About Jane and Duncan Hodgkinson
We live in North Cumbria; having moved here to renovate a courtyard of derelict farm buildings and turn them into the 3 lovely holiday cottages that make up Salutation Yard. Restoring the old buildings and creating East Byre, West Barn and South Byre has been a real adventure. It was wonderful to welcome our first guests back in 2011 and we are truly delighted that many are now regular visitors!
Jane and Duncan Hodgkinson purchased this Cottage in 2008
Why Jane and Duncan Hodgkinson chose Penrith
We bought Salutation Yard in 2008 when it was a courtyard of derelict farm buildings. We could see the potential of these charming old structures and could visualise them as the cottages they are today - full of character with a crisp, contemporary finish.
What makes this Cottage unique
Salutation Yard nestles peacefully in the lovely Cumbrian village of Skelton. Many walks and bike rides can be started from the gates of the yard. There are 2 children's play areas. The Dog and Gun Inn serving home-made food and locally produced drinks is a 2 minute walk away. The Upfront Gallery and coffee shop is a mile long walk away. Touring the area by car is also an option, with the shores of lake Ullswater a mere 10 miles away.

South Byre is situated in Salutation Yard, alongside 2 other holiday cottages. The Yard is located in Skelton, an Eden Valley village in north Cumbria, 4.6 miles from junction 41 of the M6. Penrith railway station is 7.2 miles away.
Skelton is a quiet village with many of the services/ attractions/activities listed being a short car journey away in Penrith (7 miles).
The unspoilt village has a family owned pub 'The Dog and Gun Inn', a 2 minute walk from Salutation Yard, offering “…real, home-made pub food and great locally produced drinks.”
Also in the village are two children’s play areas and a tennis court (seasonal). A walk of a little over a mile (wellies may be needed), takes you to the Upfront Gallery and vegetarian restaurant.
Several enjoyable walking and cycling routes can be started from the yard gates.
Supermarket delivery to Salutation Yard is available from Tesco, ASDA and Sainsbury's.
The aptly named Eden Valley is a true delight. The broad valley shelters between the Lake District fells to the West and the Pennines to the East. The lush countryside, villages and small towns enjoy a quiet, often lacking in better known tourist destinations. The river Eden wiggles through, abundant with salmon and trout. Large numbers of red squirrels choose to live in the forests and fields. There are man made wonders too: the third largest stone circle in Britain ‘Long Meg and her daughters’, is found here. Also the Settle to Carlisle railway runs through the valley. A train ride on this famous line is one way to appreciate the overall beauty of the region.
The Lake District National Park is a neighbour of the Eden Valley, the shore of Lake Ullswater is just 10.5 miles from Salutation Yard and Keswick 16 miles.
Close by is the North Pennines Area of Outstanding Natural Beauty. This is home to Yad Moss, England’s premier snow slope, 28 miles from Salutation Yard.
Historic Carlisle, with its shops and attractions is just 14 miles away
