A distinctive apartment which is part of a converted 19th century mansion house.

The setting of the Orchard House estate is unique and a charming walled orchard with apple trees is maintained for the enjoyment of the residents.

Stunning apartment with two double bedrooms, very large sitting / dining room, fully fitted kitchen with utility room, bathroom, shower room and toilet. Beautiful décor throughout.

This apartment is a place of peace and harmony being surrounded by nature.

There is a small private courtyard, with garden furniture and barbecue.

Iain, born in Glasgow, left Scotland just before his 16th birthday to join the army. He served for 32 years before retiring and joining HP Enterprise (now DXC) as a Programme Manager.

Nicki, born in Tredegar, left Wales at 18 to join the army. Met Iain while serving in Cyprus and married him when they were 22. An army wife and mother for many years with various occupations, now a Priest in the Scottish Episcopal Church.

Two beautiful grown up daughters, Anya and Ceri and two gorgeous border collies, Bramble and Nala.

Should have planned more time here.

Large roomy and well appointed apartment. Private very quiet location with park like grounds. Apartment has provided everything a weary traveler could need . Walked to town and good food and drink. Short drive to St Andrew. The building is beautiful and post card worthy outside and in. Wonderful but all to short of stay.

Great location for exploring Scotland

We had a great stay at this flat. It was so spacious and had everything we could want, plus the location was great for driving out and exploring. The town of Leven didn't have much, but the area around was beautiful, 15-30 minutes drive and you could be at a beautiful coast, castle remains, hiking up hills, or see a city or two. The only reason I gave it 4 stars instead of 5 was the musty mildew smell coming from the back end of the house- the owners are working on fixing it, but it was unpleasant. Otherwise, I'd definitely stay again. Thank you Nicki!

Quiet Apartment in a Beautiful Mansion!

We are a family of three and stayed 3 nights in this flat. The owner was kind enough to let us bring our dog Fiona and cat Leo, so a nice time with the entire family. The apartment is all on one level with its own private gated entrance and a private gravel courtyard with ample parking. We did come across a few issues which should be addressed:

The windows were very hard to open and some did not open at all. It was quite warm during our stay and we were in desperate need of fresh air. We were able to leave the front door open while we were there, but at night to sleep was very stuffy.

Also, the master bedroom which is a sunken bedroom down a few stairs had a strong smell of mildew. It is obviously an issue because there was a dehumidifier in that room, but not efficient enough for the size of the room. The smell was quite overwhelming. We suspect it must be from the carpet and the location of the room because that is the only room in the entire apartment that is carpeted.

We also had quite a time with the seagulls that have nested on the chimney of the house just above where we had the car parked by the gate. Every time we came out, they would swoop down, harass us and the dog, and attempt to bombard us with poo. It must be a recurring issue because on our last night there, an elderly Lady with her white poodle who is a resident in one of the flats in the mansion walked by and told us they tend to attack people and dogs walking by and she is afraid of them. It was unpleasant every time we would either go out to the car or take the dog for a walk around the grounds.

Overall, it was a nice stay. The apartment is very large, bright and well equipped. The location is in driving distance to many beautiful venues and day trips out. We love Scotland!

Owner's Response: I'm sorry to hear of the issues you had while staying at our apartment. If you had let us know about the windows during your stay we would have attended to sort it. We have only recently been notified about the damp in the bedroom. It is not the carpet, it is the wall. We have notified the factor for the building who are investigating it. As it is a very old building it is not always easy to find where water is entering. We will rectify the dehumidifier- thank you. This is the first I've heard about the seagulls. I will speak to the occupants of the house to see if anything is being done about it. I'm so sorry if the apartment spoiled your holiday.

great property. wish you had the whole manor!

Nicki, thank you so much for access to your property. We really enjoyed our stay at the cottage. Very roomy flat, and full of amenities of which we made good use. Would have given a 5 star but for the apparent mold/mildew (not sure which it might be) growth (white stuff) on the wall in the corner of the lower bedroom. Must be some moisture leeching through the stone walls outside or something. Should be easy to remedy I'm sure. (But, you need a bigger dehumidifier!) Nevertheless, other than that, it was a great place, and it provides a good jumping off point to to up to St. Andrews or down to Edinburgh.

Sad, but back to Minnesota for us.....

Luxurious privacy in a great location!

This is a comfortable, wonderfully equipped and very private apartment in a beautiful part of Scotland. It is convenient to Edinburgh, St. Andrews and many other attractions and is a great place from which to explore the country. I only wish that our visit had not been so brief. We look forward to returning!
