This Antique Villa is a generously proportioned family home, carefully restored in recent years, and with careful attention it demonstrates perfectly how beautifully the very old can blend well with the modern internal features. The Villa has a large Pool and gardens, surrounded by protected pine woodland, olive groves and farmland. It is peaceful, secluded with fantastic valley & mountain views, while also being within easy reach of local towns, cities, airports and a golf course.

The Villa has two levels, on the ground floor level there is a large entrance hall with exposed stonewalls, elegant furniture and beamed ceilings. The entrance hall leads you into a wonderful, modern and well equipped kitchen with all modern day appliances.. Also on the ground floor is a study, elegant dining room with arched and vaulted ceilings and a downstairs bathroom. From the ground floor you climb a wonderful wide and open staircase, where there are three bedrooms, a dressing room and an elegant second bathroom with a roll top bathtub, showers and modern fittings. There is a large open plan lounge area with comfortable furnishings with views of the open countryside from every window of the Villa.

This Villa's perfect location finds you on the Umbrian/Tuscan border. This area is a noted destination for relaxation, healthy living and extraordinary scenery. Above all, it an area famous for its excellent food, wine, olive oil, truffles, chocolate, cheeses and cured meats - "the Green Heart of Italy". The Villa offers a large pool and spacious and covered terraces with open fire for outside cooking and dining. There is private and covered parking, a large and private garden and entrance gates to the Villa.

The Villa is extremely private and there are no neighbouring properties. The Villa is accessed on a private white road.

This carefully restored family home is furnished with a mix of antique and contemporary pieces. The Villa has a large garden surrounded by olive groves and protected woodland. The Villa is spacious and comfortable for a family who want to feel "home from home" in a secluded and private location with spectacular views but still being within a close distance to neighbouring medieval towns and cities that must been seen when visiting this green heart of Italy. Outside: The Villa has a large private pool measuring 10m x 5m with spacious terraces close to the pool for relaxation. There are spacious terraces and cooking facilities for outside dining. The Pool and terrace areas have outdoor furniture, chairs, umbrellas and sunbeds. There is private parking, a large and private garden with entrance gates to the Villa Utility Room: There is a utility room with a washing machine Cleaning / Towels / Linen / Maid service: All linen provided including separate pool towels. We appreciate a lot the amazing view all over the house as well as the nice swimming pool surrounded by olive trees. The house is comfortable and rooms are big and modern. Everything was extremly clean and well equiped.

The owner was attentive to our well being and we appreciated the communication before, during and after our stay.

A nice place to rest and to visit the italian cities all around. We highly recomand

Exquisite - in every detail!

Stunning location

The well-maintained exterior provides only a small clue as to what is inside. This villa has been restored by a professional architect, every detail is perfect.

Our family spent a very happy vacation here enjoying perfect weather. All day in the pool, evenings on the terrace soaking up the view and the local produce!

The villa is very comfortable and well appointed, designed to provide a cool retreat at midday.

We highly recommend a stay in this villa. Nothing was too much trouble for Caroline Sampson and the owner they will ensure your stay will be relaxed and enjoyable. M&M IOW

Wow - what a villa!

wow! we were certainly pleasantly surprised when arriving at this villa.

its spacious! the scenery is out of this world, the peace and quiet you have always wanted is here.

The villa is sooo well equipped, it has everything for every member!

The pool is big, and lovely enough to throw your things about it and relax its so inviting.

The nice thing about this villa is though it is in the mountains and peaceful its not millions of miles away from the real world. Umbertine is within 15 minutes driving distance which is a lovely sweet town that does lovely pizzas and then you can go into Perugia.

I would highly recommend this villa to anyone my 13 year old was with us and she loved it!

Smoking is permitted at the property but only in outside areas.
The safety of all tenants is the sole responsibility of the tenants and NOT the property owner. The tenants must have in place for the duration of their stay relevant Travel Insurance for health issues and potential loss of any personal items. Children must be supervised at all times. The swimming pool is in the garden and a reasonable distance from the house and perhaps unfenced.
A security deposit of £300.00 is to be paid at the time you reserve the property. This deposit is not applied towards the rental price, however, it is fully refundable within 7 days of departure, provided the following provisions are met:
No damage is done to the property or its contents, beyond normal wear & tear.
No charges are incurred due to illegal activity, animals or collection of rents or services rendered during the stay.
All debris, rubbish & discards are placed in rubbish bins and soiled dishes are cleaned.
Any charges accrued during the stay are paid prior to departure.
No linen is lost or damaged.
No early arrival or late departure.
The renter is not evicted by the owner (or representative of the owner) or by local law enforcement.
All keys are returned to the property representative and the property is securely locked.

A sixty (60) day notice is required for cancellation. Cancellations that are made more than 60 days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, forfeit the full advance and any deposit. Cancellation or early departure does not warrant any refund of rent.

This property requires a seven (7) night minimum stay for the high season. A shorter period can be negotiated for other than high season periods.
Any booking obtained under false pretence will be subject to forfeiture of advance payments, deposit and/or rental and the party will not be permitted to check in.
