The villa has a privileged position standing proud above the Upper Tiber Valley, Sansepolcro, San Giustino, Anghiari, Citerna, Città di Castello.
A well-planned restoration has transformed the mainhouse, the former tobacco drying house and the barn in a charming residence with antique terracotta floors and beamed ceilings. The house is ideal for large families or group of friends and offer a lot of privacy. The sleeping rooms are all spacious, cosy and comfortable. Bathrooms are nice and have all hairdryers.
In the ground floor where the whole group can gather together there is a big living room which opens onto the large stylish fully equipped kitchen and dining area. The kitchen with patio doors leads out to a spacious summer dining pergola covered with wines in the garden. There you can enjoy your barbeque watching the stunning sunset drinking some delicious Italian wine.
The romantic pool has been built inside an antique Roman "vasca" from the 19 century to keep the original structure, unique in its kind. It is surrounded by big gardens with summer beds, olive trees, lavender, roses and overlooks the Tuscan and Umbrian hills. Two beautiful summer pergolas with BBQ offer each place to eat for 10. There are many terraces at different levels, some shaded and others in the full sun. Although nestling in the hills, the property is quiet and secluded but is very conveniently located, 3 minutes drive to the village of Sansepolcro. Its position on the Tuscan/Umbrian border makes this place a perfect base for touring Tuscany, Umbria and The Marche.

Steeped in history, the main part of the house was formerly used to dry tobacco, but has been restored into an elegant country residence complete with antique original terracotta floors and beamed ceilings
The house is famous in the whole valley for its stunning views over Tuscan and Umbrian hills. The garden contains a myriad of local plants including sunflowers, olives, vines, lavender, cypress, figs and roses
Loved the Casa! Staying here made my first trip to Italy a fabulous experience. The grounds are gorgeous and the views breathtaking. Best of all, Karin was a wonderful host and made our days special. She gave us great advice on where to go and what to do. I highly recommend this place to others.
A family adventure with a lifetime of memories
Our time at the Casa was too short. Two weeks were not enough. Every day the view across the valley was remarkable, breathtaking. Too wonderful to believe that it was true. We dined every night in the pergola and watched the grapes turn purple..
First time for our family to spend summer holidays together. Big challenge was to find the right place for all of us, matching our desires and requests: and here we go: this property was just perfect. Space and privacy for everybody, wonderful landscape, enough isolated to feel the peace and silence, charming swimming pool, inspiring well kept garden and last but not least, the welcoming warm Karin: all ingredients were there to make this week unforgettable. The house is very well situated to visit the north of Umbria and to discover the surroundings in Tuscany. We loved Sansepolcro and Anghiari. The experience was thrilling and after this first time, the family is ready to repeat it once again!
We had a wonderful week in Casa Spertaglia - the house and gardens were simply beautiful, and equipped with more than we needed. The view over the valley was stunning. Karin was a great host - we were greeted our 1st night with prosecco and home made antipasto and her tips for local places to visit was very useful. The trip to the olive oil mill was also a highlight. Our teenagers enjoyed the pool and visits to the local night markets. All in all it was everything we had hoped for from our 1st holiday to Italy and more. Highly recommended.
