There is now a different table in the sitting room and the gate leg is near the computer desk (temporarily).
Open the front door and leave the trolley full of the wonderful food you have just bought while you relax in the garden, or stroll up to the Fondamenta to have a drink in one of the bars and enjoy the view over the water. You can decide whether to cook in, using the well equipped kitchen or eat at one of the local restaurants.
Central Heating: There is independent central heating in the apartment.
In the sitting room (drawers in built in unit) there are two books of instructions. One for inside the apartment and the other covers local shops, water buses, restaurants etc.
This apartment is not suitable for young children.
We thought the apartment was good value, spacious, homely, and well equipped with both essentials and extras, such as the veritable library of books and information on Venice and the region. Above all we thought the location was a real asset. A few steps from the F.Nove boat stop (handy if you have luggage) and (for us) it was good that it was well off the tourist trail. Although on a map it may seem a fair distance from where one might first want to explore, in practice the distances are relatively short. It also felt like 'an escape' from the more confined spaces closer to the city centre, and with a bracing walk along the Fondamente always available close at hand.
You have worked hard to provide your guests with a wealth of information about both the apartment and the city. The information you provided before our trip was also thorough and helpful.
The kitchen already had some essentials and the loose rule that your guests can use/replace/replenish items is perfectly fine. We had fun working out how the light switches work (never come across sequential approach to lights turning on!) and - you won't believe this - it was two days before we discovered where the washing machine was! We didn't use it, as it happens, but it was always tucked behind the kitchen door, unless you shut the door when in the kitchen. Although it was never warm enough to sit in the garden, having a garden is pretty unique.
We felt that we were privileged to be in your home where guests are trusted and given a cornucopia of information to help them discover Venice, regardless of what their main interests might be.
Were we happy the attributes, cost and location of the accommodation? Definitely.
Bottom line: would we recommend your Venice apartment? Definitely.
This was our 3rd holiday in this apartment, and we are always pleased to return.
It is one of the best foreign apartments that we have used.
The location is perfect - away from the San Marco crowds, but just steps from the vaporetto stop, and a few minutes walk from San Marco or Rialto Bridge. The flat is spacious and comfortable and has everything you would need, even your initial supply of salt, pepper, vinegar, oil, and spices. It combines Venetian apartment living with a small garden (or backyard, or patio, as we would say in California), with a nice dining table and chairs, where we ate most of our home-cooked meals. Within less than 5 minutes walk are bakeries, greengrocers, fishmongers, and many other small shops where we bought fresh food every day. The coop supermarket is also only about 10 minutes away. Johanna has tons of useful information before you go and also in the apartment, with reliable information about everything (Of course, in Venice you get briefly lost at least once a day during the first couple of weeks). Johanna even called us after our arrival to make sure everything was O.K. One of the benefits of not staying at hotels is that you experience Venetian day-to-day life, including children playing soccer in the church squares. We have already looked a few times at the reservation calendar, as we want to return in 2017.
This is the first time we have ever returned to a rental property (apart from our own) and we didn't hesitate once we had decided where we would like to spend our special 45th Wedding Anniversary - Johanna sends out extensive information before your arrival and there is lots of information in the apartment she is so helpful that it eases the way for even the most reluctant or hesitant traveller to find their way from the airport and then to the apartment and most importantly around Venice.
If you want to be in a central location within a reasonable walking distance of all the main tourist areas plus easy access to shops, restaurants etc. then this is the place to stay all of them are a comfortable distance from the apartment.
All the home comforts are available and lots of lovely places to eat which have been recommended by Johanna.

This is an ideal property to enjoy all that Venice has to offer while avoiding the maddening crowds. The apartment has everything you need for a comfortable stay and the outdoor sitting area is a real bonus. The location is ideal and it afforded us the luxury of shopping at the local market for both food and wine. The vaperetto was just a block away for those times when our feet were just too tired to walk another mile. Walking to the St Mark's Square and Rialto was easy. We traveled through small neighborhoods walking with children on their way to school and discovered beautiful sights that were incredibly memorable.
Johanna was a pleasure to deal with and even contacted us after our arrival to answer any questions.
You won't find a better spot in Venice to call home.
Lovely place to stay in a quiet part of Venice close to public transportation, restaurants and shops.
Clearly it was well cared for and the owner couldn't have been better about communicating prior
to and during our stay. Information was provided on the flat, the surrounding area and Venice in general. The owner even called shortly after our arrival to check and make sure all was well, any questions Inhad were answered promptly and the owner was both patient and kind with my queries.
We loved the location and proximity to conveniences as well as the fact that it was not in the busy part of the city.
I would definitely recommend this property to a friend or relative for a holiday stay.
We have owned this apartment for 18 years and it is ideally situated for the Airport water bus and water buses to the islands, station and other parts of Venice.
The Alilaguna boat from the airport stops on the Fondamenta, over a bridge and then two minutes from the apartment. Boats from the Station and Pizzale Roma stop on the Fondamenta.
The apartment has basic food shopping, milk, bread, fish and wine close by. Two supermarkets 5 minutes away.
Several bars and restaurants on the Fondamenta Nuove and others within 3-4 minutes.
Rialto is 7 minutes away on foot and St. Marks a few minutes longer.
