This is a fantastic, family-friendly home - we lived in it ourselves with increasing numbers of children for the best part of a decade! We do not accept stag or hen party bookings. The cottage contains 7 bedrooms: 1 downstairs ks dbl; 1 upstairs ks dbl shower en suite; 1 upstairs twin bed room; 1 upstairs triple bed room; 1 upstairs twin bed room; 1 upstairs ks dbl;1 downstairs twin/superking. In addition, there are 2 double sofa beds, one in each sitting room. Cots and extra mattresses are also available. In addition to the en suite shower room, there are 2 shared family bath/shower rooms and a further downstairs shower room, plus one additional toilet. The cottage can be partitioned into two halves, with separate kitchens, utility room/cupboard and entrance doors. The main large sitting room contains seating for all, plus several large tables and enough dining chairs for large family meals. There is also enough outdoor seating and tabling to feed the whole party. The main kitchen is very large and also contains its own seating: table for 8 plus 4 bar stools at the breakfast bar. There is an additional smaller dining room, kitchen and sitting room with TV (Free view) & DVD on the ground floor. There is ample parking for cars in 2 parking areas, access is via the gated, secure entrance to the main estate and then along a smaller access road taking you right up next to the cottage. Each kitchen is fully equipped with cooking and serving equipment sufficient for the large numbers that the cottage accommodates. There is a large fridge and freezer, dishwasher, drier, washing machine, gas hob and electric oven, microwave, in each kitchen/utility. One side of the cottage has a fenced patio with outdoor seating and sun shades- this is a glorious sun trap. The front of the cottage has a smaller patio and a garden of approximately half an acre, the boundary of which is marked by fencing and gates. Beyond the garden are private woods to which there is no access. There is access to National Park via a short footpath running through the estate up to Castle Hill Lane, from where you can walk or cycle in any direction along the managed footpaths or across the open forest. The cottage is filled with books for all ages, toys and DVDs for your children. There is a very wide range of baby/child gadgets and furniture, a full list can be provided on request. We have tried to make the bedrooms as flexible as possible. There are 3 fixed king-size beds in total, plus 2 extra king-size sofa beds in the sitting rooms. The triple room can be used as 3 individual singles or a super-king and single. One twin room can be converted to a super king bed and the other twin room has a truckle bed that can be removed and replaced with a cot. There is also room for a travel cot in most of the other bedrooms. Each hot water tank (there are 2) has its own controls and serves baths and showers. This means there is always plenty of hot water for a large party. We can help you organise babysitting, subject to notice and availability of local sitters. Please ask.

We have lived in Burley for over ten years, and in the cottage itself for the first 7 of those 10! It was a perfect home for a growing family and we now live next door in the main house.

Why Alix Brebbia chose Burley
We love living in the New Forest and raising our family here. Burley Hill is a very peaceful and secure site, the entire 50 acre estate is fenced and access is by coded gates only. The only intruders are the dozens of deer that frequent the lawn and the woods, our sheep, pigs and chickens in their paddocks / pens and our nosey cats.

There arent many properties so well suited to large family groups - Burley Hill Cottage is secure, quiet and spaceous with hundreds of books, dozens of DVDs, games and toys for all the family. There is an unusually large range of baby and small child equipment, saving you from filling your car to the brim. We try to take as much packing out of your holiday as possible! The cottage also suits families with older guests, with two rooms plus a sofa bed at ground level and a ground floor bathroom. With two sitting rooms, children can watch their DVD's in one room whilst the adults relax in the other. Enjoy!

Perfect for a family gathering
We had a wonderful weekend and will be coming back to stay again! Thank you so much Alix. The house is beautiful and perfect for a large family gathering with large living spaces and flexible bedroom arrangements. The children loved the playroom and all the toys especially. And the setting is great too - peaceful and rural yet easy walking distance to the village amenities and access to the wider area. A real gem.
Lovely property ideal for large family gatherings
We had a wonderful weekend at the beginning of September celebrating family 50th & 60th Birthdays. Alix was very welcoming and on hand for any issues we had. It is a lovely property with great facilities for our family of 3 generations.
The cottage was ideal for the celebration meal, with a large table to seat us all, we arranged for TASTE Dining Company to provide the catering which couldn't have been better. We had an exceptionally good quality meal cooked and served by Tim & Sarah in the a relaxed atmosphere of the cottage. The 2 kitchens made the property ideal for the caterers to use one and we kept the drinks in the small kitchen. Would definately recommend for family gatherings
Our family loved the cottage,and Burley
The cottage is very roomy and well equipped for all ages. We enjoyed the woodland walks and an easy stroll in to the village shops and pubs.
The children loved the local deer visiting the garden
Even on a very wet day there were plenty of games and films to keep us all amused

Itwas our golden wedding anniversary and we had too many people to stay in one house so we had two shifts accomodating 27 people over the week.
We had Cook prepared and frozen meal for 16 on the Saturday and then a catering company prepare and serve a meal for 17 on the Tuesday. Both worked very well as the kitchens are more than adequate.

Burley is a lovely village, located in the heart of the New Forest but within easy reach of the A31 and A35, affording quick access in all directions to a wide range of countryside, beach and town activities. Surrounded by the National Park, horses, cattle, donkeys, pigs and deer roam freely. The village itself has 3 pubs, a Post Office, village stores, a variety of tourist shops and tea rooms, bicycle hire, a cider farm. There is easy access to a wide range of beaches and seaside villages and towns, in addition to Bournemouth, Lymington, Southampton and Salisbury. The nearby town of Ringwood contains supermarkets, high street shops, a library and other amenities. Inland lakes and the sea provide scope for a wide variety of water sports and there are several local golf courses, horse riding stables and fishing / shooting specialists.

The New Forest is a very popular tourist destination, not only because of its outstanding natural beauty but because it is so conveniently located for access to much of the southern coastline and the Isle of Wight. There are very few outdoor pursuits that cannot be organised in the area!

The full Rental Payment is due 4 weeks before the start of your stay. Late payments will result in your booking being offered to another client. You will receive a reminder that full payment is due. Payment is by bank transfer into our bank account. Changeover Day: Please contact owner Notes on prices: The cottage has its own garden and sits within the grounds of a private estate. Access is via a shared tarmac driveway and then by the cottage's own gravel driveways to two separate parking areas. The woods and areas other than the cottage garden are private and access to these is not included in your holiday rental. A public footpath runs alongside the tarmac driveway giving forest access.
