About the property

Modern 2 bedroom well appointed cottage. Own garden, use of tennis court and direct access to walks.

Larch Cottage is a modern 2 bedroom recently re-built barn, with a lovely open living area, well-equipped kitchen, patio and garden area plus you will have use of the owner's tennis court.

The attractive private garden has its own gate straight onto Chailey Common, renowned for its heathland, wildlife, and the remains of WW1 training trenches.

Chailey is in the heart of Sussex, within easy reach of many local attractions (Lewes, South Downs, Bluebell Railway, Brighton, Ashdown Forest, Sheffield Park. and much more). There are lots of walks nearby and plenty of great pubs to enjoy! Several beaches are within a 45 minute drive.

The barn is well equipped, including underfloor heating, washer/drier, dishwasher, Smart TV and wi-fi. Artwork by local artists is displayed on the walls, and some of the works are available to buy.

It sleeps 4, ideal for two adults and two children, though there is space for a cot as well. There is one double room and one twin room.

Please note we are usually a FRIDAY changeover. Arrivals from 3.30 in the afternoons and departure at 10.30 in the morning.

The barn is down a private driveway off the A272. It is well set back from the road.

The free wifi is fine (for a rural area). The mobile signal is poor for some networks. If that is a problem, we can provide you with a land-line.

About Fiona

The cottage is owned by Fiona and Andrew Robson and is situated on their property, but in a secluded position. We have three children aged 22 - 27, who have all now (mostly) left home, and this is a new project for us. We built the barn in 2014, welcomed our first guests in 2015, and are enjoying receiving our many visitors who come from all over the world.

We also love to know a bit about our guests before the arrive. Please do tell us, for example, why you are visiting Sussex when you make your enquiry.

We have a NO SMOKING policy. The cottage is well set back from the road, but there can be some road noise in the garden. The bungalow is well sound-proofed, so can only hear slight noise occasionally from inside. You cannot see the road from the garden or the barn, which are surrounded by mature trees. There is a footpath running behind the garden. It is mostly blocked off by wild flower mound and holly, but the cottage is just visible through gate to nosy passers-by! We are required to point out that there is no protected exit from the bedrooms. Emergency exits are via the French windows, front door, or fully openable bedroom windows. Please see floor plan. Fire safety: cottage is on one floor, all electric, with no "naked flame", no gas, no oil, no wood-burner. There is a Hallway and porch for muddy boots, coats etc Please take care on the patio which can be slippery when wet or icy.

Wonderful - lovely barn

My husband and I stayed for three nights in late June and we had a lovely time. The barn is so comfortable, and we loved everything about it, including the linens! We attended Glyndebourne and Fiona was very helpful with taxi suggestions (Thank you Kelly of Chailey Cars!!). The barn is light and airy and the area is very peaceful, yet close to lot of attractions! Thank you Fiona and Andrew, for a great few days! A wonderful stay

We enjoyed a week here with our two young children. This is one of the best equipped properties we have stayed in and in a lovely setting. The children enjoyed playing in the garden and on the tennis court and watching the squirrels and "Freddy" the Pheasant who came to visit in the garden.

Great location for visiting the coast and also other attractions inland (Ashdown Forest (Pooh Sticks bridge); Wilderness Forest, Herstmonceaux Science Park) and National trust properties.

Lovely chocolate cake and welcome pack of provisions left for us by Fiona and Andrew. Would highly recommend!

Certainly a retreat!

We, a family of four with two small children, had a super stay here over half term. It's obvious that a huge amount of thought and care has been put into making this such a wonderful place to stay. We had a lovely time strolling about on the common and watching the squirrels in the garden!

We won't hesitate to recommend a stay to our friends and hope to come back again soon!

Beautiful little barn

We enjoyed our stay immensely. The barn had everything we needed plus a lovely home made chocolate cake and apple juice made by the owners! Fiona and Andrew were very welcoming and helpful but were very conscious of not invading our space. The barn was great for our 93 year old father as it was very mobility impaired friendly. The common just through the back gate was lovely and having wild ponies at the gate was such a thrill! Only wish the deer and cows hadn't been playing such a good game of hide and seek!! Would highly recommend this property and would happily return.

A very comfortable and well equipped house

Fiona and Adrew gave us a very warm welcome

They left us some provisions in the kitchen and a lovely chocolate cake!

The house was very clean and very well maintained.

We had a very pleasant stay and can recommend it to relatives and friends

The main attractions:

Lewes (8 miles; 15 mins) Historic market town and castle. A must see!

Brighton (15 miles; 30 mins) Famous beach, pier, Brighton Pavilion, Aquarium, the Lanes..... A terrific day out!

South Downs (10 miles; 20 minutes). Fantastic walks, great views.

Ashdown Forest (8 miles; 20 minutes). Rolling countryside - and Pooh sticks

Sheffield Park (4 miles; 7 minutes). Spectacular gardens and lakes

Bluebell Railway (4 mules; 7 minutes). Steam trains - fun for all the family!

Fletching (6 miles; 10 minutes) Lovely village - two great pubs.

Wakehurst Place (7.5 miles; 13 minutes).

Shopping, restaurants and pubs::

Newick (5 mins) is the best place locally to pick up the basics - country baker, traditional butcher, chemist and convenience store (and three pubs within 100 yards).

Otherwise there are supermarkets in Haywards Heath (10 mins) .

The best restaurants are the local pubs, several of which have very high reputations - eg The Griffin at Fletching (under 10 mins). The local beer is Harveys - brewed in Lewes, and not to be missed!


In the Summer, there are children's tennis camps that can be booked at Ardingly (12 mins), and there is also sailing on the lake at Ardingly.

There is canoeing in the Summer on the river Ouse (and a great pub!) at Balcombe (10 mins away)

There are many golf courses within 30 minutes, for every standard.

.....and you have access to a tennis court on site


There are some great beaches and coastal walks within easy reach. As well as the famous Brighton beach, there is Beachy Head, Cuckmere Valley and Seven Sisters. All within a 30 minute drive.


Driving: about 1 hour 15 mins from London; 1 hour 45 mins from Dover

Train: Haywards Heath Station (Brighton/Gatwick/London line) 10 mins away. London 45 mins by train.

Gatwick Airport 30 mins (and easily reached by car or train)

Having a car is preferable but we are an easy taxi-ride from the station, and, with direct access on to Chailey Common, a bus stop 5 mins away and 3 pubs within a 45 min walk, a holiday here without a car is perfectly feasible.

We are on the Haywards Heath/Uckfield bus route, with connections to Lewes
