Lovingly renovated in 2012, Casa Verde is set in a stunning and very private location (the owner lives off-site). The lovely garden is the perfect place to relax and unwind in the sun, perhaps on the covered terrace which has sweet-smelling jasmine, honeysuckle and wisteria growing across the roof.
Unusually for a smaller house in this area, Casa Verde has its own private salt-water swimming pool, bordered by lavender and olive trees, and in the perfect spot for drinking in the magical views.
Inside, the house is an appealing mix of traditional and contemporary style, and offers all modern creature comforts including wifi. Casa Verde has been beautifully but simply decorated and furnished, with locally sourced materials used wherever possible. There is a cosy open-plan kitchen and sitting room with beams, wood-burning stove and terracotta tiled floors. The kitchen is well-equipped featuring hand-made, pink marble-topped units with plenty of preparation space.
Upstairs are two attractively furnished, double bedrooms with pale wooden floors and beams. There is crisp white cotton bed linen, feather pillows, quilts and extra blankets for cooler months. The small but airy, contemporary-style bathroom features open-ended shower finished in beautiful, traditional Tuscan tiles with soft towels.
In a little side room downstairs there is a rather intriguing fresco - a convincing copy of locally-born Renaissance artist, Piero della Francesco's 'The Resurrection of Christ.' But no-one seems to know who put it here at Casa Verde!
The house is easily accessible, off a tarmac road and has parking for two cars. The villages of Lippiano and Monterchi are nearby with all key amenities.
I am British but have lived abroad for the last 11 years. I've always loved Italy and was on holiday in the area when we came across Casa Verde in 2011. It was very neglected but we fell for it straight away and bought it that December. In 2014, I decided to make the move permanently to Italy and now live in the Tuscan town of Arezzo with my two dogs.

Being right on the Umbrian/Tuscan border means having the best of both regions as it is possible to make day trips to places like Florence, Siena, Montepulciano, Arezzo, Assisi, Spoleto, Orvieto and Cortona etc.
Closer to home, the scenery is beautiful, the whole area is steeped in history, art and culture and there is plenty to see and do, right on the doorstep. Or if relaxing is in order, just enjoying a leisurely lunch out, having a wander around and then spending the afternoon lazing by the pool - there is no better place to be. I find the people here so friendly and helpful, the food is wonderful and life seems to pass at a much gentler, more pleasant pace.
A friend of mine once described Casa Verde as 'magical' and I totally agree. It has a lovely feel, possibly because of its fantastic location and those incredible views, and the stillness on a summer's day when all you can hear are the bees in the lavender as you relax by the pool.
For me, there is nothing better than sitting out in the evening, watching the fireflies and sipping a glass of wine as I look across the valley to the ancient village of Monte Santa Maria Tiberina, all lit up on the hill opposite. If there is a full golden moon suspended over the village, the view is nothing short of completely spectacular.
This was our second visit to this lovely house. Everything already said is true - Charlotte has put a lot of love into this house and really wants her guests to enjoy their stay. We obliged by having a fantastic time! The local area is lovely - so many places to explore. However if you just want to stay put and relax it is perfect; quiet, peaceful, great views. I wish I owned it - if I ever win the lottery I might have to make Charlotte an offer she can't refuse!
A beautiful villa in an idyllic spot with gorgeous views. Picturesque, quiet location but still accessible to so many gorgeous Italian towns and restaurants. Charlotte was the perfect host. Nothing too much trouble. Plenty of information in the villa along with a delightful welcome hamper.
The salt water pool was lovely although unfortunately while we were there the weather wasn't so good - luckily the log burner kept us cosy in the evenings.
Thank you Charlotte we will be back one day.

As a family we wanted a place to stay in a place that was idyllic, clean, had good facilities and was not too far out of the way but peaceful.
We got all this and a lot more thanks to the great hospitality from Charlotte who really has made this a home for all of us.
Beautiful pool, lovely lizards, picturesque setting and ample space in and around the house.
Our little girl fell in love with it and that for us is the cherry.

My wife and I have just spent the most amazing time here at Casa Verde. We wanted somewhere special to enjoy our honeymoon and we couldn't have asked for anything better. Charlotte, the host, was most helpful from when I first booked the villa last year.
We arrived late afternoon and welcomed by Charlotte into her lovely villa. The drive up through the hills with their fantastic views, passing olive trees, hens, and even deers added to the excitement of what would await us; a villa set into the Umbrain hillside with breathtaking views, so peaceful and tranquil, I knew we had found a special place to enjoy our honeymoon.
We checked in and eager to get some food after our 3 hour drive from Rome. So we headed to a beautiful restaurant called Senza Tempo in Monterchi, the closest town to Casa Verde. It's perched on a hill top, similar to other towns in this region, with amazing views and medieval architecture. The food was simply delightful and the wine was exquisite. After a walk in the town we headed back to relax on the terrace at Casa Verde (this night became chilly so warmed up next to the log fire).
From all the travels we did during our time in Tuscany/ Umbria, we had a few days relaxing at the villa, enjoying the salt water swimming pool, enjoying fine food and wine on the terrace admiring the landscapes of the surrounding areas. The pool was maintained by a neighbour who popped in a couple of times but didn't disturb us.
This villa offers what everyone needs for a perfect stay, a quiet, tranquil atmosphere with the most stunning views. We will be back at Casa Verde again...sooner rather than later. Thank you Charlotte for allowing us to stay at your wonderful villa.

We spent two weeks at Case Verde in June for our honeymoon and could not have asked for a more relaxing, wonderful holiday. Just what we needed after a hectic few months of wedding planning. We arrived at the villa after a long day travelling to be greeted by the lovely Charlotte who gave us a tour and left us with a hamper of beautiful fresh food and a chilled bottle of Prosecco.
The villa contained everything we could ever need and want for our stay, it was spotlessly clean and immaculately decorated. We had breakfast each morning on the terrace and spent lots of time in the pool taking in the amazing surrounding views. We spent most evenings at Case Verde, sat on the terrace with a bottle of wine watching the sun set and the fireflies light up the garden.
When we did drag ourselves away from the beautiful villa and pool - there were lots of interesting places to visit nearby and some great walks not far from the villa. The local village of Monterchi is only a few minutes drive away and has a great little shop ran by very friendly staff and a few lovely restaurants. Charlotte has put together a folder in the Villa which we found really useful, it has all the information you need on the local area, from day trips out to restaurant recommendations.
We could not recommend staying at Case Verde enough and thank you again Charlotte for an unforgettable honeymoon - we didn't want to leave but we hope to be back soon.

A wonderful place to relax and let time pass you by. Wonderful Umbria to explore full of history to excite any budding historian. We couldn't have asked for a better welcome. Love to come back a secret unfortunately we have shared!
The small village of Lippiano is a five minute drive away and has a bar famous locally for serving delicious bread baked on a hot stone called Caccia Sul Panaro with a variety of fillings. There is also a post-office here.
Monterchi , a few minutes further on, has a weekly Sunday morning market. There is a small supermarket (open until 8pm in the evenings and on Sunday mornings), a Bancomat, pharmacy and two cafes/bars. There are also several restaurants including La Pieve Vecchia which serves delicious meat, pasta and pizzas and has an outdoor terrace with beautiful views. Shops include La Papaia which stocks a vast variety of fresh fruit and vegetables, and a good butcher.
Monterchi is also home to the Museo della Madonna del Parto where the famous painting of the Madonna with Child by Piero della Francesco can be found.
The towns of Sansepolcro and Citta di Castello, both of which have lovely historical centres, are both about 25 minutes drive away from Casa Verde. You'll find weekly markets, good restaurants and selection of shops in both.
There are many picturesque medieval towns and villages to visit nearby including beautiful Anghiari and Cortona. Arezzo with its monthly antiques market, gorgeous centro storico, many museums, restaurants and vast array of shops is a must-see.
Or if you want to explore further afield, Casa Verde is well-located for day trips to Florence, Assissi, Spoleto, Siena and Orvieto and others.
The whole area is packed with museums and galleries for art lovers. Famous Renaissance artists from the region include the world renowned Piero della Francesca whose celebrated paintings can be found in nearby Monterchi, Arezzo and Sansepolcro.
There are many good restaurants to choose from, with the chance to sample wonderful local specialities and ingredients including cinghiale (wild boar), chianina beef and porchetta, truffles, olive oil, mushrooms, amazing seasonal fruit and vegetables, delicious pasta and well-known, locally-produced red and white wines.
There are events, fairs and food sagres throughout the year in the area and additional activities include walking (there are beautiful walks up in the hills behind the house) biking, horse-riding, canoeing and kayaking.

A non-refundable deposit of €125 per week of your holiday will be requested to secure your reservation upon booking.
The outstanding balance should be paid 8 weeks before the start of your holiday (details for bank transfer will be forwarded separately upon confirmation of booking).
A refundable €200 cash deposit is requested on your arrival to secure against any breakages or damage done to the property.
The rental period is generally from Saturday to Saturday except in low season. But please do check if you have other dates in mind and I will see what I can do, availability allowing.
Notes on prices:
Prices are fully inclusive of bed linen, bath towels, pool towels and utilities. Central heating, however, is not included in the rental price.
*If you would like to bring your dog with you, there will be a small additional charge of €25 per week.
