A comfortable annexe to the owners' stone-built farmhouse, the cottage is in a quiet position on the hillside less than a mile from the charming village of Middleton-in-Teesdale. Fully restored and offering well-presented accommodation, this cottage provides an ideal country retreat for those wishing to get away from it all and enjoy the sights and sounds of the countryside. This cottage features an open plan living area with cosy sitting area, a stylish kitchen and fabulous views across the village to the Tees valley and the surrounding fells. The ground floor accommodation is completed by a spacious shower room, and there are two lovely bedrooms on the first floor, including a super king-size master bedroom, again with magnificent views across the Teesdale countryside. East Farm cottage is a great touring base, ideal for a small family, a couple keen on walking, or a romantic break. Well placed to enjoy the many delights of the area, it is perfect for guests to experience village life with shops and pubs just a short stroll from the doorstep. The nearby market town of Barnard Castle, with its cobbled streets and quaint lanes, attracts visitors all year round, while the northern dales are waiting to be discovered. Visit medieval Raby Castle with its deer park, The Bowes Museum, High Force Waterfall and Egglestone Hall. This cottage is ideal for a break whatever the time of year. Accommodation : Two bedrooms: 1 x super king-size double (zip/link, can be twin on request at time of booking), 1 x single. Ground floor shower room with shower, basin and WC (there is no bath). Open plan living area with kitchen, dining area and sitting area with additional electric fire. External utility room with washing machine and shared access to a tumble dryer and freezer. Amenities Oil central heating throughout, with fuel and power included in the rent. Electric oven and hob, microwave, fridge, shared use of freezer and tumble dryer in external utility room, slimline dishwasher, free Wi-fi, 28" TV with Freeview, DVD, CD/radio, selection of books and games. Bed linen and towels included in the rent. Cot and highchair on request. Off road parking for 2 cars. Covered bike storage. Enclosed garden with small patio area and patio furniture. The cottage is pet friendly and up to two well-behaved dogs are welcome, provided that they are kept under strict contrrol. Sorry, no smoking. Shops, cafes and pub 10-15 mins walk.

                                                    • Outside: Private patio area with outdoor furniture looking south west over the beautiful Tees Valley with a small garden area beyond. Dependent on the grazing of livestock one of our fields may be available to give a dog a run. Utility Room: External utility room with washing machine and shared access to a tumble dryer and freezer. It also has a basin, drying rack and heater and provides an ideal drying area for coats and boots. Cleaning / Towels / Linen / Maid service: Towels and bed linen are provided free of charge

                                                      Elizabeth & Nick have obviously spent time researching what a holiday cottage should be, and then put it together. Everything had been thought of - scones and jam as a welcome, free range eggs, fully equipped kitchen, seriously comfortable beds, guide books, reading books, maps, dog friendly, storage for kit; be it bikes, boats or something else, and the cream for us as canoeists - a drying room :-) A fantastic welcome, a clean, comfortable cottage and dry kit every morning, we left very happy after our week stay. A great location for Tees, Tyne, Eden, Allen and even the Lake District, if we're back in the area, we'll be in touch. Thank you once again :-)

                                                      Travel: Use of a car is strongly recommended Distances: 3/4 mile to Middleton (with pubs, cafes, garage and shops including a good Co-op) 11 miles to Barnard Castle, with good selection of local shops, plus supermarket. 26 miles to Darlington, nearest train station and major shopping centre. 11 miles to Bowes Museum. 6 miles to High Force Waterfall 16 miles to Raby Castle 35 miles to Durham City 52 miles to Keswick in the Lake District 58 miles to Newcastle 70 miles to York Further Details: Middleton-in-Teesdale, with its shops, pubs and cafes is not only at the centre of Upper Teesdale and the Durham Dales, it also offers easy access to other beautiful areas of Britain; the Yorkshire Dales, the Lake District, the Howgills can all be reached within an hour, whilst the North Yorks Moors are not much further away. For those wanting a day in one of the most interesting historical and cultural cities in England, York, Durham or Newcastle are all within easy reach.

                                                      Booking Notes: 25% deposit due on booking, balance due 1 month before arrival. Payment by cheque or electronic transfer. Our usual change over day is Saturday. Short Breaks are either Saturday, to Monday or 3 days from Tuesday, Wednesday, Thursday, and Friday, but we can be flexible to meet individual needs. Low Season short breaks can be booked at any time, mid season no more than a month and high season no more than two weeks before arrival. Guests are asked to arrive after 3.00 pm and to depart before 10.00 am.
