About the property

Casa Padrone, Tuoro sul Trasimeno Umbria, Italy - Modern Luxury, Beautiful Peaceful Location, Stupendous View, Restaurant Within Walking Distance

Casa Padrone is a recently built property that gives accommodation of a high standard. The unbroken panoramic view of Lake Trasimeno - the 4th largest lake in Italy - is reason enough to make this a standout property. In addition to the view however is the attention to detail with elegance, style and comfort in mind both inside and outside the property. The house is situated on a ridge overlooking Lake Trasimeno, the pretty lakeside town of Tuoro sul Trasimeno is a short drive. Within walking distance (1km) is a trattoria specializing in local dishes. Casa Padrone is a wonderful base from which to explore the towns, village and countryside of Tuscany and Umbria, with Florence, Rome and Siena within reach for day trips. Casa Padrone has Wifi and geothermic cooling system (similar to air-conditioning).

The house and its furnishings have a contemporary style. It is on 3 floors with the communal areas being on the middle floor. The front door opens onto this floor and from a hallway takes one into the large L-shaped open plan living space with large sitting room to one end with big windows to enjoy the view, satellite TV with some channels in English and DVD player. Between the sitting area and dining area is a fireplace built into the wall. The dining area enjoys the same views and at the end is the kitchen with door opening onto an outside terrace with outside dining furniture. The kitchen has American style fridge-freezer, dishwasher, coffee machine, walk in pantry and cooking island with 5 induction plates. There is a WC with basin on this floor. The master bedroom is on the upper floor with a french window opening onto a balcony with the wonderful lake views and en suite bathroom (no tub). On the lower (ground floor) are the 2nd and 3rd double bedrooms each with en suite bathrooms including bath tubs and showers. Also on this floor is the utility room with washer and dryer. The 4th bedroom (designed as a store-room) is not on a par with the other 3 bedrooms but can be used when required with one or two single beds, it is best used by children. The 4th bathroom is on this floor and intended for use while at the pool.

The garden is terraced with lawned areas and shrubs. There are 2 areas for outside dining provided with tables, chairs and umbrellas. The pool and jacuzzi are on the lower terrace of the garden and enjoy unbroken views of the lake. The pool is unusually large and deep for a private house making it suitable for diving, it has an infinity edge and is tiled. The jacuzzi is next to the pool and is also tiled. For the safety of children both jacuzzi and pool have hard covers that can be retracted at the press of a button. Heating for pool and/or jacuzzi are an extra cost. Pool heating only between May and September.

The grounds are fully fenced with electric gates opening for cars - guests are provided with the zapper. In addition the house and grounds are fitted with a security alarm.

Please note swimming pool and jacuzzi heating and air-conditioning are all extra charges. We start pool heating 7 days before arrival so it is as warm as possible on arrival.

Pool heating £350/week Jacuzzi heating: £20/day AC: £14/day. All MUST be booked in advance of the stay. Do ask for details.

About Martin and Emma Daykin

I am the booking agent for Casa Padrone, my name is Emma and I live nearby in the Niccone Valley, with my husband, Martin, two daughters and our cat and dog. We run a small rentals agency called Gorgacce Rentals, named after the first house my parents owned here which they bought in the 1980's. In those days before the internet they were very successful at renting their house to holiday-makers and their neighbours asked if they could rent their houses too and from this grew our rentals agency. Seeking a better life Martin and I (with our then one year old daughter, Isabel,) moved here in 1999 and have taken over most of the running of the rental business although my mum still keeps the accounts! Martin runs regular wine tastings at the vineyard in the valley. He is also a keen walker and often takes people on guided walks and he has written a book of local walks available as an e-book called "Circular Walks on the Tuscany Umbria Border".

Why Martin and Emma Daykin chose Cortona area

Casa Padrone is a quite fantastic property. It has the most magnificent position with unbroken lake views and inside is spacious and furnished and equipped to a luxury standard. The most attractive infinity pool with the fabulous views and a jacuzzi! There are 2 restaurants within walking distance and the small town of Tuoro is only a short drive away.

What makes this villa unique

As booking agents who live nearby we want all our guests to enjoy their stay at Casa Padrone. You can book knowing that we are on hand to deal with problems that may arise during your stay, we are always available by phone, text, WhatsApp and by email. We have decided not to use Owners Direct online booking service so that we do not have to pass on their processing fee to our guests. We have also been made aware that Owners Direct can be very slow at responding to problems with payments and return of security deposits.

We invite all our guests to a wine tasting evening at the local vineyard. This is a regular event run by by husband Martin Daykin who recently passed his Italian Sommeliers Association exams.

Guestbook comments from the owner

We had a fabulous time, the house is extremely comfortable and the view breathtaking. So well positioned and the restaurant suggestions excellent. by G.B.

We enjoyed the stay very much, the house was just wonderful and everything worked very well during our stay.

We visited some lovely medieval towns in Tuscany and Umbria, but we did not visit Assisi and Perugia this time, so we'll be back - maybe next summer. Erika

The house is fantastic!! We loved it and had a great time, notwithstanding changeable weather. Paul

Very nice house and great location, we loved the infinity pool and the views. P.D.

Perfect View and Great Villa

  • 5 of 5

The impression that you gain of Villa Padrone ( and it's many other names !! ) from the website is exactly what you find on arrival. If anything the views are even better and can be seen from everywhere in the villa and not just the highest point ,as in some villas !!

We enjoyed a wonderful week with friends and definitely would consider returning again.

Although it takes 5 minutes to reach the main road the villa is well placed to visit Assisi and Siena for day trips. A trip on the ferry across the lake to the island and lunch there are not to be missed if you want a relaxing day.

The property is beautifully presented and we had no problems although the number of light switches caused constant amusement, particularly after a a few glasses of wine at the end of the evening.

It didn't prove a problem , but it could be made clearer in the pre booking details that aircon, the heating of the pool and jacuzzi are extras and need to be ordered in advance.

Our favourite nearby restaurant was Morgan's in Passignano. You will also pass the nearest big supermarket on the way there as you leave Tuoro.

Hope you enjoy your time there, as we did.

A beautiful villa with amazing views and location

  • 5 of 5

Villa Padrone is beautiful. The views from the villa and bedrooms and balconies and the infinity pool area are amazing and ever changing. The villa is modern, well designed and spacious. All 3 main bedrooms and ensuite bathrooms are great. There also is a smaller fourth bedroom which our 2 youngest shared. The living floor is spacious and modern. The kitchen is well equipped. Some of the equipment in the kitchen, and elsewhere, are modern and high tech - and may take a bit of getting used to. Emma and Martin were very helpful as was Oscar who came to show us how everything worked on the first morning.

The villa is located 1km or so down a forest track which contributes to the peaceful and quiet atmosphere.

Casa Padrone

  • 5 of 5

Title: Great house, great views.

We had a wonderful holiday staying at Casa Padrone and because the house and views were top notch, we probably visited fewer places than I'd planned beforehand. The house is without doubt the nicest one we've rented in the Tuscany/Umbria area and the views are stunning. We will definitely be in touch about renting again.

Nice Villa; Doesn't Work

  • 3 of 5

We enjoyed many aspects of the house. The pool and jacuzzi were excellent. The villa looks stunning and is in a stunning location. The bathroom in the master bathroom is very impressive, though we did feel that the toilets would be difficult for shorter people!

But, as the two local chefs who came to cook commented: "nice villa, doesn't work!" Perhaps a bit too much technology in the house when less would be more, and less stressful. For example, the hob is unusual if you haven't used one like that before in that you have to put a pan on it for heat to come through. When locally-hired chefs tried to use an Italian coffee pot it was too small for the heat to come on. The electricity was also cut after 3-4 hours of cooking which caused havoc at a critical moment in the cooking process which I only rectified by realizing the trip switch had gone. The alarms were terribly difficult to operate with no clear instructions in the house book and Oscar's instructions the next day missing a key component (you have to leave the house quickly once set). The swimming pool cover once retracted fully got stuck. The AC wasn't AC really (it was a coolant system) so we were stuck with a house that was hot and humid despite specifically booking the place for its AC.

We were also disappointed at the softness of the master bed. And we had issues with the level of cleanliness in the kitchen (coffee machine caked in old coffee beans and not working even after I deep cleaned it); glass cabinet (dust everywhere and the cleaner looked at me like I was from Mars when I suggested cleaning/dusting the shelves); and the laundry room (washing machine full of mold which had to be cleaned, along with filter from dryer). No-one wants to spend their holidays cleaning what should be already clean.

Finally, the directions to the house need to include reference to the turn at the top of the mountain being on your right as there is an (admittedly narrow) road on the left which we almost took.

We felt that our local host, Emma, was very removed from our week despite living locally, and was very distant/cold when it came to fixing the AC issues (which were not, as she eventually had to admit, our fault but hers). It would also have been a nice and helpful touch had she met us on arrival (as usually happens when renting villas in Europe) rather than waiting for the next morning, particularly given the odd notice on the fridge about burglaries in the area - it made my girlfriend very anxious.

Owner's Response: Thank you for taking the time to write a review of Casa Padrone. I am sorry you had issues with the house. In the 7 years we have been renting it, we have always enjoyed very positive feedback so it was disheartening to receive your negative comments. As I rent at least 25 houses in the area, most of which rent Saturday to Saturday I do not personally greet any guests, but Casa Padrone has an excellent caretaker in Oscar who has worked at the house since it was established and knows it better than anyone. He always comes to meet guests the morning after their arrival, speaks English and Italian, is polite and helpful, he knows all the technicians who work at the house and we think he is a real asset. The burglar alarm system could not be easier to use! As it it is a matter of touching a key fob to a pad beside the front door and then leaving and shutting the front door - to my knowledge no one else has had any difficulties using it. There is also a guest book where the alarm system is described in detail. In there it also explains how in common with other Italian country houses the number of kilowatts is restricted (although Casa Padrone has more than most) and if too many items are used at once it can trip the electricity, it is a simple matter of pushing up the trip switches. I would have thought the local cooks would have known this. It is such a surprise to read these comments about the poor cleaning as the house has been in constant use since the beginning of May and we have had no one else mention any of these issues in this year or any other. I will talk to the cleaners about the thoroughness of the cleaning and make sure it is always to the high standard we expect and that they usually provide. I am sorry you found the hob difficult to use and the bed too soft these are also not complaints we have received before. I did indeed miss an email in which you had requested AC and jacuzzi heating. The issue was resolved within half an hour, when I apologised for my mistake, and deducted a day's rental of each from your bill - both had been turned on prior to this anyway so there was a minimum of inconvenience. After you requested help with the holiday itinerary detailed in your spreadsheet, sent to me prior to arrival; I offered the advice I could including an invite to our local wine tasting and to find local cooks for you although you preferred to go your own way with those things. Fortunately Casa Padrone enjoys high praise from other guests.

Casa Padrone or more aptly, Villa Corleone

  • 5 of 5

We'd highly recommend Casa Padrone. The house is well equipped, doesn't have the tired holiday home feeling and has three luxurious bathrooms. It's on a wonderful site, has an infinity pool which can be heated plus all the equipment for lazing in the sun and we had lots of that - high 20's every day. The views over the lake and surrounding countryside are stunning, especially at night. Its well positioned for visits to Cortona, Arezzo, Perugia, Castiglione del Lago, Montepulciano and all the other wonderful towns in the area. And we had dinner in Tratoria Mimmi on our last night - excellent food and a great experience - try it.

Stunning house, a must visit!

  • 5 of 5

It would be hard to exaggerate the fabulousness of Casa Padrone and the photos do not do it justice! It was really something special to float in the infinity pool looking out over the view of Lake Trasimeno at any time of the day or night. The house was spacious and beautifully designed we liked the contemporary feel of the furnishings with the traditional beams and terra-cotta floors. On two occasions we walked to Lo Scoiattolo and enjoyed a few pasta dishes and the bonhomie of the owner. It is a 5 to 10 minute drive down to the little Tuoro sul Trasimeno and parking was a little difficult on a few occsions but we enjoyed going down there for a coffee and some shopping. We visited many towns in the local area, loving particularly Cortona and Montepulciano and we had a ferry trip on the lake too but we were always glad to be back at Casa Padrone.
