A delightfully comfortable self contained private annexe
Box Tree Cottage is a delightfully comfortable private annexe suitable for one or two adults.
It is light, bright and decorated in a simple fresh style with every consideration for your comfort yet retaining the character of the cottage. It has been refurbished to a high standard and offering non smoking accommodation for the comfort of our guests.
It is self contained and entirely private adjacent to the owners house. The annexe is open plan, light, bright and airy with windows at the front and back.
The inviting living room is well furnished with a comfortable sofa. There is a flat screen television with freeview, DVD and WiFi for your convenience.
The kitchenette has a dining table with two chairs There is a combination grill, microwave and oven with an electric two ring ceramic hob. You will find a good size fridge, kettle and toaster and all crockery, cutlery and kitchen equipment and utensils of good quality. A welcome basket provides a selection of teas, coffee, milk, sugar and biscuits and a few other treats.
At the end of the living room you will find a french door opening onto a secluded courtyard with patio table and two chairs which catches the morning sun and is a pleasant spot for breakfast.
Upstairs the galleried bedroom has a delightful oak double bedstead with luxury cotton bedding which leads onto a tastefully appointed en-suite shower room. All the bed linen, duvets and pillows provided are the specialist anti allergy range from John Lewis along with high quality towels. There is a good sized chest of drawers which allows for generous storage and ample hanging space. All the bed linen and towels provided are of good quality.
The annexe is cosy and warm from the efficient and effective electric heating which are on preset timers.
Downstairs you will find the 24" HD LED TV with freeview and integral DVD, a small selection of games and books, local maps and activity guide.
Upstairs, both bedside tables have reading lights as well as relaxing wall lights on dimmer switches, a small travel clock and radio. In the en-suite shower room there is a razor socket, heated towel rail and mira electric sport shower. There are full instructions on how to use all the electrical items in the annexe.
On arrival you will find a designated safe parking area on the drive at the front of the cottage with easy access to your private entrance. A key safe allows you to arrive at your convenience.
The annexe is adjacent to my home and I have my entrance on the opposite side and at the back of the cottage. Guests will be given my numbers or can just knock on my door. Please do not hesitate to ask, I am there to help out if needed. We may meet on the drive there but be assured that you will be left quietly to enjoy your time away.
Everton village is is a quiet and ideal location to explore the New Forest National Park with its picturesque villages such as Brockenhurst. The sailing town of Lymington provides wonderful walks around its sea wall, great restaurants cafes and a large variety of shops and designer boutiques.
Within walking distance, you will find Milford on Sea with its promenade, clean beaches, traditional pubs and cafes, for example only a mile away Braxton Gardens tea rooms and cafe serves morning coffee, lunches and afternoon teas. All food served is organic and locally sourced.
There are numerous opportunities for walking, cycling, picnics in the beautiful scenery of the New Forest with its natural harbours such as Keyhaven, Beaulieu and Bucklers Hard. I am happy to give personal recommendations of restaurants, cafes or places to visit.
And last but certainly not least, the friendly Everton village store is just at the end of the lane offering a wide range of groceries, fresh bread, fruit and vegetables and an excellent selection of wines, beers and spirits. The Post Office counter provides easy banking facilities.
At the other end of the lane, barely a a five minute walk is The Crown Pub serving lunch and dinner to a very high standard.
It is the most ideal to arrive by car as the bus services are limited. The nearest mainline station is Brockenhurst with direct trains to London and all other railway networks. Trains go to Southampton and Bournemouth both of which have large shopping centres, for example, West Quay in Southampton or a day out on the train from Brockenhurst to Weymouth where you will find the journey interesting and Weymouth has a wonderful beach, sea front and harbour pubs.

I would like to welcome you to the annexe at Box Tree Cottage. I hope you enjoy your stay and enjoy making the most of the beautiful area. I live adjacent to the annexe and there if needed to help in any way but please be assured that you will be left quietly to enjoy your stay. My favourite walk is along the coast at Keyhaven and the beautiful natural harbour at Bucklers Hard. My family too are there to provide a comfortable and relaxing time for our guests. If any translation is needed, my daughter is a language student and happy to help with french, italian and german.

Spotlessly clean, comfortable accommodation very well placed fior exploring the New Forest. Well stocked and friendly village shop about 30 seconds walk away in one direction and friendly pub serving good foood about two minutes wallk away in the other direction. Linda is a very welcoming and attentive host.
Small, beautifully done and a good base
The 'annex' is absolutely beautiful, decorated with great care and spotless. Linda made us very welcome. She is kind, friendly and very helpful and we were delighted to meet her. The 'annex' although extremely comfortable, felt too cramped for us hence the 4 stars. We were only staying 3 nights so it was fine. Parking the car was tricky as the road is narrow and the entrance to the parking space restricted by the hedge but we got the hang of it eventually. There is a very useful convenience store around the corner and the people there are lovely.
We have just a couple of suggestions: add possibility for recycling plastic/glass/paper (could not see any alternative to the black bin so took back home recyclable) and a ladle for soups would be nice!
Extremely comfortable and high spec
This is a cosey little annex with everything you could want. The decor is tasteful and finished to a high spec. It's located in a peaceful location with a very friendly village pub serving good food and beer. We enjoyed some beautiful walks and a great meal at La Perle in Milford-on- Sea which is a very short taxi ride away.
My only recommendation is that you consider providing some information on how to recycle (we took ours away with us).

Small but perfectly formed!
We had a lovely couple of relaxing days at Boxtree cottage on route to a spa hotel nearby.
The cottage is compact but everything that you could want was provided.
Very comfortable bed and finished to a very high standard throughout. We found a welcome pack on arrival which we did not expect for a short stay. Would happily recommend.

Had a lovely stay in this very comfortable and clean annexe. Linda was a good host and very helpful. The annexe is very well equipped in a good location, and there was a welcome basket on my arrival which was great. Thoroughly recommend staying here.

Quiet residential location with local pub and convenience store within a few minutes walk
A very modern & clean "annex" part of a detached house situated in a leafy residential village a few miles to the west of Lymington in the New Forest. Access to the ample parking is from a very narrow road that requires some trial and error maneuvers to enter at first but gets easier with practice - best for smaller vehicles.
Interior equipment is the expected minimum 2 of everything etc., although from experience I would recommend a minimum of three plates, dishes and cups etc., as preparing a meal almost always requires an addition serving or preparation plate. Many of the VRBO's we have stayed in for 2 people will still provide 4 sets of crockery and cutlery.
One final note, as coffee drinkers it was disappointing to find only a french press which when used with an espresso grind coffee creates a somewhat muddy beverage.
Again, I realize that owner/operators of holiday lets do not want to invest any more than necessary, but we have used several VRBO's that will provide either a Nespresso machine so that one can buy one's pods of choice or a simple inexpensive drip coffee machine. Overall we were very pleased with accommodations and the convenience of the location and would certainly recommend this property to any couple wishing to visit the attractions of the New Forest.

It is always useful to know how to improve the facilities for my guests and I will look into "upgrading" the cafetiere to something a bit more sophisticated and increase the amount of china crockery.
Saying that, please be reassured that there is ample space to park and manoeuvre large 4x4's and estate cars onto the drive and you may have experienced difficulty due to your hire car being at least a third longer

Everton village is a quiet and ideal location to explore the New Forest National Park with its picturesque villages.
The sailing town of Lymington provides wonderful walks around its sea wall, great restaurants, cafes and a large variety of shops and boutiques. On Saturday you will find the entire high street is taken over by a market offering high quality local produce, furniture, plants, flowers, clothes - a real interesting browse.
Great places to eat would be Caio Belli in Gosport street which is fantastic for lunch. Either The Ship Inn, The Mayflower and The Kings Head in Lymington are all near the quay and good places for Saturday evening.
Milford on Sea has a small promenade and clean beaches, traditional pubs and cafes - do investigate the Raft on the Rocks cafe/restaurant.
Just half a mile away, Braxton Gardens tea rooms and cafe serves morning coffee, lunches and afternoon teas and all the food served is organic and locally sourced.
We have The Crown in Everton which does a great Sunday lunch and is at the end of our lane.
