About the property

20-25 minutes from Nice airport, a lovely villa with beautiful mature gardens, views of the sea and the mountains, south facing terrace, and an infinity pool

A 5 bedroom house with stunning views towards both the mountains and the sea, superbly situated on the edge of Vence (about 10 minutes level pavemented walk to the town). Infinity pool, heated and salt cleaned and fed by our own spring water. Beautiful mature gardens, with numerous outside seating areas, including a fully fitted summer kitchen. There is a boules court and table-tennis. A fabulous place to relax, but also a great base from which to explore both the Riviera and the mountains: 25 minutes drive to Nice or Antibes, 30 minutes to Cannes, 40 minutes to Monte Carlo, but be sure also to make the most of Vence, with its beautiful old town, and to visit the world famous Matisse Chapel which is just 5 minutes walk from the house.

The living room (30ft x 15ft) has twin aspect views (mountain and sea) through large picture windows, and French doors which lead to a south facing terrace which stretches the full length of the house. For hot afternoons the terrace is protected by two electric sun blinds. Steps from the terrace lead to beautiful mature gardens, with numerous orange, lemon and fig trees. There is a large summer kitchen, with 2 barbecues, crockery & cutlery, a dishwasher, a sink, light and power, and adjacent to the summer kitchen there is a large dining table and chairs under a vine covered pergola. Alongside this seating area is a trickling natural spring, and next to that a beautiful bougainvillea with magnificent purple blooms.

The swimming pool is infinity style, 11m by 5m, with views of the sea and the mountains. There are numerous sun loungers, shades, etc. Pool heating is available by arrangement.

The boules court is bordered by lavender and lemon bushes.

There is ample space for 4 cars (further parking is easy just outside the driveway gates).

Why Doug or Phillipa chose Nice Area

Our "must have" priorities were: to have beautiful views, preferably including sea views, to be within easy walking distance of a nice town, and to be within easy driving distance of Nice airport. Other things, like a swimming pool and a summer kitchen, were on the "nice to have" list. To be honest, we were really rather surprised to find a house which ticked every box for us, and every time we visit we are reminded how lucky we were.

What makes this villa unique

What we find most striking is the stunning views - up to the mountains, across the valley, and down to the sea, but also we believe we have been very lucky to combine easy access by foot to Vence with complete tranquillity.

We prefer to restrict occupancy to a maximum of 8 people, but can comfortably accommodate 10, and may do so on request depending on the profile of the group. We have 2 Mothercare travel cots. Stair gates are fitted at ground and first floor levels.

Notes:
The gardens are a very special feature of the property. The terrace leads to a large lawned area, which in turn leads to the pool, the boules court, and the summer kitchen. The infinity pool is fed by a natural spring, and is 11m x 5m. Pool heating is available by arrangement, but is not generally considered necessary in high season. The house is cleaned on changeover days (generally Saturdays). There is a large garage in the basement, equipped with a table tennis table and bats/balls.

Excellent villa with infinity pool.

We had a very enjoyable and comfortable stay in June with eight adults and a four month old baby. With different arrival and departure days the close access to Nice Airport was ideal.

The property was very clean and well maintained. It coped easily with our numbers, with plenty of areas inside and out for people to find their own space when needed. The high quality showers and good hot water supply never ran out despite heavy usage.

Beautiful views and sunrises. The pool is a delight and I enjoyed early morning swims when the swifts would swoop down for a drink.

We made full use of all the facilities and everything worked. The outside summer kitchen and dining area are excellent with complimentary frog song in the evenings from the rock pool set into the far wall.

Jane the English managing agent was very helpful and accessible.

We usually book different properties in the Vence area each year but this will be the exception.

delightful 10days in Vence

The property was tastefully decorated, every thing was there that you would need and in good working order. The pool was delightful and offered amazing views . We thouroughly enjoyed playing boules. We didn't quite manage to sit in all the different eating areas available , guess we'll just have to return. It's a good walk into Vence and surprisingly level, barring the steep drive. Vence is a wonderful market town which we have visited many times and never seem to bore of. I would highly recommend this destination and in particular this villa. Martine , the house keeper , whilst speaking a little English was very warm and helpful and couldn't do enough for you.

Beautiful house in a gorgeous part of France

We stayed in this villa last week as two families, from the UK and USA. It is a truly beautiful property with lots of seating areas outside so that nobody feels on top of one another. The pool is gorgeous and there is a plentiful supply of lilos and other inflatables for all the family. The kitchen is well equipped and the outdoor kitchen is fun to use for a bbq. It has its own dishwasher so there is no need to carry everything to the indoor kitchen. The bedrooms are large and the beds very comfy. There are fans to help keep you cool at night - take extra uk adapters as some of the fans have British plugs. The bathrooms are modern with really good showers.

Vence is about a 1km walk on the flat so quite easy if you don't want to drive in, although parking was ok in the evening. There are loads of restaurants and the food was good. We went on a wine tour of Provence for the day and were collected by a specialist tour guide who was fantastic. Grasse is about an hour away if you want to make your own perfume - which we did! It was a great trip.

We had a fantastic time and absolutely love this villa! The photos on the website don't really do it justice so I am going to try to post some here. Doug, the lucky owner, was so helpful - he answered our questions very happily before and during our trip. If you are considering renting this villa, please don't hesitate - it is fantastic!

WONERFUL LUXURY FIND

To sum up our holiday at this superb villa would be "can we buy it PLEASE" - what a fantastic location and luxurious find this beautiful villa was, we loved our two weeks at this paradise find and will certainly be looking to book again x Doug (the lucky owner of this magnificent home) was so helpful in directing us with any question we had which in turn made our stay very relaxing and trouble free x I would whole heartedly recommend this beautiful villa x

Perfect stay for all the family

We had such a lovely stay here with our large family, the villa had everything we required to help our stay go smoothly. I think the photos don't give it the justice it deserves, it is beautiful! Our group comprised of grandparents, two families with children (2-12years) and 1 singleton. The swimming pool, Boules court and table tennis were used on a daily basis which helped cater for all ages! The location was superb with amazing views of the mountains to the left, views of the valleys below and sea views to the right. We spent most of our evenings Barbecuing in the outdoor kitchen which was an added bonus! Vence is a beautiful town, make sure you take time to explore the old town, we had a lovely meal one evening and there are plenty of cafe/bars to waste the afternoons away whilst people watching and exploring the antique market in the main square. St. Paul de venue is a 10minute drive away which again is well worth a couple of visits, plenty of galleries to roam around and lovely picturesque restaurants. Doug the owner was extremely helpful before our travels and ensured we had all the info we needed, plus provided a travel cot, and highchair which was very helpful as we were travelling by car. We would like to return to this villa and would most certainly recommend to friends and family. Many thanks.

Car: recommended

Vence is a very attractive small town, consisting of the old walled town with its cobbled streets and pretty restaurants, and the newer town alongside, which is also very attractive, centred around a very nice square which is surrounded by cafes and restaurants. In all there are said to be over 100 restaurants in the town, although we haven't counted yet, together with every other facility you could need - several supermarkets, nice shops, a cinema (films are generally dubbed in French), a public swimming pool, an English library, tennis courts, etc.The house is 1km from town, with the walk being safe, level, and very pleasant, with great sea views along the way.

The villa is 20-25 minutes from Nice Airport by car (or 45-60 minutes by bus). Car hire is not essential, as Vence is well connected by bus and rail, but we would certainly consider it an advantage in order to get the most from the holiday.

Vence is famous for "the Matisse Chapel", which is 5 minutes walk from the villa, and nearby St Paul de Vence is an ancient walled town with great artistic history and presence.

The nearest seaside resort is Cagnes-sur-Mer, at about 10km.

Going west, Antibes is about 20 minutes drive, and Cannes is about 30 minutes. To the east it is 35 minutes to Monte Carlo, and another 20 minutes to Italy.

In all, there is a huge amount to do and see within very easy reach, whether by car, bus, or train.

Booking Notes:

There is a fixed cleaning charge of 100 euros per booking, payable directly to the cleaner.

Booking direct with the owner (Doug or Phillipa) by phone or email, please. 25% of rental is due upon booking, and the balance is due 60 days prior to occupation. In the event of cancellation, we can only refund if we are able to re-book, which of course we will always try to do.

Changeover Day:
Normal changeover day is Saturday. We are sometimes able to make other arrangements. Normal checkout time is 10:00, and check in is 16:00, but again we will try to be flexible if we can.

Notes on prices:
Prices are in £, but we are happy to accept € at an agreed current exchange rate.
