook the fire pit and have a great sea view. Also new for November 2018 will be a new wood burning hot tub that will really give you that party/festival feeling - it takes approximately 70 minutes to heat on the first day and then 20 minutes on subsequent days. There is no extra cost to use any of the above and we will even throw in a pallet box full of logs that should last the full weekend, as long as you don't burn too much in the fire pit on your first night!

What makes this house unique

You and your friends or family (or both) will have so much freedom here in 5 acres of grounds - if you want to relax and 'escape' from the world then you can; if you're looking for the perfect venue for that special family occasion, it's yours.

If you want to get out there with horse riding, white water rafting, mountain biking or fishing - you can. If you want to take your family to the beach or to visit one of the may castles, National Trust properties or gardens around here, do it.

If you don't want to go anywhere (and lots of people don't when they get here) then we have so much to do on site on the Frisbee golf course, cinema, bar, games room and much more.

The cost does include all electricity, heating, electricity, wi-fi, linen (but not towels) and sauna use. We can arrange to have a hot tub available to you on arrival for a cost of £190. It is a wood burning hot tub that will give you that party/festival feeling - it takes approximately 70 minutes to heat on the first day and then 20 minutes on subsequent days. Please ask about availability as the tub will need to be booked.

Great House great break

First impressions last and ours lasted it was amazing from start to finish. The house is very clean and bright spacious and caters for everyone, the kitchen is well stocked for large parties and throughout there are great facilities including the cinema room and hot tub.

We walked to the beach had runners in the group who found great (if hilly) routes, the children were occupied by the Football

Pitch, games room and rope swing- as were the adults!!!

Large house with plenty of room we will defiantly be back.

Amazing not to be missed

We absolutely loved our stay ,couldn’t of picked a better place to have our Christmas.Everybody loved the theatre room.It was raining when we were there so didn’t really get the privalige of outdoor persuits,But the grounds are amazing.Lovely views.The kitchen is well equipped and spacious.,couldn’t of been any better.Definately worth a visit.

Well, what a fantastic time we had!

As a business of 20 people, we couldn't have picked a better place for our Christmas party. We often have our Christmas parties in Manchester city center but opted for a change of pace this year and we truly were not disappointed. Linda was fantastic from the moment we enquired and house catered to our every need. With the large dining room, lounge and cinema room it gave a real family feel and made everyone feel right at home. I would recommend Ty Gwyn to anyone, personal or corporate booking. We will certainly be returning.

Great house. Perfect location.

We booked this house to celebrate a birthday party and I was very impressed as soon as I drove up to the front door.

This house is both big in scale but not without all the little homely touches, and we all settled in so quickly. All the bedrooms were very well kept, and the facilities were perfect (huge kitchen, big dining area, lots of bathrooms etc) and it was suitable for all guests’ needs (the men loved the cinema room).

It’s also only 5 minutes walk to a pub which was a great option for dinner. The house is surrounded by a lot of land so you feel like you are in your little haven without being in the middle of nowhere.

And last but not least, the views are breathtaking, and the walk to the beach did not take long st all.

Absolutely love this house; would love to go back, and would highly recommend.

Ty Gwyn is Brilliant!

What a place! We had looked at so many big houses before settling on Ty Gwyn but we are so pleased that we put that effort in – it wasn’t too hard a decision though as all the reviews for the property gave us a good feel for what to expect.

From the moment we arrived we felt right at home, this is a big house with soul and a really friendly feeling. There is so much space that we hardly saw the children all weekend; they did of course arrive back bang on time when dinner was served on the ‘super-sized’ dining table. The bar was a real hit with everyone, as was the cinema, in fact we loved absolutely everything about Ty Gwyn and the love and care that has gone into the renovation was apparent to everyone. Linda had warned us that there was some building work going on to the back of the property but this didn’t detract from our holiday at all and the plans for that area look fantastic (I can’t wait to see the new BBQ area and sauna!).

The final evening was spent around the fire pit roasting marshmallows and watching the twinkling lights of Barmouth and the shoreline beyond, just beautiful!

If I had one piece of advice for Linda and Lawrence it would be to take some better photographs of Ty Gwyn and to update your website – nothing you show does the property the justice it deserves! It might however not be possible to capture the fantastic view from the front lawn with a single photograph, nor might it be possible to capture the ‘essence’ of Ty Gwyn and the lovely feel the place has with any amount of new photographs.

We have all resolved to return some day.

Apologies once again for the work going on to the back garden but hopefully you can see what we are trying to create there and this is the first quite period we have had since we started renting Ty Gwyn out in May! Thanks for the tip about the photographs and website, we actually have a professional photographer staying there at the end of this month. We have used Matt's services (Blue Sky Photography) before, so are expecting some great results and hopefully Matt's images will compliment our new, recently commissioned website when its published. We are slowly, slowly updating our marketing and hope to start using social media more as well, but it's amazing how much time you need to devote to these things. Wow !!!

What a wonderful place, booked with Linda for 3 nights for a group of friends and family and whole process was smooth and friendly. Arrived to the stunning house and it was even better than the pictures. Kids enjoyed the frisby golf, rope swing and football area outside whilst the adults spent most of the time in the ACTUAL bar.

Huge kitchen with enough utensils and equipment to cook for 30, massive dining room to eat comfortably and another big hit for the kids was the cinema room with real cinema seats and a PS4! And of course the games room with pool table on the top floor.

Spent a lovely night relaxing in the lounge watching X factor, there is also a reading area for those who really want to relax.

Upstairs is lovely and roomy with rooms all very well decorated and comfortable including rooms on the top floor and a gorgeous room with easy access wet room on the ground floor. Shower rooms are abundance, very modern and nice hot showers. Considering how big the house is it has a very cosy friendly feel and is warm (we didn't need to lovely fire on) and with views to die for and amazing seating area, hot tub, sauna and fire pit you don't really need to leave.

Train to Barmouth is easy 5 mins walk away, little local shop with all sorts in and a nice local pub (very cheap drinks) a big thank you to Linda and Lawrence for what they have done to Ty Gwyn and the happy, friendly feel they have made in the house, we all hope to visit again!
