Our spacious, detached house boasts contemporary luxury and includes under-floor heating, log burner and an open fire. The ground floor comprises a large kitchen diner, three reception rooms, utility, boot room and wet-room. The first floor includes six bedrooms, two with en-suite, plus two additional bathrooms. All of our bedrooms boast Hypnos beds to go some way towards guaranteeing a good nights sleep. Outside we have a large patio area suitable for barbecues, extensive private grounds, and a wood fired hot-tub. The house can comfortably sleep up to 13 people, making it perfect for a group of friends or family gathering. The house benefits from stunning views across the Pocklington Canal and the Lower Derwent Nature Reserve beyond.
**To make your stay extra memorable we offer a clay pigeon shooting experience for groups. Our fabulous day is only available to Waterside House guests and runs by appointment on Saturdays from February to September and includes shooting tuition at our own shooting ground and an evening including dinner in our shoot lodge. Beautiful house in a lovely setting
We booked to stay at Waterside house for my hen do and could not fault anything. Everything you could have wanted was already in the house waiting for you. James and his father were both very helpful and nothing was to much trouble. I hope that we will be able to find a reason to come and stay again!!!
Very well equipped; beautifully presented. Owner James really helpful and friendly. We all loved using the canoe and kayak on the canal adults and kids and James and his dad David were amazing keeping the wood-fired hot tub heated and clean. Local attractions are good. Visited Beningbrough Hall and Jubilee Park.

The house is just fantastic! It is spacious and well equipped, ideal for the ten of us on my hen do. James (the owner) was friendly and helpful, coming to set the hot tub up for us. Highly recommend a stay here. Rural enough to enjoy the peace and quiet, yet close enough to the city to enjoy the shopping and nightlife. Will definitely visit here again.
What a fantastic family weekend we have just spent at this amazing house in such a beautiful setting. It exceeded all our expectations and was just perfect.
James and his family were very friendly throughout and nothing was too much trouble.

A really great house! This was more like a home with fabulous touches e.g. swipe lighting under the mirrors. The two wings of bedrooms were perfect for our three generations of family, no children disturbed the others during the night!

What can we say , the moment we went through the door and went exploring ,the house kept giving and giving,everything was so beautiful and comfortable ,spotlessly clean and inviting .thank you so much James,and family .we have stayed in many holiday let's,but this beats all without exception,all enjoyed of course,the hot tub,the boating on the canal,we also enjoyed all the space around the house,as well as inside,there was never a time when we got in each other's way ,plenty of room for all outdoor activities as well as indoor games,without exception,a big thank you also for the lovely basket of goodies,also the wonderful surprise of phils very acceptable birthday present and card,rest assured we will pass on your details to all our many friends,five stars and more.
