Residenza delle Ruote is a warm and charming house in a typical florentine style, located in a old building in the heart of the city.This house is dating back to 1200 AD and was once the dormitory of the convent Santa Maria dei Battilani, Corporation of Ciompi establishment, the most important work center of the wool in Florence during the 1200 AD (until 1400 AD).

The Residenza was a wonderful experience for our family. The apartment is very clean and with all the amenities one may need. It is located within walking distance to everything. Francesca was great to deal with and Anna greeted us with a warm welcome when we arrived.

We’ve rented several short to long stay apartments in Europe and the US, and the Residenza delle Ruote is right at the top. The pictures on the website are accurate but don’t fully convey the sense of spaciousness and privacy. The full kitchen with all utensils and equipment as well as the lovely antique sideboard with plenty of glasses and dishes made breakfast and the evenings we ate in a pleasure. The living room was especially attractive and the comfortable chairs; a comfortable sofa; and plenty of excellent lighting made sitting and reading in the evening a pleasure. Overall, the combination of antique side pieces along with contemporary and historical prints gave the apartment the feel of a home away from home. Fast and reliable wifi was another plus.
In itself, the rooms of the Residenza would make it a top choice, but the large private garden/patio with beautiful bushes and plantings two tables and other chairs made this an oasis in a city with few relaxing spaces in the center.
The Residenza is about a10 minutes’ walk from the Duomo in a nice neighborhood, and there are several top restaurants in the immediate area as well as a Carefours one block away for basics and then some (a surprisingly wide selection of wines). We usually picked up groceries on the way back to the apartment at the larger Sapori e Dintorni just up the Borgo San Lorenzo from the church of San Lorenzo.And while Francesca handled the rental details, her mother Anna lives almost next door and was extremely helpful with the few questions we had. Residenza delle Ruote is an exceptional place for a stay in Firenze. Thank you Francesca and Anna.
The apartment is in a very convenient location to everything. It was neat and clean and the courtyard was a lovely place to have meals. Our rating is low because of the way Francesca spoke to us when our travel plans changed through no fault of ours. Anna (Francesca's mother), met us earlier than the check-in time to let us drop off our bags at the apartment. She said she had emailed me 4 times but I only received 2 emails asking about an arrival time. We were scheduled on a group tour in the afternoon that was suppose to be done by 7:00 p.m. We told Anna this and she said she would meet us back at the apt. since there was only 1 key and she was not done cleaning. Unfortunately our tour lasted well past 7:00 and when I called Francesca to let her know we were still on the tour and it would probably be at least 9:00 before we were back in Florence she told me there would be no one to meet us at the apartment and we would not be able to get our bags either. Even though Anna lives 2 doors down, Francesca insisted it was too late for us to come back to the apartment. Her exact words were, "If you want your bags tonight then you need to call the police or I can set them out on the sidewalk." I apologized and said I understood she was upset and that we would find another place to stay but we still needed our luggage and to please not set it outside. Again she screamed, "Then call the police!" Francesca then said she would pay someone to meet us and we would have to pay for that fee also. She eventually calmed down and Anna did graciously meet us with the key when we arrived back in Florence. Again, the apartment was very nice but this was a very scary experience in a foreign country.
Three women friends shared the apartment for 1 week. First, it's a wonderfully spacious 2 bedroom, 2 bath apartment that is nicely decorated and has all the amenities that make it feel like your home away from home. The kitchen is small but very nicely equipped and there is a large dining room to comfortably seat four or more. The owner, Francesca, and her mother, Anna, manage the apartment and could not have been more helpful. Anna lives a few doors away and was infinitely available, coming to help with understanding the washer, re-explaining the operation of the tv to tech limited women, and even printing out tickets for a performance that we booked. There was a nice bottle of wine and chocolates waiting for us on arrival which added to the genuine warmth of our welcome. The location is just far away from the madness of the streets surrounding the Duomo to feel like a quiet residential neighborhood (which it is) but an easy walk to not only the main sights of the city but also to the train station and to the wonderful central market. Restaurants, grocers, pharmacy are all nearby. When I next visit Florence, this will be my lodging of absolute first choice!
The apartment was exemplary. The layout was superb and everything worked perfectly. The quiet street provided a welcome relief to the more crowded areas of Florence and was a perfect oasis to come home to and relax in the private patio area. Three of us stayed for a week and would have been happy to stay even longer! The apartment is about a 15 - 20 minute walk to the main train station but we chose to take a taxi when we arrived at the station because of having luggage. For those not wishing to walk to the train station, the Uffizi Gallery or the Duomo, you need only walk a couple of blocks from the apartment to Piazza San Marco and catch the small bus number C1. A 1.20 euro bus ticket bought at the newsstand, it's the best value and much more acceptable than walking! Remember to buy extra tickets for the return journey as some bus drivers did not sell tickets on the bus. Always remember to validate the ticket or risk a heavy fine!
The owner's mother, Anna, greeted us. Anna is a very warm, kind-hearted and extremely attentive lady. She is a gem!! She checked us into the apartment and had prepared all the paperwork making the whole process very easy. Ask her to show you her dog which re-defines 'large breed'! Bed linens and all supplies were as described in the information and all rooms were very well maintained and exceptionally clean. The décor overall is very soothing with many antique pieces of furniture.
When we return to Florence, we will definitely not need to search for suitable apartments - this one is perfect!

Our family of 5 (including children aged 9, 11, 17) found this accommodation to be ideal. The management was friendly and helpful. The apartment was clean and had everything we needed. The beds were very comfortable. All appliances (a/c, clothes washer, shower, etc) were new and functioning well. The private garden was spectacular. We were close to everything but on a quiet street. We would certainly want to stay again if able to return to Florence. Very impressive. Thank you!!!
