About Ryan Green
We're a family of 5, with 3 children, living in the beautiful countryside of Yorkshire, UK. It has been a long held dream of ours, to have a house in France and specifically in the beautiful Bergerac/Eymet area. We found this house, and fell in love with it immediately. It has been lovingly restored and completely renovated to an extremely high standard, using French Artisans throughout - who understood how to retain features and be sympathetic to the building - which apparently probably supplied much of the bread for the village at one time. The house still has it's old charm but with all the modern comforts. We hope that who ever stays there will show it the respect it deserves and loves it as much as we do.

Why Ryan Green chose Soumensac
Yorkshire is fantastic, but no where near as warm! The Dordogne, and specifically Bergerac has so much to offer. Rolling hills, warm weather, sunflowers, 100's of vineyards, the Dordogne river, kayaking, walking, fishing, horse riding, golf, beautiful gardens and local night and food markets. The activities are endless, our website contains many suggestions and useful links. Bergerac (25 minutes away) is easily accessible from the UK, flights are available most days through out the year. From either Manchester, Leeds / Bradford, London Stanstead, Bristol, Birmingham, Southampton. The house is within 20 minutes from so many attractions, 7 minutes from the local medieval Bastide town of Eymet (with numerous amenities) and yet the house is set in lovely private rural location.
What makes this Farmhouse unique
The house is equipped with everything you will need, from bicycles to explore the area, to the heated private pool. Downstairs has under floor heating, large kitchen diner with vaulted ceilings; log burner in the lounge. All 4 bedrooms are en suite. The house is set in an acre of gardens, largely grassed, ideal for children to play in or simply enjoy the peace and tranquillity of the surroundings. There is a terrace for dining outside, BBQ, heated pool, table tennis. Linen, bedding, towels are all included.

Great house with a sting in the tail
Beautifully furnished house and very well equipped. Location is fantastic, secluded yet not too far away from the town.
So what went wrong? After being home for three and a half weeks and not receiving our security deposit back I emailed to enquire when it would be returned? I then recieved an email saying that we would not be getting our money back. We were accused of breaking two parasols and writing on a wall! I then learned that there had also been a mix up with pool heating which I thought I had paid for but clearly hadn’t, a mistake on my part which I accept. I cannot however accept an accusation of writing on a wall. Parents, grandparents and a 15 year old, we do not write on walls. When I queried this I was told that it would be disregarded. I was shown no evidence of the damaged wall nor told how much the repairs had cost?
Two parasols did collapse whilst we were there and I told the housekeeper. One collapsed the day after we arrived and I have since learned that this was a brand new parasol. I asked why this was not returned as faulty and replaced free of charge however I have been charged. The other parasol is from last year. The garden is exposed to open fields and does get windy which sometimes makes the parasols fall over. This other parasol collapsed shortly after and we were charged for this also.
There are signs in the house warning that you will be charged if you use the wrong sun cream in the pool, charged if you use one of the air con units for too long and it breaks, a charge if you fail to empty the bins correctly, things others could have done but if something stops working whilst you are there it will be YOU who pays!
We had not mentioned that we had had to buy and build a metal barbecue as the brick one in the garden was too dirty and the bushes had grown so close to it. We left this clean and ready to use for the next people. We also put up and left a washing line. When I mentioned this during emails re the security deposit I was told that there had been a problem with the gardener, but no thank you for providing the barbi for the next guest!
So all in all a bitter sweet holiday. Beautiful house but be aware that you may get charged for things you wont be expecting. I wonder who pays if the washing machine/ dishwasher stops working? Add the cost of the security deposit onto your total holiday cost because you might not see it again. House deserves 5 stars but the aftercare gets only 2.

Unfortunately the parasols were damaged during your stay; and we have had to replace these for the next guests. This is not disputed by you.
I didn't contact you earlier, as I assumed you would understand and expect the cost of the pool heating (which was turned on, but not paid for) and the cost to replace the two parasols would be in fact higher than the deposit itself. With hindsight, I should have informed you of this earlier, I considered not asking for additional monies to be more than fair.
In all the time we have rented our holiday home out we have never had to retain a security deposit before, but in this instance, given the pool heating was turned on (a large proportion of the money retained related to this) and further the damage to the garden furniture, it was unfortunately necessary.
There are no restrictions on how long to use the air conditioning units - in fact they weren't mentioned in the house particulars when you booked, as these too, were a new addition.
I am saddened with your review but wish you well for the future.
Beautiful house with stunning views
This house is simply beautiful. Furnished to a high standard and wonderfully equipped, the kitchen is brimming with every utensil you could ever need and is a fabulous open plan room with a huge dining table, perfect for big groups or families. The grounds of the property are extensive and well kept and the pool is incredibly clean and a welcome relief as the temperature crept up to 40 degrees. Our children were well catered for (aged 7 and 3) with access to an array of inflatables for the pool, badminton sets and balls to name but a few as well as the full English freeview and Apple TV which meant they could spend some time occupied inside when the heat got too much. We had a lovely, relaxing holiday at Les Chouettes and would highly recommend to anyone looking for a tranquil, relaxing break in a gorgeous setting.

We are 7 friends who have been staying at various holiday properties throughout France for the past 14 years and Les Chouettes is without doubt is the best we have been to. The furnishings and fittings are of a very high standard with comfy beds and linen like new. Everything you could wish for has been thought of, even down to fluffy beach towels. This is the second time we have stayed at Les Chouettes and we adore it. We spent a lot of time searching for the perfect holiday home and have stayed in some lovely places but this is by far our favourite. The house, the pool and the situation are spot on. Thank you.
Beautiful farmhouse with private pool
We have just returned from a fantastic stay at Les Chouettes. We cannot recommend it highly enough. The photos do not do it justice. It is beautiful inside and out - decorated to the highest standard, and the surroundings are perfect. It has everything you need from REALLY comfy beds to a very well equipped kitchen - with it's double height beamed ceiling. We were 2 families each with 4 - 2 adults and 2 children ranging from 12 - 17 years. The pool kept us occupied for a lot of the time especially when it was really hot, but there is table tennis, boules, badminton and football. We mainly ate in the garden since the terrace is perfect - using the BBQ - but there are plenty of places to eat in Eymet - and the night market on Wednesday is always fun - we like the moules and frites. We also took bikes and it took us 20 minutes to cycle into Eymet to get croissants in the morning, where we sat in the square and had coffee. We also found a great lake 20 minutes away at Lougratte - 2.5 euros for adults for the day, 6 euros for a pedalo/kayak for an hour. We went kayaking in Eymet, which was also great fun. Bergerac is 20 minutes away with a brilliant market on a Thursday - and there are too many vineyards to mention. We would definitely recommend Les Chouettes, and will be returning. Fabulous house in superb setting
We stayed in this fabulous house for a week at the end of June/beginning of July. The house certainly lived up to its description - very comfortable, well-equipped and spotlessly clean.
The weather was very hot when we were there so we appreciated the shaded terrace where we spent most of our time.
We had no problems at all . We didn't use the TV (it was good to get away from it) but did use the wifi a bit and it worked well in the main room and outside. The walls are very thick so unsurprisingly it didn't really work in the bedrooms.
Ryan responded to all questions quickly and thoroughly and was a pleasure to deal with. I'd recommend this property without hesitation and would be happy to return another year.

The Atlantic Coast, and beautiful cosmopolitan city of Bordeaux is around 90 minutes away, roads are direct, and generally traffic free. Closer by are lakes, with bathing and swimming facilities.
Flying is easy, Bergerac airport (20 mins away) serves daily flights to and from London Stansted, London Gatwick, East Midlands, Liverpool, Southampton, Leeds Bradford, Exeter, Birmingham, Edinburgh and Bristol airport. Bordeaux airport is approximately one and a half hours by car, and is served by all main UK airports. Driving the most popular route to the house is to drive from any of the channel ports and use the network of roads down to the south west of France.
Eymet itself is steeped in culture and history and only 8Km. Alternatively there are many 12-14th century bastide villages such as Monpazier, Issigeac and Duras found not far away. Bergerac a 20 minute drive including Monbazillac Chateau. Or just 45 minutes drive away you will find the world famous St Emillion known for its many fine wines. Or take a trip to the city of Bordeaux with beautiful architecture, theatre, arts, restaurants, cafes and shopping.
In Eymet you will not only have the ease of supermarkets, boulangeries, butchers, hairdressers beauticians but also a tourist information, post office and several banks and estate agents and a few small art galleries. There are also lots of dining options,from a wonderful pizzeria to an elegant and exquisitely delicious restaurant. Cooking at home becomes a pleasure when each Thursday in Eymet you have the farmers market with the ripest of fruits and freshest of produce. You'll find you've bought far too much as it's all irresistible! Indeed you can find one of these markets locally on every day of the week. Within an hour radius of Petit Rousset, grand chateaux and simple wineries welcome you and offer you samples of their Bergerac sec (white wine), Pecharment (red wine) and of course Monbazillac wine. If you like antiquing or searching for bargains, then the brocantes (antique fairs) and vide greniers (literally empty the attic) held in different villages and towns each weekend throughout the summer, are for you. Within an hour or so drive, you’ll find beautiful medieval hill towns like Beynac and Castelnaud with their fabulous fortress chateaux, medieval bastides created by English and French rivals during the 100 Years Wars, of which nearby Monpazier is the best preserved. Then there are Sarlat and Brantome and their nearby Renaissance pleasure chateaux. There are the caves with prehistoric paintings from Lascaux to Font de Gaume and Rouffignac (where you visit the cave by electric train). From late July through mid-August, there are regular medieval fairs - with actors, dancers and musicians all in period costume. All through August there are night markets (Eymet Tuesdays) where there is a party atmosphere and Moules et Frites are sold by the bucket! Sundays at Soumensac are not to be missed...take some wine and buy your lunch there and eat outside with just the best view.
