Lanxton Barn is situated just outside the quiet hamlet of Coad's Green, a few miles east of Bodmin Moor and with excellent access to both coasts, the A30 and also the stunning Tamar Valley. This rural location has very little light pollution and you can while away warm summer evenings gazing up at the stars above. There are dozens of excellent walks with Bodmin moor, the Tamar Valley and the north coast beaches all within easy reach. This is a working 100 acre farm so any dogs would have to be supervised and walked on leads if any animals are in the fields. At the top of the farm is the site of a hill fort with panoramic views stretching as far as Dartmoor. The farm has their own free range chickens and ducks with lovely farm fresh eggs available. Nearby are bluebell woods with wild orchids and there is single bank fishing available during the season.
Ground Floor: The front door leads into a small hallway with doors to a utility room and storage cupboard, then on into a double height entrance vestibule with exposed timber staircase to the first floor, double bedroom with ensuite shower room, WC and hand basin and 6' zip and link bed. Further door leads to long corridor with two 5' double bedrooms, one with ensuite shower room, WC and hand basin, two twin bedrooms with zip and link beds and a family bathroom with WC and hand basin:
First Floor: The stairs open on to a small landing area with doors to; an upstairs WC with hand basin, snug TV room with comfortable sofa, chairs and flatscreen TV, further door leads into open space, double aspect, living area. At one end is the well equipped kitchen with fully fitted units and appliances, then the dining area with large extendable dining table big enough to seat 12, pool / snooker table and seating area with a second large flat screen TV. The lounge end has a new wood burning stove. Through the French windows are far reaching views of Minions, Sharp Tor and Stows Hill. Each bathroom has a hairdryer.
Exterior: There is parking on the drive for 4 cars at the end of the property. There is a good sized, private, dog proof garden with patio table and chairs, barbecue, and a 6 seat hot tub. The garden is fenced and dog proof.
Facilities & Services
A woodburner is located on the first floor. The electricity is bolstered by wind and solar power supplied by the bio-diverse farm. The kitchen has a large range of units & granite work tops. There is a large, electric range oven with induction hob, a microwave, toaster and kettle, there are 2 under-counter fridge units and an under-counter freezer. There is a dishwasher. There is a washing machine, tumble drier, iron and ironing board in the utility room. The sitting room has a large flat screen digital TV & DVD player. There is flat screen TV in the snug and unlimited WiFi.
Electricity, heating, bed linen and towels are included but you will need to provide your own beach towels. Towels are also supplied for the hot tub. There is parking available for 4 cars on the drive, but more on request. Regrettably there is no smoking. A maximum of 3 well behaved dogs may stay in the cottage at a small additional price of £35 per dog per week. Please note dogs may not be left unattended in the property. There is a cot and two high chairs. Please note this property only accepts family bookings.
