Beach House With Fabulous Sea Views, Private Garden
Our beautiful clapboard beach house called ''Sunshine'', is located on a quiet, private road in Bracklesham Bay, less than 3 miles from West Wittering. Just a few steps from the back of the house across the large lawned garden and you are on the sand and shingle beach - perfect for children and adults alike! Relax on the New England style verandah, listen to the waves, enjoy al fresco meals, watch the sunset and even on less sunny days, stunning sea views across to the Isle of Wight may still be enjoyed from most of the rooms inside. There is also a private enclosed garden at the front of the house with a large trampoline and ample off-street parking for several cars. The house is beautifully decorated, but comfortable and practical too and has been thoughfully furnished and equipped with families and children in mind. The accomodation is flexible and sleeps up to 9 plus a baby or toddler in a cot, with 4 bedrooms available offering a range of different bed configurations depending on your needs. We have a well-stocked playroom / additional bedroom with a day bed which can be converted to a double bed, a variety of toys, books and DVDs for when the outdoor fun is over for the day and a number of useful children's items are available upon request, in addition to the cot. There is a family bathroom upstairs and a large, luxurious ensuite shower-room in the master bedroom. A further bathroom with bath and shower is downstairs and there is also an outdoor shower for sandy bodies! The kitchen, living room and dining area are open-plan in design and the living room and playroom both open out onto the verandah. On the verandah, there is a table which seats 8, plus further benches and sun-loungers. The beautiful beach at the end of our garden is popular with wind-surfers, surfers, stand-up paddle-boarders, fossil-hunters and dog-walkers. There is a great cafe at the end of the road called Billys at the Beach and a general store and post office. Further shops, cafes and restaurants may be found in nearby East Wittering.

About Jessica Swaddling
Sunshine is owned by Paul and Jessica from Henley-on-Thames in Oxfordshire. We have 2 children aged 8 and 10. We bought the house when we were living in London when our first child was a tiny baby and extended and renovated it when our second was born. It is a much treasured family holiday home and we look forward to sharing it with you.

Why Jessica Swaddling chose Bracklesham Bay
We all love coming to the house and have done so as often as possible for the past 10 years. We love falling asleep to the sound of the waves, listening to the howling of the wind and watching the waves crash in the winter. Paul is a keen windsurfer and windsurfing from the beach just outside the back garden is a real thrill! Our children have grown up first paddling, then surfing and kayaking in the sea just outside the house, scrambling in the dunes at East Head, beach-combing, walking and having wind surfing lessons at West Wittering every summer. We all love chilling out on the verandah and have enjoyed many family gatherings there. There is so much to do in the area and almost every trip we find something new. We hope you and your families enjoy the house and the beach and surrounding area as much as we do.

Adored the whole experience
We booked for a multi generation (11 months to 80 years) break during April 2018. The house is lovely and well equipped for everything, beautiful linen on the beds, soft towels and a neutral decor throughout accessorised with nautical/ marine bits and bobs. The veranda was an added bonus and most of our time was spent sat listening to the waves and watching the grandchildren play in the garden. The house is extremely well catered for children with many toys and games, buckets and spades and even wet suits. With so many ultra modern beach houses along this stretch ‘Sunshine’ although very up to date appears to have been modernised in keeping with what was originally there, not high rise but secluded with beautiful gardens front and back. Proximity to the pebble beach, local bar/cafe and the lovely sandy beach at West Wittering made it ideal for all of us. We loved it and will hopefully be back soon. Thank you.

We were there for Christmas - It was fantastic. The house is beautiful, has great views and easy access to beach. It has everything you need and the owners remained in good contact. A Home from Home
Sunshine is a wonderful home from home within a stone's throw from the sea - what a treat! We loved sitting on the veranda (wine in hand) in all weathers listening to the rolling waves. The garden is safely enclosed and grassed with an awesome trampoline, which is where our kids could usually be found. The beds are super comfy and the kids loved the bunks. I cannot recommend this wonderful holiday home enough. Remember your wetsuits!
Perfect property for a family celebration and in a beautiful lication
The property was perfect for our 3 families and was clean, well maintained and in a stunning location on the beach.
Perfect location on the beach
This house is excellent in every way. 8 people stayed for a week to celebrate our 40th wedding anniversary. We were lucky in that the weather was sunny every day, so walks along the beach to Billy's were regular, plus swimming and just relaxing. Games on the lawn, or just reading on the veranda. With three bathrooms, there was never a queue, and all took it in turns to cook in the well-equipped kitchen. We didn't eat out at all. A couple of day visitors came, and there was plenty of crockery and cutlery. The Nespresso coffee machine didn't quite make the grade!
On one morning, the lights fused in the downstairs bathroom and after one call to the property manager, he was there immediately to fix it.
The trampoline in the front garden caused hilarity with all 8 adults trying to recollect their trampoline disciplines from school. One managed a seat drop - the rest were not so adventurous.
The sunsets were beautiful and just made it a magical celebratory week.
Amazing house and location
Just had a wonderful week staying at Sunshine. It was perfect for our large family unit of grandparents, grown up children and their children; room for all to enjoy it's many amenities.
The location is second to none and ideal for both those who wish to enjoy the sea and beach or relax in the large secluded gardens. Sitting on the covered terrace watching and listening to the waves whilst enjoying a family B.B.Q was magical - the stuff that holiday dreams are made of.
Sunshine is a beautiful house on the beach with everything you need for a memorable stay no matter the weather. We would love to return.
