Villa in via del Capannone 39, Pisa (PI), Italy - Historical And Naturalistic Villa Inbetween Pisa Center and Seaside
Villa Rook, Barbaricina, enjoys an ideal position as it allows to stay in a place of great historical and naturalistic value, near Pisa. Moreover it allows a fast access to the best known places of the Tuscan coast.
Another major feature is its proximity to the most important cultural and artistic locations in Pisa: the Square of Miracles with the famous Leaning Tower, the Cathedral, and the Baptistery is about 3 km from the villa, i.e. 8 minutes by car.
And still within reach in a few minutes, the Galileo Galilei international airport as well as the railway station allowing to reach Florence and Lucca speedily even for one-day trips.
A few kilometers and you are at the seaside: Marina di Pisa, with its new port, Tirrenia, the Versilia coast, Torre del Lago, and the exclusive beach of Forte dei Marmi.
Barbaricina is very close to the widest natural park in Tuscany, i.e. the Migliarino San Rossore Massaciuccoli Park extending for thousands of hectares between the provinces of Pisa and Lucca. The park – visitable on foot, by bicycle, and on horseback – houses the San Rossore Racecourse, very famous for the Italian horse racing golden age. The stud farms of Barbaricina – known as “the land of horses” – have produced legendary thoroughbreds. “Andreina”, the celebrated winner of the first Italian gallop derby in 1884, came out of the Rook stud farms, just as “Goldoni”, the winner of the 1896 derby.
The prestigious Thomas Rook Grand Prix and Barbaricina’s main street are named after the stud farms founder. The villa front overlooking the garden bears the stud farms motto “let not advantage slip”, taken from one of Shakespeare’s poems.
Villa Rook, not equipped with all modern accessories, is an old fascinating residence offering the combination of art and history. Rest and relaxation in 7 bedrooms (4 double bedrooms plus 3 twin-bedded rooms), 4 bathrooms, living rooms, and a comfortable garden provided with veranda and swimming pool.

We had an enchanted family reunion
Despite our late arrival Eva was there to welcome us with a nice bottle of local vin santo and cantucci (tpical cookies). She nicely guided us through the house, telling interesting stories about it, and gave us useful tips on the area. We immediately felt very comfortable. During our three days there the weather hasn't been too good so it was with extreme pleasure that, after intensive cultural visits and some beautiful rambles in the countryside (and some great shopping in town by the way), we would return home. Staying indoor, enjoying the company, in the cosy atmosphere of a charming house was a real treat and definitely made our stay!
We are planning to go back end of next summer, to savor again the pleasure of the "dolce far niente" in a kind of James Ivory setting. And next time we shall also take advantage of the swimming pool and the horse riding facilities. We really apreciated to be in a place where the time seems to have stopped a century ago, it was indeed a regenerating break from the usual routine and quite a discovery for our teenagers.
We have already expressed our contentment to our hostess but once more wont do any harm, therefore thank you Eva for preserving and sharing this little piece of Italian history.
Perfect family vacation in Tuscany
This was my first time booking with HomeAway and it will not be my last! I was very happy with the accommodations here and found the surroundings gorgeous. The house was exactly as describe on your site and the hostess was extremely supportive and available to assist us with any questions or needs we had. The house was clean and tidy, full of original antiques and everything was very authentic, quaint and charming. All major appliances in perfect working order. Garden very well kept. What a great experience we had, I have absolutely only good memories of our stay. Thank you!
Charming Tuscan Villa
The house is lovely and spacious. It has a practical kitchen and comfortable beds and living areas. The antique furnishings and decoration give this property a wonderful period feel and the garden is a little hidden gem of 19th century design. I can't imagine there are many left which are so well maintained.
The owner was very helpful which made finding the property and enjoying our stay easy. Unfortunately the lady who handled the check-in spoke very little English, but she was very polite and professional and we managed to complete the process without issue.
I'd be more than happy to stay Villa Rook again. Take care Eva!
Partially refurbished, but sadly neglected
This villa is old as the title indicates. However, we also found it to be neglected. Whilst it was clean all the soft furnishings felt dusty and damp to the touch. It was very dark inside unlike the pictures in the photographs. When we attempted to open the shutters some would not open. The lights were very dim, again much different to the photographs on the website. I tried to open a window and my hand went straight through it because panes of glass were missing. There was a general musty, unused smell about it inside.
Outside, the pool whilst immaculately clean was bordered by crumbling concrete and then gravel meaning that as soon as you get out of the pool your feet will be covered in dirt. The chairs around the pool were also very old and uncomfortable. Walking around the garden we discovered a partially burnt out bonfire with what looked like pyjamas and table linen.
With regards to the owner, we found her to be slow at answering enquiries. When we asked to pay via Owner's Direct and how to do it she didn't reply leading us to pay her directly as it was only a couple of weeks before we were due to arrive and we were concerned that we would lose the accommodation. This has meant we had no protection when things went wrong.
We had told the Owner we didn't speak any English and has asked her if this would be a problem. Despite this upon arrival we were shown around the villa by a non English speaking representative of the owner who presented us with a contract written in Italian despite having advised the owner that we do not speak Italian. This immediately gave us reservations.
All in all, we would describe this as an old villa which has been sadly neglected. We left after just one afternoon and found alternative accommodation.
The fear of flying, of the sea, of open spaces and ancient buildings is a primordial state of the soul that stirs up negative emotions that are difficult to explain, let alone to control. One can only understand them but not mock them.
And this is what happened to my guests when they arrived and left immediately after, because they were not able to sleep even one night on the first floor of the villa, saying that their children were too afraid to sleep in their bedrooms. No other explanation was given. And so our guests, to my great surprise, while I was asking for explanations, left, in a hurry, a Nineteenth-Century house, that had been renovated, painted both inside and outside, with new bathrooms and a great and beautiful new kitchen.
Nevertheless, the renovation had not been able to erase the past! A past that glances at its guests from the many portraits found along the stairway, perhaps a past too towering and uncomfortable for who is maybe looking for easier accommodation.
19th century furniture is considered antique furniture but it's old, beautiful to admire but not easy to use when we are used to the comfort offered by commercial furniture.
In order not to regret our own choices, I hereby wish to suggest to understand well what we want, and to be really careful about what we choose, so as to avoid making the mistake I made when I went to Vienna for Christmas with the idea to enjoy the beauty of the historical buildings, the warm and cozy hotels and the Christmas decorations that reminded me of my childhood, ending up instead in a very technological and modern hotel, very comfortable with respect to everything but... what a disappointment!
All in all, I don't think it's necessary to get belligerent and search for defects at all costs only because what we chose did not meet our expectations.
