Sunnyside Barn is a detached 3 bedroom 2 ensuites newly converted Barn situated in the grounds of The Old Stables. It has a wealth of beams providing a lot of charm and character. The Barn has been finished to a high standard and so has all the modern day comforts. There is underfloor heating to the downstairs and radiators upstairs, it is a very warm barn. The open plan sitting and dining areas are great for holidays and all being together. There is parking for 2 cars , a garden and patio area with table and chairs. Uninterrupted views of the countryside from the back garden. Whether you enjoy peaceful country walks, having fun on the beach, visiting local towns or just sitting reading a book and admiring the view Sunnyside barn is the perfect location for your holiday. Berghapton is a charming village renowned for its Sculpture trail. We look forward to welcoming you.

About Caroline

I am Caroline, married to Kevin, we have a son at University and a daughter at school.

I am a Nurse working part time and Kevin is a builder.

Caroline purchased this barn in 1997

Why Caroline chose Norfolk & The Broads

In 1997 we bought The Old Stables and converted them into living accommodation , Kevin did all the work and we have since added extensions to our property.

In 2010 Kevin commenced work on the barn within our grounds to convert the barn into a holiday let .

Sunnyside Barn is now complete , it has been converted to a high standard .

The village of Berghapton is delightful, with many lovely walks and beautiful countryside.

Beautiful property in peaceful location.

We stayed in this lovely property for a weekend with our two grown-up sons and my mother in order to attend a family wedding a few miles away at Hales Hall which was so much more relaxing than staying in a hotel! It is beautifully appointed and extremely well equipped with everything you might need. Everywhere was spotlessly clean and beds were comfy. We were welcomed when we arrived and there was delicious home-made cake which we all thoroughly enjoyed. I had organised a food shop for our arrival which Caroline had kindly agreed to accept should we have been delayed - as it happened we arrived in time. There is a taxi driver very locally who we booked in advance for our return from the wedding which meant no-one had to drive.

We would thoroughly recommend staying at Sunnyside Barn and just wish we could have stayed longer! Thankyou Caroline and Kevin.

Lovely holiday home

We stayed for a week @ Sunnyside Barn & would like to say how nice the barn is. The barn itself was lovely decorated with luxury bedding etc & very clean just like a show home perfect !! The surrounding area was lovely & quiet. Ideal to just have a week away relaxing. Would recommend others to stay here & will hopefully return myself with my family in the future. Thank u Caroline & Kevin

Wonderful !!

This is one of the best places we have stayed. The lovely quiet location means you enjoy the secluded location, but not far away from a quick road to nearby Beccles with its boats and canal and large supermarkets. The road also takes you into Norwich within 15 mins or to a super park and ride which we used a few times. The old fashioned tea rooms of the Tally Ho ! Café between Bungay and Beccles was really worth a visit and the seaside resort of Southwold in Suffolk was so pretty. The Barn has been decorated to a very high standard with 5 star quality bedding and towels etc. The kitchen is superbly stocked and the space is fantastic. Everyone here can have their own space. The owners are really welcoming and nothing is any trouble. We had milk, bread and eggs waiting for us and a huge home made cake which was delicious !! The attention to detail is astonishing right down to the personalized postcards for the visitors use. We have already painted some of our house in the quality Farrow & Ball colours which will be a fond memory of this wonderful holiday in Sunnyside Barn. Thank you and well done to the owners for a fabulous achievement.

Lovely New Year retreat break

We thoroughly enjoyed our week's New Year break at Sunnyside Barn in Norfolk. We booked it to spend some quality time with our grown-up daughters and their partners - and one of them actually got engaged on New Year's Eve, which was fabulous!

It's a newly completely renovated character property and has been finished to a fantastic standard, everything is top notch and high quality. Neutral colours have been used throughout. The bedding and towels etc are of the same standard as a 5* hotel. It was spotlessly clean and everything we wanted was to hand. The kitchen is fitted out to a great standard with all appliances and cooking accessories, and it's clear careful thought has been put into what would be required to use the kitchen, to its full potential. We loved the property and it was perfect for our family get-together. The underfloor heating was very cosy and warm and we did have chilly days/nights but it was great.

The owners, Caroline and Kevin couldn't have been more helpful and friendly. They were at hand on site, but not intrusive at all and were available to offer assistance when required. We had no water for 24 hours due to a local burst water pipe, but Kevin ensured we were ok and brought us water to use. They received our online Tesco delivery and put it all away before our arrival, and Caroline had even baked us a cake (you can state you preference during the booking process with her), left a home-baked loaf of bread, some fresh eggs and a pint of milk in her welcome pack - wonderful!

We had cars with us so the remote location wasn't a problem and there are plenty of walks to enjoy. It's not far from Norwich and the coast is within easy driving distance. It wasn't within walking distance of any shops/pubs and this was the only negative for us as our party wanted to visit a pub but it meant somebody had to drive, but this happens in our regular lives too!

All in all it's a lovely venue. Well done Caroline and Kevin.

A fabulous holiday cottage!

We were privileged to be the first guests at Sunnyside Barn, and were made to feel very welcome. The property is finished to a very high standard and every need has been thought of. The beds were very comfortable, the kitchen well equipped and the bathrooms fabulous! A thoughtful collection of games, books and DVDs added to our experience and were plenty to keep our three daughters amused (aged 8, 6 and 1). Sunnyside barn is in a very peaceful and secluded setting, but plenty of tourist attractions are close by - Bewilderwood, Pleasurewood Hills, Africa Alive, Gt Yarmouth Pleasure Beach all highly recommended, and of course, the beautiful Norfolk / Suffolk coast. I would definitely recommend this property to others. Thank you to Caroline and Kevin for a wonderful place to stay (and the welcome pack of wine, homemade bread and cake - yummy)!

To secure a booking we require a deposit of one third of the total rental price, this is payable at the time of booking. The balance is payable one month before arrival.
A security deposit of £200 will be required ,this will be refunded within 1 week of your departure.
All cancellations by the client must be in writing. For holidays cancelled by the client , the client will be liable for the total cost. If we are able to re-let the accommodation, all monies except the deposit will be refunded

Changeover Day:
The barn is booked from Friday to Friday.
Short breaks are Friday - Monday or Monday - Friday.
On the day of your arrival the barn is available from 4pm.
On the day of your departure the barn is vacated by 10am.

Table and chairs, BBQ in the summer. Utility Room: The utility room has a couple of cream fitted units and worktop. In here is the washing machine combined dryer, iron, ironing board, microwave, clothes airer and clothes pegs. Cleaning / Towels / Linen / Maid service: All Bed linen and towels are included. The property is cleaned between each rental, however if staying for a longer period the property will be cleaned each week. Towels and linen will be changed between rentals. Other: There are 2 staircases within the Barn, one staircase leads to the twin room . The other staircase leads to the king and double room.
