This lovely property provides a relaxing, flexible environment for your holiday, based near to beaches, restaurants as well as being a lovely place to spend time in the brand new (2016) pool area.

The villa is registered as approved for holiday lets with the Govern de les Balears Conselleria d'Innovacio, Recerca I Turisme registration number 6284.

The vila has three large bedrooms - two doubles and one twin - allowing for flexible arrangements for adults and children alike.

All bedrooms have their own bathrooms, one ensuite, and have air conditioning.

The private swimming pool has been built in 2016 and is 8m x 4m with steps into the pool. It is around 5ft deep at the maximum so not suitable for diving, but with plenty of space to exercise, play and relax. There is a water feature from the tiled end wall and there is also a built-in cocktail bench in one corner.

The pool is surrounded by an extensive terrace, 2.5m wide around three sides of the pool. There is plenty of space for the wooden sun loungers and deckchairs provided and there are sun parasols for those who want some shade.

There is also a pergola area, with outdoor sofas seating at least eight, or two if being occupied by those having a snooze. This area is tiled with hand-made tiles from a tile manufacturer from Inca in the centre of Mallorca. These tiles are also used under the outside shower area.

Beside the pergola is an outdoor dining table and six chairs, with a further two-person table and chairs that can be added to the main table to seat up to eight for dinner. You can dine here, or on the front terrace which also can seat eight at the table there.

Completing the rear area are the borders to the pool, where we have bougainvillea, passionflower, oleanders and other plants. There is a lawned area beside the other side of the house.

The pool has underwater lights, as well as lights on the villa itself to illuminate the outside after dark.

The house is east facing, so gets sunshine by the pool area for much of the day but there are plentiful areas of shade for those who don't want to be in the sun the whole time.

A new purpose-built barbecue has been installed on the kitchen terrace.

Inside, the spacious lounge/diner with sofas, dining table and chairs, air con, ceiling fan, Smart TV, DVD and WIFI, french doors which open out to the lovely furnished front terrace perfect for al fresco meals. Steps lead down to the pretty front garden and you can place tables and chairs here to provide a separate chill out area away from the rear terraces if you wish.

The fully equipped kitchen has oven, microwave, dishwasher, ceramic hob, large fridge-freezer and door to a small kitchen terrace with barbeque and the rear pool area.

A twin and double bedroom with air con and fitted wardrobes have use of the two family bathrooms.

A few steps lead up to to the bright master bedroom with ceiling fan and en suite shower room. There is room here for a cot or extra bed for a child.

Near the pool is the pool room with adjoining shower room, toilet and basin as well as being the location of the washing machine. We have also placed the old fridge here to be used as an overflow or handy drinks fridge for easy access from the outside seating areas and pool.

Why Tristan Alexander-Watts chose Pollença District

We bought this villa after several years of searching for the right place. We fell in love with it when we first saw it and knew it was the one for us. The character, feel and location were ideal.

It was built around thirty-five years ago and for most of this time was the home of an English couple who were well-known residents of Puerto Pollensa.

What makes this villa unique

The villa is in a lovely, peaceful part of town, yet with easy reach of the wonderful sandy beaches, a pleasant walk into town, close to Pollenca and Alcudia and some lovely local restaurants. The swimming pool was built in 2016 and we're continuing to make improvements to the property each year.

We love cooking and serving meals to family and friends on the large table on the front veranda. It's a lovely place to watch the sun go down behind the mountains and to wait for the bats and other wildlife to emerge around dusk. It's also not a bad spot for star-gazing as there's little light pollution. Watching Venus and then Jupiter set behind the hills is a way of marking the progression of the lazy evening.

Outside: Large, west-facing secluded front garden/patio area plus veranda opening directly from living room. This provides a lovely location for breakfasts, shady spots for reading, sun-downers, evening meals and barbecue area. There is a separate terrace leading from the kitchen at the side of the villa, providing another shady, peaceful spot. This side of the house is gravelled and provides a nice spot for sunbathing or a game of boules (set provided). At the rear is a large garden with space for ball games - a badminton set, swingball, a volleyball and a football are provided. This is also a good sun-bathing spot from early morning to late afternoon - sun loungers, a parasol and beach chairs are provided. Cleaning / Towels / Linen / Maid service: Towels and bed linen included, property cleaned before and after use.

A wonderful villa

This villa very quickly became home. The weather was unbelievably hot and the new pool was a life saver and was much bigger than we expected. All the outside facilities was as good as the photographs suggest and, with three teenage boys, the choice of places to retire to were essential. No matter what time of the day, there are always places in the sun or shade, depending on your needs.

The bedrooms were as described and in my heart I want to give this villa five stars but there is still work to be done, as Tristan the owner honestly explains. We used the pool room as a bedroom and because the weather was unseasonably warm, it was very hot to sleep in. With hindsight we probably should have rented an air conditioner unit. This room is very much a pool room rather than a bedroom. However, the other rooms in the house are wonderful and air conditioned.

The villa excelled for us because of the pool and the outside furnishings, along with the wonderful front porch dining/sitting area. The kitchen and barbecue were well used by us and worked efficiently.

Tristan, the owner, was as helpful as any owner could be. He always responded to emails, as we were preparing for our holiday and Jan from Parasol Properties ( who appears to act as his local agent) was unbelievably good. Nothing was too much trouble for her and she was efficient, extremely well organised and obviously well connected to other businesses on the island e.g. Rental places.

We were a family of three generations and all of us said we would love to return in the future. I know that the owner has plans to upgrade the remaining areas of the villa and so it will be even better next year. I hope we manage to return.

Terrific Villa in a great location

I have been to Puerto Pollensa several times and personally think this villa is in the ideal location, close to the beach, 15-20 minutes amble to the centre and a bus stop 3 minutes away to make exploring easy. Supermarkets are also very close.

The Villa itself is spacious and was spotlessly clean, everything you are likely to need for eight people was provided. The pool area is beautiful and a great place to spend the afternoon. Everything worked perfectly.

The owner also returned emails promptly and was a pleasure to deal with.

Fabulous place!

We had a wonderful stay. The place is in a great location - close to the beach and a row of good restaurants. The house has everything you need and tons of room. The patio and pool in the back were absolutely fabulous!! Also, the owner was very well organized and provided excellent directions and instructions about the place.

Brilliant for families!

We just stayed over the Easter break for four nights after a few days in Palma. This is a great villa in a lovely quiet neighbourhood. Just round the corner from the beach but has its own beautiful pool and fabulous outside area to enjoy.You have sunshine at all times of day. Restaurants round the corner are great or you can stroll into town. Thank you for sharing your home with us.

Lovely Villa in great location

Stayed in this beautiful property over the New Year with a group of friends plus a pet dog. The location is excellent and a couple of minutes walk from the beach - a bus stop with a regular 2 hrly service to Palma is also a block from the villa. There is space to park and car hire is reasonably priced. The villa layout itself, whilst suitable for families with children and grandchildren was also perfect for us as a group of single friends and a couple - the kitchen and rooms are well equipped and there is a lovely pool and seating area at the back as well as a veranda to the the front. Puerto de Pollensa town with access to many restaurants and tapas bars is a 10 minute walk on the promenade, the latter also great for dog walking. Essentially for us, the property ticked all boxes so would highly recommend for friends holidaying together as well as for families. Thank you.

Lovely authentic villa 😀

We had a lovely stay in this villa. It really has a Spanish feel to it! Which is what we wanted. The veranda area and pool area are lovely. Your very local to the beach, shops and restaurant. Great correspondence from owner, before holiday. I would definitely stay again. Beautiful, quiet, welcoming villa.

We're only two streets back from the beachfront, so no more than a couple of minutes walk to the safe, sandy beaches of Llenaire.


Puerto Pollensa is a 45minute drive from Palma airport. Once you're here then a car is only needed if you wish to explore the local area - there's plenty to do locally within walking distance or by hiring bicycles.


The centre of Puerto Pollensa (i.e. the roundabout by the marina) is an easy 15 - 20 minute stroll along the seafront - if you drive then it takes less than five minutes. Pollenca town is a ten minute drive along the back roads, with Alcudia about the same distance away.

There are three good restaurants within less than five minutes walk from the front door and local shops selling groceries and essentials.
