With all that Rock has to offer right on your doorstep, you won’t need to reach for the car keys. This spacious and contemporary home occupies a prime position towards the end of the Rock Road and close to the beach.

Built on the spot where local fisherman Mr Orchard used to spread his fishing nets, Orchard House will fully immerse you in the Rock lifestyle. Its impressive frontage combines a stylish fusion of stone, glass and slate, with the large balcony overlooking the water taking centre stage.

With a living arrangement designed to maximise the spectacular views, Orchard House is the perfect sociable base for quality time with friends and family. On the first floor you will discover an impressive open plan living area where large glass doors open out to a balcony overlooking the water.

Start your day with a relaxed al fresco breakfast. From the dining area you can see all the way from Porthilly Cove to the Sailing Club and pontoon, and across the water to the harbour town of Padstow. In the evening, enjoy views of the sun going down over the estuary as the lights of Padstow begin to twinkle in the distance.

You can watch the world go by from the comfort of the plush leather sofas in the living area or sit around the large dining table for a meal with friends and family. In the evenings, curl up on the comfy corner sofa in the TV area with your favourite movie.

A large, contemporary kitchen has everything you could need to enjoy home-cooked meals or to entertain guests. Crisp white units and stylish black marble worktops create a luxurious space in which to enjoy a spot of home-from-home cooking. Why not pop up to the local fishmongers and pick up the catch of the day for dinner?

There are 4 pubs/ restaurants within 1/2mile if you fancy dining out.

There is much to do in and around the area, walkers love it with coastal walks from the house and further afield. If you are interested in water sports there is the sailing club just 5 minutes away and watersports including water skiing, banana boats and paddle boards readily available to hire 2 minutes walk away. Polzeath is about 10 minutes drive for those wanting to hang ten or go body boarding.

The property is also ideal for golfers, the outstanding St Enodoc Golf Club just 10 minutes walk away has two 18 holes courses and there are numerous others within a half an hour drive including the Lanhydrock and St Mellion.

A favourite to visitors is the cycle ride from Padstow to Bodmin on the Camel trail, calling in at the Camel Valley Vineyard famous for its English Sparkling wine (Bicycles can be hired in Padstow or Wadebridge).

Just up the road is the local Spar, newsagent, butcher, baker (you have to have at least 1 pasty) and fishmonger as well as some shops for those who like retail therapy like Joules, Crew, White Stuff and Jack Wills.

The family have owned the house since it was built and together with friends have had many enjoyable holidays and trips to Cornwall staying at the house. Perfect for groups to get together with or without children.

Perfectly located in the heart of Rock, steps from the Padstow ferry & beach. Cafe's and pubs a few doors away though with the huge kitchen and dining area no need to eat out. Evenings spent on the balcony watching the tides and people coming and going followed long walks around the coast. Local activities include cycling the camel estuary, surfing Polzeath and even vineyard tours. Bedrooms and seating areas well appointed and comfy for a relaxing end to the day.

Superbly located with unrivalled views

I love this house! It is wonderfully spacious and perfect for a large group of friends, as we were, or a couple of families. The views from the first floor living and dining area are first class across the Camel Estuary towards Padstow, and the balcony offers great people watching opportunities! Well located for the ferry to Padstow, the eateries in Rock, and the beach. I would thoroughly recommend it and look forward to my next visit!

Breathtaking views, spacious contemporary living

Amazing position overlooking the estuary with views across to Padstow. The house is light and has a great spacious open plan area, bedrooms are comfortable and it is well equipped. The property is virtually on the beach and the ferry to Padstow is just a very short stroll away. The gorgeous beach extends for miles towards Polzeath. The view from the balcony and living area is just breathtaking - would highly recommend for groups of friends or families, you could literally park the car and not have to use it for the week if you chose.
