Set right on the banks of the River Deben, with stunning views of the river and woodland beyond, Boatmans really is a riverside getaway worthy of Mole, Ratty and friends. Situated amongst ambling country lanes, Boatmans is surrounded by lush countryside and sits above a large private garden rolling down to the river Deben, which has its own landing stage and rowing boat. This charming, detached cottage has 2 bedrooms (sleeping 3), is traditional in design with quirky modern touches, and enjoys superb views of the river and woodland beyond. Boatmans is positioned 4 miles from the A12 enabling easy access to the nearby Suffolk Heritage Coast. There is a generous welcome pack, which includes a gift card for RSPB Minsmere Nature Reserve 'or' a day pass to Ufford Park Health Club.
Enter into the conservatory, with its river and woodland views, through to the main cottage. There are steps between most rooms due to the cottage's hillside nature. The kitchen is well appointed with plenty of work surfaces and a breakfast table. In addition to newly installed oil fired central heating, the living room has a multi-fuel fire, which adds to the cosy feel of Boatmans. Upstairs is the large bedroom, which also enjoys a fabulous view of the Deben through onto woodland beyond. The bathroom is downstairs, immediately below the bedroom, with a luxurious full-length bath and large power shower. A Floor Plan is available upon request.
Outside there is plenty of space to explore and walk (including approximately a mile of river to row), meet the swans and soak up the Suffolk atmosphere in this "Special Landscape Area". See the Owner Profile section which contains further information about the bird and wildlife.

There is a good distance and tree/hedge boundary between the properties – we will always respect your privacy but are always happy to help and chat! I personally clean and prepare Boatmans for guests and take great pride in the feedback we receive. Boatmans has been a holiday cottage since 2012 and has received an award for Excellence based upon Customer Feedback. CONTACT ME ON: 01728 746391 or 07789 473060 or email@example.com Boatmans is a tranquil hideaway, but located within easy access to the fabulous Heritage coast as well as towns and cities – London’s Liverpool Street station is approximately an hour and a half. We both loved returning from the city, lighting the barbecue, enjoying a row on the river before dinner in the conservatory or patio watching the sunset. We love the wildlife: otters, kingfishers, cormorants, herons, owls, ducks, geese etc and the resident swans that wait in anticipation for bread! I look forward to opening the curtains each morning - today (as I edit this), it was two playful otters and then a swan and Canada geese vying for a prime nesting spot. Previous sights include escapee cows, an owl on the lawn and a lone deer walking nonchalantly past as I prepared breakfast!

CONTACT ME ON: 01728 746391 or 07789 473060 or firstname.lastname@example.org In the summer the water is crystal clear enabling the bottom of the riverbed, fish, boatman, snails etc to be seen. I love the first sight of the yellow lilies and the prehistoric looking foliage. The swans normally produce signets and we’ve even had guests see a muntjac swim! In the winter we enjoy the snowfall on the water, the pretty icicle laden branches, bracing walks and a cosy fire! Simon’s favourite past time is reading in bed, with the windows open whilst listening to the "wind-in-the willows". I particularly enjoy a walk at dusk seeing the Suffolk punches in the fields and often hawks and owls hunting for prey. We love the sounds: the shrill of kingfishers, woodpeckers, ‘bark’ of the muntjac, swans ‘taking off’ and landing, passing horses, a sudden ‘splash’ and even a donkey.

Our best Christmas and New Year ever thanks to all the little extra touches Jan gives her guests from the moment you arrive. A beautiful cottage in idyllic setting with all the facilities we could’ve wished for. A perfectly romantic atmosphere cosying up in front of the wonderful log fire and a truly lovely local village pub with great food for when we didn’t want to cook plus excellent local farm produce from a number of shops. We will be back for sure & cant recommend this property & the owners highly enough. Thanks Jan! Xxx

PERFECT RETREAT AND HIDEAWAY
This was our second stay at Boatmans in 2017 and it's certainly not going to be the last. Each time the experience gets better and better, from booking, through to the perfectly maintained and furnished cottage, warm welcome from the owners and desire to stay longer. The homely touches make it the best holiday cottage we've stayed in to date and we cannot recommend it highly enough.
We're always made to feel very welcome and it's a veritable home from home and nothing is too much trouble for Jan. A complete - an unexpected - surprise was our winning the "best end of stay cleanliness" award for 2017. If somethings perfect you want to keep it that way - which we did. The £50 voucher will come in most handy. Would we come again, yes! Would we recommend it to one and all, yes! Is it the perfect way to relax, unwind and enjoy the peace and quiet, YES !! Excellent cottage , central for walking/touring
A very comfortable, clean and well maintained cottage for up to 3 people.
My wife and I, both in our 70's wanted somewhere from where we could explore Suffolk. Boatmans was perfect, (but we were helped by a week of almost unbroken sunshine!)
It was comforting to know that Jan, the owner, lived next door but we found no need to call on her, and, apart from welcoming us, she left us alone.
Neither my wife nor I are "rowers" so we did not use the boat (but it was available), neither were we anglers (it was the close season, anyway)
There are so many laces to visit close by -
Flatford Mill:Framlingham:Minsmere:Orford, Dunwich:Sutton Hoo, to name but a few.
If we return to Suffolk, then we would definitely stay at Boatman's. The problem is that the UK has so many wonderful places to visit....
Best choice ever, this cottage and our host will take some beating. It does not get any better. We were even invited to share our hosts garden where we took some very special photos. The week has been such a pleasurable experience. We will have fond memories of “Boatmans” and the family that make other peoples dreams a reality.

This was a return visit for us and it was as charming as ever. Jan, Simon and gorgeous Scarlet treated us like extended family and we spent many hours fishing, playing hangman with Scarlett and generally relaxing. if you want a place to stay that beats all you could dream of in the countryside but with many nearby attractions to see then this is the place for you. Cosy rooms , great pedestal bath and loads of outside space to enjoy. Nothing is ever too much trouble and Jan who is always there to help if you need anything but never ever intrusive. What more can we say it is a fabulous place with a gorgeous family next door which now includes a little dog called Daisy. Try it you will not be disappointed and you will certainly return as we will and we have to travel from Crete. See you next year x
We are so pleased you returned to Boatmans for another two weeks - we all had a wonderful time! Thank-you in particular for the wonderful brunch cruise on The Lady Florence, your enthusiam with building sandcastles at Walberswick and enjoying a visit to Sutton Hoo! Thank-you also for a wonderful meal at Boatmans (we'd forgotten how lovely the conservatory is for dinner whilst the sun goes down!). A property even more impressive on arrival than its description. The attention to detail and care taken is fantastic and only eclipsed by the care and friendliness of owner Jan and lovely little Scarlett. A beautiful area with plenty to see and do and a welcome in every pub or attraction we visited, although the cottage itself is absolutely charming to remain in if you just want to kick back and relax. A place we are enthusiastic about the prospect of returning to in the future. Thank you!

Woodbridge, Snape Maltings and the coast (Aldeburgh, Dunwich, Walberswick, Southwold, Thorpeness and Orford) are not far away. Suffolk's wonderful Heritage coast includes superb beaches, rivers, forests, Framlingham and Orford castles and historic towns. Sutton Hoo (Anglo-Saxon royal burial site) and RSPB Minsmere are also great attractions. Distances: As a rough approximation, places of interest (listed earlier) are within a half hour drive. Further Details: Letheringham is a tiny rural village and is classed as a "Special Landscape Area"; it is located between Wickham Market and Framlingham (approx 3 and 4.5 miles respectively), both of which have a good range of shops and amenities, including cafés, Framlingham Castle, street market, food stores/butchers, take-aways/restaurants, clothes/antique shops and home wares etc. Letheringham's Church of St Mary is a grade II* listed building and is an enjoyable walk from Boatmans. The nearest village is picturesque Easton (a pleasant walk), which boasts an award winning country pub, church and the ‘crinkly-crankily’ wall! Easton Farm Park is a popular attraction, especially for families, which offers interactive farm fun and includes some truly special listed buildings. The Park also hosts a range of events (e.g. Farmers' Markets, car rallies, music festivals, horse shows) and is home to the endangered Suffolk punch horse.
